What is a good % conversion rate from the lead magnet in general? You seem to mention 3-5% is pretty good? Another clarification: if I'm a real estate agent, then a lead magnet might be, say, "how to manage tenants", or "what are the conveyancing differences between states"?? Is that right?

It really varies across industry/audience. In general, a 30% opt-in rate is considered quite good
