I'm sorry, I still don't get the point of spending millions of dollars to "buy" a property, but then you still pay thousands a month in HOA fees and then thousands more in taxes.

People always complain about HOAs but they don’t understand what they cover and what you would be paying for in a regular house. It covers building insurance, which is expensive, water, and pool and the gym, security. So what is going to cost you to run a pool all year, what is your water and garbage bill going to be ? Yeah this one is high but it’s the dame penthouse with huge square footage. Most of the other units are in the 1K to 2K range, which is not all that unreadable.

This one’s a very tough cell. I saw this get shown by somebody else. It was sold for like 3 million a couple years ago. Apparently they’re trying to make double at least two I have a friend who lives up here the only negative thing about this place the homeowners association is super high like over four grand a month, everything‘s high taxes are high homeowners insurance is high. It will take a very unique individual to buy something like this somebody’s looking for something like this. Exactly they say when a market is on its way down the first things to stop selling the high-rises, I think this one I hate to say itis gonna be sitting for a while it’s beautiful unfortunately you’re talking over $900 a square foot. There have been decades of litigation with that building none of the brokers will ever bring up, you have to dig into all the litigation to understand what is going on. It goes back to the original construction it has been going on forever. Just Google it it not hard to find.
