😃That's a pretty sexy house🏡. Great curb appeal. It's cleverly carved up, esp. the handsome lofted office/bedroom suite👏. 🤩Love the black windows, & that glass fronted balcony above the entrance👍. 👍Do like the separation between the L/R & D/R, and the industrial cement flooring. Nice configuration with the lower bedrooms & bathroom. There's an adequate ratio of storage for a compact home. The kitchen is a cool, but rather petite. I do like the design choice in cabinets, counter, & the backsplash. ❤️Love that the regular size refrigerator is tucked back in that wall. Although it needs storage above it. Either pantry to open toward kitchen or a linen closet in bath. 🤗 Would personally sacrifice the side sliding doors & patio. Prefer to steal a bit from the dining space for a larger kitchen. Maybe add a built-in window storage bench seat (perhaps in an "L" shape with a cubby tower on each end & a bridge above for display). Clerestory windows that would open above it for lighting & ventilation. 🙂The other upper windows are stunning, but might be problematic for cleaning, privacy in HDL, & heating/cooling. ☀️We roast 🥵 in LA with too many windows. For us, the rear patio covering would be best in metal or wood for shade. 😉As a baker/cook, every kitchen needs one of those farmhouse sinks. How about a sink & D/W 2-in-1 combination!? Plus, a window 🪟 above a sink is always welcomed. I can manage with a 2-burner induction cooktop, but a small microwave & oven is needed. 😖The laundry🧺 outside is a deal breaker. How about under the stairs? Ideally, facing the underside of the steps, so you wouldn't see it when you enter the front door. Perhaps stow the shoes👟 in drawers under the TV. 🤫Better yet, consider using that spectacular vaulted area for the kitchen. All the vertical ⬆️ storage possibilities! Yay🎉! The refrigerator, sink, & cooktop where the sliding glass is located. An island or peninsula opposite for additional prep space. A pantry tucked under the steps. The W/D unit is moved where the fridge is now located. Either concealed behind a door or in the bath. 🍽️ A cosy dining nook tucked in the back. You could put a small sliding door at rear instead. 🤔Big believer in pocket doors for bathroom & bedrooms. 😳The traditional door swing takes up too much valuable room real estate in a small footprint 👣. 🥳 Thanks for sharing your house plans. 💚 Bridget from Cali☘️ (using my pal's YT acct)

The house is beautiful from the outside. I love the fact that the windows actually open, and I love the attic/loft. I see 2 big problems here, however: 1) You essentially have 3 bedrooms and ONE inconveniently-located bathroom. The main-level bathroom needs to be much closer to the 2 bedrooms, ideally in between the rooms. Frankly, IMO, it would be best to have an en suite master bathroom and another full bathroom near the other bedroom. Also, if there's going to be a bedroom/bed area upstairs, there needs to at least be a half-bath/powder room upstairs, too. Getting to a main-level bathroom in the middle of the night from the attic, using those steep stairs/ladder, is an accident waiting to happen. 2) The stairs/ladder look too steep to me. Any way to have more traditional stairs with a safety railing, perhaps going up against a wall to save space?
