I would never agree to allow a builder to pass on his water bill to me to be paid after closing. All costs are negotiable including closing costs. Never ever have your Builder involved in your financing. None of his business. Beware of ridiculous add-ons and origination fees. Shop your loans with different lenders and negotiate your closing cost in advance. Get the Builder to pay for your title insurance. You can negotiate and have the seller pay for all the closing costs it's all negotiable. The closing cost in Florida are 10 times what they are in some other states it's a total racket with all kinds of built-in unnecessary and negotiable fees. Processing fees origination fees points snuck in even when someone's not buying down their interest rate😊. Best way to buy a home in Florida is to pay cash. Pay cash for inspections and appraisals which are required prior to closing. If you're getting a loan do not roll any other costs into your mortgage pay your closing costs in cash.

Nothing here too surprising. I mentioned the builder closing costs in your other video - that for me was the biggest shocker with one of the builders. After that experience we were blessed to find a one-year old pre-lived in home. We close this month and move first week Nov.

We are closing on our house in the preserve at Babcock and can’t wait. Yes it’s a bit more expensive but that’s okay .

Exactly all of the fertilizers used on all of these pristine lawns in Florida are absolutely destroying our ecosystem. Nitrogen in other chemicals seep down into the underground streams and rivers and are flowing down to the Keys and killing all of the fish and the reefs this has been going on for years and it's an ongoing issue not to mention all of the fertilizers that come down from the Mississippi and end up in Florida's underground Waters. BE ADVISED BUYER BEWARE Florida is the conman state. Always has been always will be. It's not illegal to advertise as an eco-friendly Community which is not really eco-friendly at all, charging you a premium for things like recycled water which should be free. There are actual condominiums in downtown Fort Lauderdale with 100% free utilities. They have wind turbines on the roof and solar panels so they have zero electric bills and zero water bills and trash removal is included in the cost of your purchase or rental. For this reason people want to pay a little more. Because in the long run it's wonderful to have no utility costs. That is what eco-friendly is supposed to be. Not paying through the nose for so-called eco-friendly benefits which are supposed to be designed to be economical and cost-effective. If your fees and add-ons cost more than the average Floridian pays for property taxes Water and Electric you might consider looking elsewhere. Such as the East Coast

Publix has always been with high prices to start with, and then add on the leasing costs, of course, Publix will pass on to consumers, and then add on the monopoly price of being the only grocery store in town.... Yeah, I will never shop there... not that I have ever shopped at any other Publix outside of Babcock Ranch. What a rip off grocery chains!
