Yes, It is correct they don't have to pay stamp duty on an uninhabitable derelict property. But it is incorrect for them to think that just because they live in a property for a short while they will avoid CGT. The Taxman could well want to know if it qualifies as a taxable business and what was their original intention of buying each of their properties and the ones they call home and have not paid CGT on. They will need to prove they were intentional homes and not transferred from business investments just to save on CGT by living in them for a short time. If they are getting investors onboard to fully fund the purchase and renovation they are on weak ground to argue that it is purely a home. HMRC are not daft, they are making money, and their investors are making money, HMRC are not? It won't last, keep doing it repeatedly and HMRC will rightly see it as a tax dodge when it looks more like the property development business they run. Non-payment of CGT by owners of a property development company will attract the attention of HMRC and this video may help them make up their minds.? Glad they are making good money in their (personal) developments and business trading but I feel the CGT avoidance idea is skating on very thin ice.

Still people pay tens of thousands of pounds to go to university that promises them financial freedom by getting a good job yet, lots of graduates are still jobless and poorer with accumulated debt. @PM, first remove the log in your own eye before you remove the speck in another person. Can someone explain how they aren't paying ANY TAX??? As far as I can tell they are saying; Bought a house at auction using investors money and/or bridging loan. Ok fine Redeveloped and spruced up the run down house and now it's worth more. Ok fine Refinanced the property to pull out capital. I know you don't pay tax because it's basically debt. Ok fine If you pay yourself with that debt then I'd assume you'd need to pay tax or if you took it out as dividends then you'd still pay tax but less. Now it gets a bit fuzzy. That aside now they plan to sell the house, well if you sell then the mortgage gets paid off using that money. Ok fine Wait! But we took out the original money from when we refinanced and that now is taxable. So if that money stayed in the company then you pay tax, if it's transfer to you as pay or dividends then you pay tax. So I'm not seeing how or where you can get away without paying ANY TAX. Any thoughts ?

So the overall profit made £115.000 they are only getting an agreed % of that profit as the investor owns the house. As the couple are the middle men doing the work . Correct

I’ve been watching property investment a lot lately and more so Samual Leeds, he’s so inspirational gutted I can’t make it to Birmingham this year so trying to watch as much KZbin to learn as much as I can to try to take the next step into property investment on my own then hopefully link up next year to get some education to better myself 👌🏼

Can a landlord out smart the rent to rent deals, for example i just paid £5000 ( for example) for the refurbing the house so we can start to rent out the property and have the cash flow. But what if I did all that hard work and he says he doesn’t wanna deal with us for some other reason. I put all that work in and put all that money in for nothing. Making no profit . He say he wants us out of this house. I just redecorated the for nothing. I recon that can happen. I don’t think you can do anything about it.
