Every property developer needs to KNOW how to find profitable property development sites. If you're a beginner property developer or young property developer, it's common to ask, "how to be a property developer?" The real property development question is, to become a pro property developer is, "how to find profitable property development sites?"

There are four ways to find property development sites which beginners need to consider. If you want to become a property developer, this main way to find sites is through a top-down approach. Advertised properties are filtered based on the land size, zoning, council and other property development requirements. A bottom-up approach to is where you uses the criteria above to identify pockets and directly target property owners. The price approach is where you ignore planning parameters to get you an edge, and you assume that buying almost any land cheap enough will result in a profitable property development. Finally, a land bank is where a development site is held for rezoning or until it is economic to develop the property (this is an area where property developers in Melbourne or Sydney have seen massive increases in their site's profitability.)
To make the video a great resource for property development for beginners - I will go to a range of development sites and share my first impressions. For anyone looking at how to be a property developer, this will show you what I do on a day-to-day basis to identify the best possible development sites.

I enjoy watching your videos although I have no plan to go into property. But I am curious. When you were in Bayswater, you mentioned about geotech report in due diligence. Does due diligence happen after you sign to buy or before you make an offer? I would appreciate your explanation. Thanks

These markets move due to the affordability, but are quite cyclical with the market (meaning they come back too).
