I own the REIT stock ARR. Unbelievably high dividend and most of their income is guaranteed by the gov. Low share and are doing a reverse split which usually isn't good but they guaranteed their 18% dividend with a monthly payment through the rest of 2023. If you look at their top holders it's Blackrock, Vanguard and State Street so I'm in good company.

I agree MPW will be one of the best returns in your dividend portfolio, I still can't believe how cheap the stock is currently ( $4.78) November 9th 2023. The last time it was this low was April 2009, Exactly one year later in April 2010 the stock traded at $10 a share nearly doubling the share price all while still paying a high dividend. In the next 3 years or so this stock will play out nicely. Thanks for the info Joseph! looking forward to another episode with an adult beverage.

How do you define a dividend trap and could the xYLD family of funds be considered traps? I held QYLD in a Roth IRA but switched it out for JEPQ. I wasn't comfortable with the price erosion in QYLD. I'm much happier with the performance of the JEPx funds (even though they're not stellar either at the moment).

His cost basis in MPW is higher than he is willing to admit... so hes down alot more than 3.4% total. probably closer to 7%. medical properties are going to take a bigger hit going into this recession as people avoid medical bills when they are struggling to pay rent, buy food, and now pay back over 4 trillion in student debt.

I sold RYLD and QYLD. The erosion of capital wasn't worth it. I have JEPI. It is safer because of the allocation of 2.5% on each stock.

Why buy, and continue to hold on to a stock or ETF that has been trending down significantly since 2013? Can't you find a stock or ETF that has a good dividend yield, AND it is at least trading sideways long term, so you don't lose capital value?

@@BadWeatherfreak I see the beat down of MPW as an opportunity. I already own 200 shares at the $6.64 purchase price. I have a covered call with the $7 strike, and another covered call with the $7.50 strike. And I qualified for $60 worth of dividend on 9/13/2023. I just sold a cash secured put with the $6 strike on Monday. All these option premiums, and the dividends are lowering my cost basis to $6 per share. So far, so good.
