Hi Jerry! I've been watching your videos for a few months now and I've officially took it upon myself to begin my Real Estate Investing journey. I was wondering if you could help me with a couple questions. Based off the information I've gathered from learning about your DOUBLE DIP STRATEGY, I feel that it is in my best interest to negotiate a contingency into the Purchase & Sale Agreement where the seller agrees to use (Buyers Title of Choice) however I'm in a position where I'm still actively looking for a great title company to work with for future deals. The questions I have are : What if the seller doesn't agree to use buyers title of choice? … Also, does it matter which title company I use considering the properties are going to be listed with an agent already, & are agents going to have a problem with this? The reason I ask is because I’m not 100% sure if there are any rules I’m still unaware of that I need to understand and follow when working with agents and bringing deals to closing properly. Flipping Mastery TV hey Jerry I’m wondering if you can cover this topic your videos have given me a lot of insight and I’m a bit confused on the dual agency topic say I find a off market property and I pitch a wholesale deal to a realtor who gets an investor to buy the house they would then be representing me as a sellers agent and the investors as a buyers agent and so at day of closing would I as a wholesaler have to pay the 6% commission for the realtor since technically I’m the seller or would the owner that I have the purchase and sale agreement with have to pay sorry to anyone if this is a dumb question but this seems to be my only miss understanding for dual agency as a wholesaler since I’m fairly new to the concept of wholesaling

@@kevinorozco1319 It depends. If you strike the deal with the seller about them paying the 6% then they would pay and if you don't say anything and say you'll pay cash then you might end up paying the fees and lose your margin.

I like how you are always helping, but I have to add or make a comment on this one. This is something you, Jerry have taught many times before but I think you forgot to elaborate on this one, specifically for us buying in non-disclosure states. Someone may have brought this up, if not, here we go. None of these 3 methods will work in a non-disclosure state. However, as you did allude to at 13:51, all we need is the price/sq ft multiplied by the square footage of the sold property and we now have the sold price. So, using Zillow and/or Redfin, you still have all the information you need to figure out the sold price for properties in a non-disclosure state. Because, as we can see, they still tell us the price/sq ft. We are golden, even in a non-disclosure state.

Trouble with the "free comps" software. Someone in the chat please check my math. I like the software and see alot of value in it but it is displaying an incorrect Avg. Price Per Square Foot for my selected comps. I have put in four custom comps using the Zillow link. Selecting each comp by itself, the correct price per square foot is displayed but when they are all selected together, the average price per square foot displayed is incorrect. Example of property (comps) price per square foot: - 39 - 39 - 54 - 155 The average price per square foot should be 71, but it displays 60 instead. Please help! Any suggestions?
