334 Oxford Street London Construction, former Debenhams store

Video of the construction works at 334 Oxford Street, apparently 60% of the concrete substructure and about 52% of the steel superstructure is being retained but it looks so much like a new building construction to me.
This building has been partially let to BDO to replace their Baker Street office.
