Generally HOA pricing depends on square footage. Since this unit is larger, the HOA is $2311/month and the sellers are offering to pay the 1st year of HOA dues for the buyer

If you can afford 1.6 mill for a penthouse, the HOA shouldn't be a big deal, just saying. If you buy an expensive sports car, do you care about the price of gas??? SMH in Australia.

@@davidgolf3245 1.6M really isn't that much for real estate today. However, it's not uncommon for some HOA to run 10% or more annually of the unit's asking price. In this case it would be $160K a year, or roughly $13.5K a month. For a unit at this price, that HOA fee would be a serious consideration to purchase.

@@aquicktake WAT?! 10% annually? Where dat? You can see in prices, sometimes, that the HOA fee does make a difference in the selling price. If you go into Las Vegas' One Queensridge the HOA fee is a flat $3200ish/mo. So the $15M 15,000sqft units are $3200/mo. The 2000 sqft $1M units are $3200/mo. That part doesn't bother me so much, but now imagine a special assessment comes down... "oops--gotta do $40M of work on the two towers...split 200 ways evenly, that's $200K each". no big deal for the $15M unit. Boy howdy that's a problem for the guy who paid $900K. (I don't know that they've ever had a special assessment or that this is how they'd split it, but if the HOA fee is split evenly regardless of square footage or unit selling price or whatever, why wouldn't the specials be split evenly?) I have to believe this works to push the prices of the smaller units down.

It is something to consider 2300$ a month I rent in a lot of different places even in Vegas u can get something for 2300 a month…but on the other hand The fee pays for all the amenities…fellas at the end of day you gotta pay to play it’s Vegas baby
