I agree with j-joy! I've seen a lot of growth and improvement in both creative expression and in the functionality of your designs since I started watching. Love that you include storage by the front door. The triple colour combo of the exterior being repeated inside (like on the kitchen island) was a really lovely touch! I would love to live in a house like this, even if it is too big for just me haha.

The living room bumps into the chairs at the counter bar. There is no walkway space between them. When you look at the doorway into the 2 bedrooms you see that the living room is part of the walkway. The living room needs to have 3 feet added to the front 😉

I adore the comfortable and sensible designs for modern living by Jasper Tran! I'm so fed up with all these houses with wasted space that chew up potential garden space! Also being more compact they are more energy saving! I would like to see more homes with disability entrances and handrails! Also stairs to basements. Love his work! No wasted space like huge homes. Love the storage and pocket doors. Inviting porches. My mother's little house was 22 by 34feet and no where as well designed - it was about 150 years old so🤔😄. A small house is like a cosy hug! I would like to see a few with a design addition. Many people are getting older and have mobility issues needing walkers, wheel chairs, scooters, canes, etc.. I'd love to see a few small, accessible homes with ramps and, only if an upstairs, stair lifts! Wonderful work Mr Tran!😍👍

@@jaspertran8016 where I live, 150 year old houses are far from uncommon, and in the City of Toronto there is the highest number of Victorian buildings in a single city in the world. On the street I grew up on the newest house is now a century old. There were 10 built in the 1880s and 1890s.

WOW! What is NOT to love in this home?!? The spacious living area, separate laundry with pantry, the separation of the 2 kids rooms from the Master suite, the fabulous Master bath... it's a gorgeous, extremely liveable home! Well done!

Congratulations on the three bedroom design. You can make modest sized houses that are cozy, rustic and sophisticated all at the same time - that is rare! I love the look of the outside and of every room. Usually I prefer a table to an island if you only have room for one or tbe other, but that is a very pretty island. I'm so happy to see a back patio! Yay! So many great details - too many to list. Love the bookshelves and fireplace. I noticed the louvered door on the mud room - great airfliw for a damp area and cute too. Suggestion: right now the door to the primary bedroom opens straight to the very most public area of the house, the living room, and the door opens to the foot of the bed. (KZbinr Dear Modern would say it is bad feng shui. I don't know about that, but it seems unsettling for napping and sleeping in late.) A possible solution: Make the mud room.about 5 feet/1.5 meters shorter at the back. Make that space part of the primary suite bathroom - put the tub back there and move the other fixtures toward it. Where the double sinks are now - cut that area off of the bath and add it to the bedroom. Move the door going into the bedroom down to where the double sinks are now. (Put a new door into the bathroom whereever it fits well.) Now, the bedroom has own little vestibule/entry nook. The bedroom door is further from the living area and the door does not open directly onto the bed from the public area. You would lose some storage in the mudroom but I think it would be worth it to have a more peaceful bedroom.

Well Jasper, nice house. But I don’t like the three colors on the front of the house. The brown part looks like an after thought. Just do wood all around like the back! That looks great. The hearth sticks to far out into the walking area. Make it smaller or remove it. The laundry is beautiful! The island in the kitchen has that white thing, you can’t use big plates in front of it. The first bedroom feels off center. Move the bed over to the right to balance the room. The other 2 bedrooms are great!,

Your ideas are really amazing but I understand that your software to do these projects is limited: always the same fireplace, the same cupboards, the same books... If you can, try to get a better software and present your projects. Money make money. That sentence means that you are a great designer but without good toools to work so, people could think you don't have enogh money and they won't call you for a work. I try to help. you. WOW❣️❣️❣️❣️❣️ This is 99.8% perfection! Seriously…… I even love the interior design you applied to this plan! My only two tick boxes left unchecked on my mighty long wish list are pantry and garage with storage. The garage is easy in my mind; looking at the floor plan it would make sense to me to have it at the back of the house, entering from the right side. I would then have the man door come out near the kitchen door, and have both of those doors covered for an easier time bring home groceries, etc. The pantry, however, is an entirely different matter. Hubby and I were born in the last year of the baby boomers, and so have become accustomed to being able to shop groceries at sale prices when we can or put up veggies from the garden. so a deep freeze is not an option. We have a lovely stand-up one that we current,y have and will never go back to a chest freezer again! We also cook our meals from scratch, so having pantry staples is a way of life for us, and more kitchen storage is needed. I have always fancied a “hidden” pantry that is concealed with regular cupboard pantry doors, but doesn’t hint that it is more than a cabinet attached to the wall. Speaking of storage, a dedicated space in the heated garage for storage is a must! Whether it is a bonus room above the parking space or additional main level space, we need storage for seasonal decor, clothing (i.e., parkas, etc. in the summer), and so on. Your designs are so gorgeous and liveable, Mr. Tran, and I hope to continue seeing your brilliant designs for a long time to come!

Two things that I absolutely hate in this house. First, there is no entrance hall. Walking directly through the front door into the living room, which means directly onto the wood or laminate flooring, is just nuts. The floor, no matter the material used, is going to wear out very quickly, necessitating replacement of the whole floor. The second big hate is that there are fewer seats at what passes for a dining table than there are places for people to sleep. A 3 bedroom house needs a table that can comfortably seat 6. Even if there are not 6 people living there people do sometimes have guests to dinner. The third bedroom comes at the cost of a livable family space.

One way to deal with the entrance issue is to put a large hard wearing runner rug there and somewhere to place shoes as well.

@@jenny2tone242 Somewhere to hang outer wear, be it rain gear or cold weather coats, is needed. Somewhere to sit to remove footwear and put them back on is also necessary. On top of that, a vestibule that serves as an airlock is a matter of both comfort and energy efficiency.
