@@coolmoodee Awesome! It stays plenty warm most of the year in the Boerne & the greater San Antonio area in general. Snow is extraordinarily rare, as in most years we don't have any what so ever. There's been a couple of recent years where we've seen a day or two of it, but for the most part you'll steer clear of snow around here.

Can I ride ATV's out there or is there a city ordnance against that? And shooting firearms?

Acreage isn't large enough to discharge a firearm. ATVs are allowed on the land, having one would help with getting around. All that said, we have a pending sale on this one. Let me know if you're interested in something in the Boerne area, I'd be happy to see what else is out there for you.
