Phil this is golden wisdom. Thanks for sharing. I had this problem, I hired an attorney who acted like my boss. He was a very experienced guy and very bossy. He kept on asking unreasonable money at random point. More I was invested in money and time the more I became a slave of him. Finally it's all over and I am scared to get into litigation for the rest of my life.

I also have been in the business since 1989. All of the professions you will need to hire as a successful Real Estate Investor is only as good as the information you provide them as well as you demanding nothing less than excellent and accepting no excuses for poor performance.

Any solution for House backing Freeway Noise ? Don’t have any Soundwall build by Highway Department yet

There is some new technology coming out in the next few years that sends out sound in a noise canceling frequency that would work. But until that technology is available to investors like you and me, you're stuck with either installing your own soundwall or to plant a ton of fast growing shrubs and trees to deaden the sound.

I have a friend who bought a dairy and the neighbors didn't like the smell. The city council tried to shut him down so he got on the internet and found cases similar to his and reached out to the attorneys that handled it. In the end the city paid him $1M to stop operations. He also got to keep the land, the home, and all the equipment and livestock worth over $450k. Changed his life. Moral of the story, do as Phil says when dealing with the government, and get an attorney.

I need to have my grandfather's land surveyed as original documents say there is 24 acres..but when I called the PVA in that county about the property..they told me it was 23 1/2 acres..which is in Appalachia..lol..so either a neighbor went for the homesteading law by putting something on the property.. without permission..or their Document is flawed..what is a good price for surveying a property??,

Call 3 surveyors and you’ll find out what it is going to cost to survey 24 acres. It can vary drastically depending on how wooded and how rugged the terrain is.

In Ga, all I have to do is ask the tenant to move. If they don't move, I can get an eviction for $76. I have a tenant that I caught with a big dog in the home. I immediately went up on the rent by $100 a month. I get emotional but control it better after all these years. I struggle with yearly rent increases and enforcing late fees. I feel like "the bad guy".

What’s the shortest period of time from when the eviction filing is initiated to the set out? I am not aware of that being any less than 2 months anywhere in America

@@freedom_mentor The tenant has 10 days to answer. If they answer faster, it goes on the next court date. Court is once a week. After court, the tenant gets 10 days to move out. Once the judge gave a tenant 24 hours to be out. Normally about 25 days.

@@freedom_mentor I don't do yearly leases. I rent month to month. Without a yearly lease date the court considers it weekly rental even though they pay monthly. It lets me get a quick eviction because I can ask them to move anytime. I always have a legitimate reason and the judge has always ruled in my favor.

If the lease has a waiver of quit notice covenant, and the LT is filed on the 2nd day of month since rent was due on the first, the LT hearing is held 7 to 15 days from filing date, From date of hearing, the tenant has 10 days to appeal the judgement for a possession and 30 days to appeal the money judgement.On the 11th day after the hearing, the landlord can file a request for order of possession - if the tenant has not appealed. The lockout occurs about 7 to 10 days after the request for order of possession is signed by the landlord. This is the best case scenario and is 35 days ballpark.The landlords in Pa had quite a success in the early 90's in that the Pa landlord tenant act was modified to speed up evictions.A good lease can make the difference of night and day. Your teaching is first class and thank u for your work.

I disagree with your "how fast you were going" example. If you are polite and not a dick they are going to let you go 90% of the time, or at least not give you as heavy of a ticket. Great video though, as always.
