Most people either do not understand the power of compound interest, or are just impatient. For the average Joe, however. I think it is just best to invest in the S&P 500, and just wait, which is reliable, albeit extremely long-lots of years. Or just use a professional analyst and speed up wealth creation. Most people underestimate the power of the latter

I agree with you. I started out with investing on my own, but I lost a lot of money. I was able to pull out about $200k after the 2020 crash I invested the money using an analyst, and in seven months, I raked in almost $673,000

It's crazy that this is happening in Switzerland! I live in California, and it has been similar to your scenarios here. Your opinion at the end is so true! People are going to be wanting property in the country-side it is very happing here!

The whole world is affected by this. Very sad. But every bad has something good - so maybe the society comes back to appreciate more what nature gives us, like living in the countryside, helping each another - instead of consuming unnecessary things and competing all the time.

Thank you very much! Very informative video! When / if possible, could you comment something about taxes involved when buying and owning a property in Switzerland? I tried to find information on the Swiss government websites, but I didn't find anything meaningful to me at the moment. Congratulations! Keep up the good work! (One more subscriber 👍)

Anyone who buys a house or flat must pay the transfer of ownership tax or at least a transfer of ownership or land register fee in all cantons. This tax or fee is levied when a property changes hands. The amount of the tax is around 1 to 3 per cent of the purchase price. When you conclude a purchase contract for a flat, a plot of land or a house, you have to pay land transfer tax to the responsible tax office. The amount of this tax is determined by the respective federal state. It can be between 3.5 and 6.5 percent of the purchase price. Owners of residential property must pay federal and cantonal taxes on the imputed rental value as fictitious income. The imputed rental value may not be less than 60% of the average market rent at cantonal level and not less than 70% at federal level. It pretty much all depends in which canton you buy/own the house. But these are the general rules.

Dear Hudamundo, thank you for your videos, such a pleasure to listening to your video. One thing i found not true and please correct me if iam wrong that buying a house for renting you can not use pilar 2 or 3. You can only use this whether you buy the house for your self living in it. Am i right?

True, pilar 3 depends. Some you can use, some not. Depends if it is 3a or 3b. Pilar 2 you can only use if you live in there.

Very true that Switzerland is expensive. I will be happy to talk about it in a later video - because real estate is not equally expensive. If you buy it in very touristy areas, in the german speaking part or around big cities, it is very much obvious, that only few investors can buy property. But if you buy real estate away fromt hese places, it is very much possible also for a swiss with average income to buy property. But nice idea - I might make a video and give some examples what to consider. 🙏

Welcome! Nice! Well, with a C permit it is not so complicated. Paperwork pretty much depends on the canton! Best is to have a good lawyer. Wish you good luck and all the best with the house hunt.

thank you for the video. House mortgage in Switzerland is complicated for me to understand. I have seen or read somewhere that in Switzerland 100% of debt is not paid to the bank, and only 33% of debt is paid . Is it true?? could you please please enlighten me.

If you have a permanent residency, you need 20-40% own funds to get the mortgage for private purpose. You have to pay it back 100%, but together with the bank you define the timetable. For business you always need to rbing 50% own funds.

I plan to buy a house in 5 years or so but I'm not a Swiss citizen and what worries me the most is that they might send me back to my country because I'm from a non European country (Perú). In found really useful many tips on your videos and I'm already subscribed, thank you very much :)

It pretty much depends on where (city, country) and what (flat, house, old, new) you want to buy. But prices start from 80.000 $ for a house that needs much renovation up to millions for a villa

For Ticino you can contact Fiduciaria Capriasca (www.atcasa.ch/index.php/de/) or Asofide (www.assofide.ch/). Both very reliable, helpful and friendly. Try by any means to avoid Geiersberger Immobilien (ti-immobili.ch) - we had a very bad experience with them. For Bern region we recommend Schild Immo (www.schildimmo.ch) and for Thun region it is Saxer (www.immothunersee.ch/). For other regions I have no recommendations, sorry! But check www.immoscout.ch, chose your region and you will see some options.

No - me personally not. As it was an old house we bought, there are constant renovations included. These expenses can be claimed concerning the taxes. So there are possibilities to keep them low.

@@HolamundoCH Still Own house, car or Gold ornaments are fine as long as it is meant for the joy of experiencing it. But in terms of investments, the best and the safest is the S&P 500 index.

There are two scenarios for you to buy a house in CH. One, you buy a holiday home in a designated area e.g. Verbier. Two, you work in CH with a permit then you may buy a property in the same area where you work.

@@HolamundoCH My point is you can invest in property but your property is no safer from a corrupt government than your cash is. Property has been taken by eminent domain many times. To actually stop it would take tens or hundreds of thousands of people willing to risk their lives and the military and law enforcement on every level to side with WE THE PEOPLE.

Are you talking about a real home as in America, or an apartment, or a condo? Be specific. Be clear. Is your home an expensive junker in Switzerland? Or is it made to modern standards and codes, with central air conditioning, plumbing, electrical, insulation, a yard, garage, basement?
