This video covers 5 things WE don't like about Living in The Villages. We moved here in April 2021 and we really do enjoy living here even more than our previous house in Harbor Hills, Lady Lake just outside the area but we know that The Villages is not for everyone.
0:00 Intro
0:30 Traffic and Road Construction
1:03 Businesses Close Early
1:43 Not a True Gated Community
2:39 Constant Construction (expansion of The Villages)
3:14 Houses Built Close to Each Other
3:33 Courtyard Villas in Lake Sumter Landing
3:43 Bungalows in Lake Sumter Landing
3:57 Lakeshore Cottages in Lake Sumter Landing
1. We don't like the Traffic and road construction in the area especially on US 27/441 by where the Target, Kohls, Chick Fil-A and all those in that area. This is also a positive as the construction is to widen the roads to alleviate the number of vehicles. The traffic can be bad at times specially during the winter months when 'seasonal residents' are in town. Still, the traffic is nothing like that in Orlando on I-4 or Atlanta, Georgia.
2. Businesses close early. Most shops and restaurants close at 9pm, some even earlier than that. The Town Square nightly entertainment ends at 9pm. This video shows business hours of several places around Spanish Springs. Generally, Seniors go to bed early and that may be why. However, there are a handful of restaurants that are open past 9pm like Chili's and Applebee's on 441.
3. The Villages is not a true gated community. The gate attendants allow any vehicle in. The manned gate houses are there to control the flow of traffic. So there's typically 2 sides when driving into a group of Villages, the left side is for Visitors, right side for Residents where residents use a card that brings up the metal bar. On the upside, The Villages has a Community Watch who serve the community by keeping a watchful eye 24/7, 365 days a year. The 24-hour gate operations staff views and monitors cameras for 120 plus gates throughout the District among other functions. They also work closely with local law enforcement. This means there are vehicles that roam around the neighborhoods several times a day.
4. We don't like the Constant Construction- applies mostly to the new sections of The Villages which is in the southern area heading towards Orlando (ie. Village of Deluna, Village of St. John south of Brownwood) Although there are a few new construction happening as well in the older section like this one in Spanish Springs. The Villages continues to expand building neighborhoods after neighborhoods and there seems to be no end in sight. If you live in the newer sections, like The Village of St. Johns, even though it may be close to smaller shops, bigger stores like Target, Kohl's, TJ Maxx, HomeGoods, BJ's Wholesale will be a good 25 minutes from that location. Another consideration is that if you choose a neighborhood in the southern newer area of The Villages near the Florida Turnpike which is a major highway, you may hear the traffic of this busy highway)
5. Houses are built very close to each other, some call it a postage stamp because the lots are pretty small. Of course we knew that before we bought our house now. This video shows clips of some courtyard villas as well as bungalows in Lake Sumter Landing. In the courtyard villas, the boundary line is a little over 5 feet to both sides of the house unless you are in a corner lot. Still the houses are pretty well made and as you can see, most residents do take great care of their property.
So as you can see, there's only a handful of things we don't like about living in The Villages. I actually had to think all week and hubby and I had a couple of conversations in order to come up with the 5 things we don't like. Make sure you subscribe because in the next video, we will talk about reasons we like about living in The Villages and we have lots of good reasons. Also check out our playlist all about our life here in TV.

I think The Villages is the best retirement community in the US. My wife on her death bed said I had to move to the villages because I was a golfer and she was worried I wouldn’t do anything in Tennessee. I lost her in 2010 I move here in 2011-12 was renting trying to find the house I wanted to live in had some personal problems moved back to Tennessee finally I was able to buy here in June 2022. I think now my wife can relax in heaven. It’s hard living alone trying to be sociable something I lack. My wife was the sociable one great host lots of friends but I was always just the husband of her friends. Believe me she tried very hard for 40 years. I’m a Vietnam combat veteran and it’s something that the VA is trying to help me with but after 55 years lack of it a hard trail. The Villages is where it could happen to me a lot of friendly people. Good Cannel I’m glad I found you, thanks.

