Driving through the Black Hills these past few years my own impression is wealth. Wealth everywhere. There’s no shoddy run down properties and it looks like the tourist industry out there has been very lucrative over a long period of time. My last thought was, I could never afford to buy anything out there. Even Rapid City looked exclusive. I don’t know if I’m exaggerating, but that’s my lasting impression.

There are parts that aren't quite that way. But alot of it is a matter of perception and what you are used to. People from metropolitan areas and the coasts generally feel like the area is a whole lot cheaper. But other midwest areas, not so much. The past couple years really shot up the prices, which certainly didn't help the affordability prospect. Gonna need close over $250K to buy just a small property in town that's somewhat move in ready. 🤷♂

As someone who bought a house and had no clue it had a convenient- Lawyer, Real Estate Agent, etc didn't mention it- I have come to realize how important it is to do your research!!! Everyone just wants to push you through a transaction, instead of explaining the details. They don't care about the outcome, just the commission. EDIT- The township/city should have access to public records for a property you're considering. When you get serious about a property/home- be sure to do a public records request on that property.

100% We do our best to find out as much info as possible. Title companies here will do a search for any issues and easements. These will contain the covenants as well - which is always my first question. No point buying something if you can't do what you want!

I went sailing with a friend on Angostura reservoir. They have a group that meets down there and have races, etc. That's about an hour south of Rapid. I've also seen sailboats on Pactola lake - about 45 minutes west of Rapid. But that's a smaller, busier lake, so I don't see them there as frequent. These aren't your big huge yacht types of course. 😎

I know there are homes that have cisterns or water trucked to their location. I would assume an option - I just don't have the details on it... 🤷♀️

@@TristanEmond I saw articles saying SD was one of the cheaper places to buy land not top few but up there so as this person saying above $40k won't get you much land here for a few acres that seems pretty d-- expensive to me not being the obvious garbage NJ, California states

@@michaelyork7844 Yeah I guess it all depends on your definition of cheap. I sold a 15 acre parcel a couple years ago for $175K and they thought that was cheap since everything around where they were from was over $500K. Another deal earlier this year was $150K for 3 acres in a subdivision and $200K for a 40 acre parcel way north in the middle of nowhere. $40K doesn't even buy you a city lot anymore... 🤷♂

Comparing Rapid City with Sioux Falls how come Rapid City isn't growing at the same rate or more then Sioux Falls? It's a very desirable area to raise a family and it's so beautiful out there?

Sioux Falls has a better business environment than Rapid City does - more tech and industry jobs there than Rapid City. Plus it's closer location to metropolitan areas like Omaha and Minneapolis makes it an easier place for business to happen. But many people I've talked w prefer the beauty of western SD. We have been really growing the past couple of years - which is great for us, but also presents challenges of housing and infrastructure. We'll see how it all shakes out!

Yeah it is more beautiful in Rapid, then SuFu, even thou SuFu is alot bigger, I personally prefer the Beautiful Landscape of Rapid. I also like that Rapid is closer to my Reservation(Pine Ridge), even thou it's still over an hour and half away, lol. I live in Arizona currently, but moving back to Rapid in a couple months. Don't like the hot weather here in AZ. Really like your channel, keep up the great videos!!!

Typically not. We have had a few years that have been wetter than usual where they were a bit more annoying. Coming from humid MN, the mosquitos here are nothing... 🤣

Very helpful ! I was looking to buy land in the Black Hills and set up a high end RV pad and outdoor living space but it seems like that is not possible with the rules you described .

It is tough, but not impossible. Just have to find the properties with no covenants - which end up being bigger and more expensive. But you never know what might pop up! 😏👍

We are full time rvers and have been looking for land to settle down on. We spend a couple months in SD and loved it but it was much more difficult with the local regulations for rv on your property. We found Idaho and NV are better if you want to put an rv on raw land.

If you are mindful about where you install the septic system, it's probably a worthy investment. In the future, you go to sell the property and it already has power, internet, septic, a well and room for a house. That property will sell!

I've sold many properties to people still working in some fashion. Whether it's insurance, payroll or other occupations. Some have been virtual workers, but quite a few are moving here after accepting jobs with the hospital, city, or are bringing their own business or occupation. But independent wealth doesn't hurt! 😎
