I agree on the whole working when you are supposed to be relaxing! Since owning our property we have built a shed, cut down dead trees and made more firewood than we can use in 5 years, created a pad for the RV, setup solar on the shed, built a nice fire ring and the list goes on and on. I do actually enjoy the labor up at the property so maybe 'work' isn't the right term. You do have to give yourself time to sit back and enjoy a beer by the fire.

Lol, glad to hear I'm not the only one that enjoys doing labor on their property! I always think of it as we are making it our own and improving the look of the property. Sounds like you guys have definitely been busy and I like the work you have done so far!

Hey Brian ....yea I agree on the con of a HOA , if at all possible don't have one ! We have one hear and they are pretty shady individuals .....they stole $1300.00 from us making us pay past owners old HOA dues ..... and right before I bought the property they said that they would not do that and would go after the previous owners . and other than that they don't do any thing out here but grade the road once a year ... And we pay $180.00 per year for the HOA . Get it in writing thats where I blew it , I trusted them was my down fall ....
@ColoradoCamperman
@ColoradoCamperman 4 жыл бұрын
Ugh, sorry to hear that! We have had some bad experiences with HOA's and so we were specifically looking for land without one. The county may be making up for the HOA though, lol. There seems to be a lot of red tape on building the more I look into things :(

Yeah, it’s a ton of work, but it’s YOURS! We recently purchased land also (with cabin) and the jobs are non stop but when I get a little discouraged I just look around at the environment I’m working in and suddenly it comes to me why I’m there in the first place. We’ve been doing the cactus dance also, and goatheads, and tumbleweeds, etc. now just to figure out what to do with em, lol. Guess I’ll just bury em deep cause we damn sure can’t burn anything! Oh, and that’s another con of owning land in the west, FIRE!!!
@ColoradoCamperman
@ColoradoCamperman 3 жыл бұрын
You bring up some great points! I agree with you 100%! Glad to hear we're not the only ones fighting stupid cactus, lol! I was able to have a fire finally when I got stuck in a huge snowstorm on our land. I burned the cactus pile we had put together, well, sort of. Even though they had sat for a long time they were still pretty wet and hard to burn. Digging a deep hole would probably be your best bet. Thanks for watching and enjoy your land/cabin!

One big concern I have with this sort of property is liability if someone was injured on the property. Maybe your business insurance covers all of your properties. Love your videos on your new property.

@@pre1980cars posted signs up in the north east won't matter. If someone gets hurt on your property unfortunately they can try to sue you. The reason I know this is because we are in the process of closing on land and I have been looking into that very thing. Sad thing is today alot of people are looking for a free ride.

Nice video. It's like dreaming of being an astronaut entire life , but , turned off when they see how they have to recycle lot of stuff during their journey to their destination. I was looking for owning some land , but I am not really motivated anymore. I rather spend my time on tennis courts I guess. But , it's more gratifying at the end, especially, if one has bunch of kids and leave something to them in legacy. Thank you and I subscribed.

You're living my dream! Is it true that the Colorado law is that your to camp on your land for only 2 weeks every three months?
@ColoradoCamperman
@ColoradoCamperman 2 жыл бұрын
Thank you! We've enjoyed our property so far. To my knowledge it depends on the county. Most counties allow camping on your property but it is limited to a number of days. Check the regulations of the county that you're looking at buying in. Thanks for watching!

Live in New Mexico have land up in Cuba New Mexico and people that shoot elk hunters the elk run into my land and they cut the fence to get the elk out. It's one thing I don't like is keep repairing my fence. Why do people think they can actually go hunting with smaller and smaller calibers. Not smart enough 🥴 Just got my well dug starting to really like my land.

There are so many of these companies that finance land on the internet and you must do your research before buying. So much the seller just do not tell you as their only goal is to sell it fast. A lot of times the seller buys the land on a purchase agreement from someone wanting to sell property and they make the close date far in the future hoping it can be flipped quickly,original owner paid off and profit in the pocket. Really think about the financing terms and agreements and do the math. If a property is selling for 5,000.00 it was most likely bought for a lot less. A good example is: property bought for 1,000.00,up the price to 5,000.00,owner finance it at 500.00 down add a usually high interest rate and make it 60 equal payments to pay it off of 150.00 per month. Add that up. You would be paying 9,500.00 for the property if financed to term. That is an 8,500.00 profit. Check the local real estate market for value and prices of similar type of land.,local restrictions,taxes,leins of all types,land fees,easements and deed. It is certainly an easy way to own land but can be very costly over time. There are some very good owner financing land companies with nice land and terms. Always do your research before you buy. to avoid disappointments that may be very costly.

At night it got down to 5 degrees F and daytime temps were 15-20. Normally it is warmer than that in the winter. Thanks for watching!