We still have family commitments here in the NE so our move will have to wait but we are watching a lot of channels about The Villages and your points are well taken. My husband and I both don't know if we want to live so close to our neighbors; his dream of having a woodworking shop would not be possible; also, you're right about it being a community with gates and not a gated community. The jump in the cost of homes has really made us rethink and look at other Florida communities. Thank you for a wonderful overview and your opinions are valued.

Lots of people age 55+ still work full-time, want to do things and go places after work, including swimming and tennis - the courts are not lighted at night, and not all go to bed early. Not everyone age 55+ is retired and sleeping. The lifestyles of the working 55+, and not just the retired and very elderly should be considered more by the developers and businesses.

This is what I think of The Villages... A cruise ship on land.... I was hooked on The Villages. All that it offered. I was looking for all of it and imagined how my life would be. When I arrived in Florida looking for homes, Villages was my first stop..... It was great. The town squares, golf that included the 18 hole and less than. The community amenities. Both the smaller community centers and the larger regional. What appeared to be a rather vibrant community. Why I didn't settle in The Villages. Homes much to close together. Residential roads were designed for golf carts, not cars. Pretty much forcing the golf cart. Centralized mail boxes, owning a home does not mean I am in an apartment complex. The some what lack of access for cars, travel and parking. Golf cart parking for many locations were also limited. Then came the purchasing a home.... The extensive listing of fees. On the surface they make it appear that amenity fees are low, they are not. Similar amenities are available in most all 55 and up communities, for far less cost........ Agreed that on the appearance of it. The Villages certainly has it's attractions, and no doubt a very popular destination for many. For me, it was more of what I wanted to give up from what I was accustomed to. Also what I was going to tolerate when it came to listing of fees associated with The Villages. Also, weighing the options of what The Villages offered compared to other communities, and how my life changes would be going forward. I chose not to settle in The Villages..... I am very happy with the decision I made.

I live in a rural community about 15 miles outside of a medium sized city. Our traffic is especially horrific in the morning and afternoon/early evening as all the people who moved out here for the "country" atmosphere and good stable school system commute to jobs in the city. Even during mid-day there is always a steady flow of traffic. But like you said in your "things we like" video, there are more advantages and good things that come with living where we choose, so it's worth the compromise.

Lakeside cottages are really nice looking and they’re built mostly different from each other but they don’t represent how most of the villages look. In my opinion . Most of the subdivisions are built quickly and a built-in a cookie cutter fashion and look mostly alike except for a different color paint. The Lakeside cottages in general are the most expensive for their size.

Also just so people are aware who might come from the north, any or most of the houses on the water could have alligators that come closer to sun themselves since they’re, it’s possible and every water reservoir in Florida there can be gators. My husband and I were obsessed with the idea of moving to The Villages about a year ago and recently, completely got turned off by something that came up within the rules of living in the Villages. It's sad, really. It's about the restrictions of getting to work on your own vehicle inside your own garage. After a day of rest we met up with our TV agent yesterday who took us over to see an Avondale model courtyard villa with golf cart garage we might like and almost immediately we knew that was the one!! Our agent was able to put a hold on it for us when it was released for sale this morning, and in a few hours we sign the contract and give the deposit. Although the sale happened fast the journey was about 5 years when we started researching TV, made 2 lifestyle visits, and following the last visit we knew TV was where we wanted to retire. We knew everyone in our cul-de-sac and hung out with the sweet couple who lived next door. (They were in their mid to late 70's) We also loved that it was a multi-generational neighborhood (families, working professionals; doctors, physical therapists, etc.) I can go on and on about Harbor Hills but in the middle of the pandemic, my husband became one of the many who lost his job so after months of not finding another great place to work, we decided it was time to downsize and sell the house. I didn't think I would enjoy our humble 2/2 villa now but boy was I wrong. We absolutely love our place and so grateful to live in the middle of everything The Villages has to offer!

