Hi thanks for the info, I just want to understand the profit percentages shown are annual returns? For example a MAIN share with a return of 7 percent every month? Or at the end of the year they get an annual return of 7 percent and they just pay it every month

All mREITs have been hit on rising rates (bond portfolios and now weak mortgage market). AGNC is one of the few with positive total return over last five-year

Look up the dividend growth for AGNC. The 5 year growth is at a negative 8%. No good for a dividend stock. You want dividend growth. They have been cutting it over the years not growing it. O, VICI or MAIN look better. All solid dividend growth with no cuts

@josephhogue I have an arrangement with my landlord such that I Airbnb the third bedroom in my Detroit rental house in exchange for low rent and a percentage of the haul for managing everything. Also, I keep the cleaning fee. This means that I control my own COLA for my already-below-market rent, and I get paid for keeping my own home tidy. The Superhost status helps. I have also been learning from this channel for three years, which has helped make the times less tough.

I can't predict the future & I'm terrible in timing the market. So I just buy great companies at reasonable prices and hold them for the long term. If the market drops, all the better, I'll just add more to my positions in great companies. I sleep well at night regardless of what the fund managers or the markets are doing. Before the latest drop in the market was down to $95K now up to about $200K

Exactly. Focus on finding great companies (taking market share, lots of growth, strong balance sheet, founder led, etc.) then wait for a reasonable or compelling price, and then watch them execute!

The higher the dividend, the faster the stock price drops. The longer you keep it, the more money you lose. Your better off buying QQQ and selling when you need it.

GOOD companies 5 Year returns is negative 30%. How can I buy a stock if the returns are negative. So the NAV of this has gone down right? Are You suggesting to buy that stock only for dividends?

They are several items that were not covered in the presentation and wonder if they will be presented in the future. Holding period presumed to be long term position as is for rent. These are Rent with increases (inflation) and there will be some. Dividends that will either increase, remain the same or decrease. Future price of stock less then cost. Taxes need to be considered. I looked back over the data for the last 10-years as a way to predict future performance. This is not very scientific but any guess of the future is the same. What year chosen of the last 10 to start the in investment will have the most impact on results because of the items listed above. There were only 4 stocks, MAIN, GOOD, PSEC & AGNC that had enough data to compare. Of these stocks there was a stock with one year of decreased dividends while another had seven. Three of the four stocks have a lower price after 10 years. Using options were not considered as this presents other issues.

I recently read in the motley fool about this stock Ares Capital corporation (ARCC) with a 9% yield, when i look at the history I see that it has been paying quarterly at 0.48!! can you explain this please? what do you think about ARCC?

Good BDC but need to check the 'average portfolio yield' in their reports. If that is above the dividend yield then its a good sign of dividend sustainability

I was holding SVOL until I saw that it's expense ratio was 1.16%. Isn't an ER above .75% bad for ETFs? Did I do a bad thing by dumping it?

JEPQ is good too, just a different index. I like less volatility in JEPI benchmark index but JEPQ will do better in up market

Say you have like a 500,000 investment in agnc and you're getting about 6000 in dividends per month, could you use the covered call strategy monthly on agnc as well?

AGNC is currently trading at 0.97% book value. Not sure that's a significant discount. And book value, as you noted, has plummeted over the past year. I've owned it off and on over the past couple of years, and currently don't own it. The safer way to play it, IMHO, is to buy AGNCO, the preferred (it's cumulative) which currently pays 7%, but the rate resets at the end of next year to a higher floating rate. You should get some capital appreciation when it resets and a higher dividend to boot.

If you have this much money to put into 7 dividend stocks, you shouldnt have rent to pay you should pay off a paid off primary residence. Then you dont need to pay rent.

I'd thought to sell my place in Florida, invest the proceeds into dividends and rent elsewhere in retirement, but with the cost of rent where I want to live, it's not viable. I registered with Arrive a few days ago.

so many people in nyc are renting rooms to share to split the cost or rents so due to the high cost of rents for a family of 3 or 4 so those living in nyc or in the metro area must be earning 50 to 100 thousand a year just to qualify for an apartment. I myself had to 2 jobs working the minimum wage and had to file for bankruptcy due to the rising rent back in 2012. Rents always keep rising in NYC by 7.4 percent or higher every year unless you have a rent freeze agreement. Svol 30 cents monthly distribultion would not be worth investing in if you live in NYC as far as I am concerned.
