Can point #2 be a filter to capture easy-going (or less sophisticated) buyers? Buyers really need to hold their ground and be sure of what they want. It's like, the item I want to buy has no stock on purpose, and being pushed another item. Buyer should just walk away or scrutinized the new listings they are being pushed to. Overall the buyer quality also determine the quality of agent they get.

Aaron, can i ask what is the need for a buyer having a buyer agent when the buyer can do his own research and find out all the info that is relevant as all the last transactions of a unit are already transparent on property guru? What is the advantage for a buyer to have a buyer agent when the buyer can negotiate directly with the seller agent?

buyer agent is not incentivised to work in interest of buyer since his commission is paid by seller agent

A experience buyer agent will be able to advise you if the term and condition is reasonable or sketchy. Able to identify the right pricing Able to identify fake ads Able to identify the real closing price and if the seller is serious enough to close at market price Able to negotiate better - this is a fact but buyer will never agree. Negotiation requires skill and zero emotion. Agents will work better with agent because of common ground. Which enable to a easy and another negotiation and closing Buy of course the above is if you have engage a good experience agent and not one that is nice. And also you choose your agent and not your agent 'choose' you. Many buyer end up with a agent because they call some fake ads and all this agent start to approach you.

Got 1 agent from JNA. Always refresh ad even though sold. When contact her she will say sold and offer to bring me to view other units. How I know? She pulled the same trick on my wife when I asked my wife to test her. Of course we never contact her for her other ads after that.

All true points as i encountered them while buying my properly. Bad practice, but just as common in any industry. Just be a smart buyer - know when to say no, or know how to protect yourself. Check if the listing has been up many times. You can smell the tactic agents use from their reply on whatsapp.
