A cheaper alternative to replacing cement features is "slab lifting" where cement is pumped under a slab to raise it to surrounding heights, then cracks are sealed, holes filled. We used it once to lift a slab in front of a garage about 2", also lifted a porch with a center droop, lift a sinking step.

Thumbs up on the inclusion of the floor plan. Don’t know why so many tours of a house don’t include it. Makes it so much better to understand the layout. Next time having it as a higher resolution screen graphic would be even better along with a spreadsheet on IRR, etc summarizing important numbers.

@@cwr8618 true, it would vary, but the thing about it is that it would give people an idea. this way when they are going around doing their research (which hopefully people are doing) they would know what to look for, how to cut/increase costs on what they are looking for and find out if they are getting ripped off or a great deal.

A working person would understand the purpose of that bathroom in the garage. You can pull up in the garage, rip your work clothes off, throw them in the laundry and then jump in the shower. This would also be useful to those health care workers than want to decontaminate before going into their house with their family & also handy for anyone that works around the property. You can take a pee without having to track up the house. Not to mention some people turn their garage into ADUs. Some will deff pay more for this set up, its a premium garage or it was. Usually ppl cheap out a bit on that garage bathroom since its a working bath its expected.

Very true. a garage bath in my mind is a huge plus. but at the same time, it can mess up everything. all those reasons listed above are great reasons for having one, not to mention the occasional getting home and gotta rush to the bathroom, but you gotta go all the way across the house. having a toilet right there is perfect. i can understand why they took it out, but even if they left just a sink, a toilet, and just enough standing room to where it wasnt super tight and small seems like it would have been a good idea.

My Dad built a stand-alone metal garage with a double-car open bay and a small, enclosed area and installed a small toilet room in the back corner which we used when working outside, instead of trekking all through the house whenever we need to use the bathroom, and next to it installed a deep utility sink that came in very handy. It's a great idea to have something like that outside if you have the room.

SOLID Video! Good primer on bathroom sizing, design, and covering the numbers. I would like to see more on how you eliminated the window in the bathroom? Also please do more design guideline videos for baths, kitchens, bedrooms ect I think it would be helpful for us with limited remodel experience.

As a potential buyer, I'd rather have a jacked-up fence than a jacked-up driveway/walkway. I have no experience selling/flipping houses so it's interesting that you felt the fence played a bigger role than the actual "curb" for appeal.

Because racks come with suction holders. The cost to add it in wouldn't be worth the value after because it's probably not worth anymore with the built ins

So I've been puzzling over this for WAY longer than necessary. If I understand it correctly, the cash-on-cash thing is supposed to be your net profit divided by your entire cash outlay. It definitely doesn't work the way he described it; if you do (net profit)/(purchase+reno), you get like 16.5%. If you include their misc carrying costs, it's more like 14%. The only way I can make it sort of work is this. They didn't pay $269k IN CASH; they FINANCED $250k, which means they only put in like 20% down in cash, or $50k, then they ADDED $20k of their own to fill out that $269k budget-but that's only $70k cash. You can extrapolate that their taxes/closing/carrying costs were ~$42k, minus that 2.1% finance charge that they don't want to count, which comes out to about $2187.50 ($437.50/month for 5 months), so $40,177.50 total. $70k+$80k+$40k=$190k cash invested. So from what he gave, it would be $43,635k/$190,177.50k = 0.2315 = 23.15% I think these numbers involved a lot of rounding in the purchase price and the reno budget , so we can't actually get the real nitty gritty. I'm sure if we could get more precise, it could come out to the percent he gave. You REALLY have to read between the lines to actually get it from this though.

This is really interesting, to be able to see what you guys did is great. I guess from my perspective as a potential buyer, I would be a little concerned if I saw a really old cracked sidewalk in front of what looks like a nice house. I would be concerned that there were some shortcuts going on inside the house that I couldn't see. I suppose if you're in the hot market like you are, people tend to overlook things because they really really want to buy something .

Did you guys test the Sheetrock for asbestos and have an abatement company remove it if it was positive? I have a 1971 rambler in this area and all of my drywall contained asbestos. It was very popular before the mid 70s to use in homes. If not, that entire home could be exposed to asbestos.

I don't understand the phenomenon of walk-in showers. I like having the option of a bath, I like having somewhere to put my stuff, I like not having the water splash all over the floor. That feels like a "luxe" trend that's going to feel dated eventually, just like a giant jetted tub.

It’s definitely worth what was paid based on comps. There hasn’t been a house for sale at sub 300 in this area for a longgg time with 3 beds 2 bath with similar SQ footage.