I didn’t realize the villages until recently was not a true gated community. I thought with all the amount you paid plus the monthly fees per month plus usually a bond for the newer houses that it was a gated community so it was a bit confusing when you see a gate that it’s not only for residents it’s just slow down traffic.

I can understand all of your issues with the Villages, but you were aware of these things before you purchased your home, if you did your homework. I think residents should bring the issue of a gated community to the developers. I’m sure a huge majority of residents feel the way you do. There may be a reason why they can’t legally be a truly gated community at this time. If you want a bigger lot, try moving a bit north to a preowned home. They are amazing and many have been updated. I wouldn’t want to live down in the new neighborhoods. With TV growing as fast as it is, the construction is never ending. The result is demands on the road system which will also need to be revised to accommodate the traffic. Kind of a catch 22 situation. It’s a retirement community as you stated. We’re up early and retire early. Don’t think that will change any time soon. Retirees are getting younger and younger. I know you probably really like living in TV. I wish I was there as well. Instead I live in one of the most desirable cities in the Midwest. Good luck to you.

This question comes up every so often, which is understandable. There's an 80/20 federal law (Fair Housing Act) that states 'at least 80 percent of the units are occupied by at least one person age 55 years or older.' My husband turned 55 last year a few months after we bought our courtyard villa. And actually, the subject of age did not even come up in the house-buying process. I think our realtor/s (and the bank) just wanted to make sure we have reliable & stable jobs to be able to live here :) Thanks for watching the video!

@@GracejoyTV Buying a home in the villages isn't an investment. When the house is sold there is no property value. Only the balance of an existing mortgage . There are no property taxes in Florida. Lol, I'll take that as a compliment. I have 12 more years before I turn 55 but there's a rule/Florida Housing Law about 80/20 which means 80% of the residents need to be 55 yrs old and up and 20% can be 55 yrs or below. Also, my husband turned 55 a few months after we bought our villa :)

Yes, I totally understand The Villages is not for everyone. Thankfully though, the courtyard villas have a privacy fence/wall :) And yes, not everyone like's HOA's. It's called an Amenity Fee here in The Villages and we understand this fee because it pays for us to access all the over 100 pools, tennis courts, recreation centers, and keeping the neighborhoods clean, with flowers, and in order.

That road construction is temporary so why include that in your dislikes? And most restaurants are open late for those who want to stay out late partying. Why is the new construction bothering you? After listening to this video it Sounds like you all should move!!

Hi Virginia. yes, the road construction is temporary but I have been driving through it daily (including weekends) for the last year or so. Many times, the lanes are changing (on 27/441 by where the Target, Home Depot, Kohls, etc) and I have seen quite a few accidents especially during rush hour because people end up in the wrong lane. We actually appreciate and enjoy living here. I just know that everything in life has pros and cons so I thought I would cover both! No place is perfect, right? I wish you only the best! @@GracejoyTV I’ve been living in the Villages for two years now. I appreciate your videos and realize they take a lot of effort! I just think you love it here so much and had difficulty finding five things you dislike! 441/27 is a county road not even part of the Villages. Too many non-villagers have misconceptions about the Villages because of people who are either jealous because they can’t live here or just believe every negative thing they hear!! I wish you only the best too!

Hi J Biz, you’re right, The Villages is a 55+ community. Under Federal Fair Housing Act, Federal Register 24 CFR Part 100; section 760.24-760.37 (4a), Florida Statutes states: At least 80% of the occupied units are occupied by at least one person 55 years of age or older’ Which means 20% can be below 55 to live in The Villages but not under 19 yrs. old. This is called the 80/20 Rule. Additionally, my husband is 55 years old. We both work full time and live peacefully with our friendly and caring neighbors! We are so thankful to live here and be able to contribute to the community at the same time. Cheers!

First off, thanks for watching my video :) And 2nd, the points you brought up are similar but Not the same. Traffic and road construction is exactly that, the amount of cars and all the road construction going on (I was referring to the major roads in the area). The expansion and building of houses and neighborhoods is another thing. Anyway, take care!
