Right! They never allow you to be there while they're showing because they're afraid of you saying these very things!

Thank you! Timely info, as our home goes on the market next week. We’ve already discussed “disclosures” with our real estate agent, and the fact that we want HER to be our spokesperson/go-between. If anyone asks why we’re selling - simple: empty nesters. No further explanation needed, LOL!

Great questions/Answers. What is your advice with a new agent when they do not have the closings, references, etc. You were new at one time, how did you overcome this situation? I know in being extremely knowledgeable about the market, but thoughts on how to overcome these questions/or how to respond.

LOL! I can relate to no-no number one: Seller told me the house was in "perfect condition" - and got really nasty when the report came back showing that all of the support beams on the front porch were rotted! She wouldn't budge on the price so I cancelled the deal. Found out later that she had used the same termite company I used and that she had KNOWN for years about the rot in the front porch. Reallly glad I didn't go forward with this lying seller.

I keep getting calls from buyers and I don't want to sell. I usually ask a price a thousand times the market value. When they ask if the price is negotiable, I say, "Yeah How much more are you offering?"

Sir I have a question, house sold 4 weeks ago, buyer have been living in home for 4 weeks! Seller has not received there money title company wants to redo paperwork! Broker has not done his job! What do you do! It was closed weeks ago!

What about when the real estate man says to the buyer " I think they'll take a low offer because they're desperate to sell as he's got big debts...then the seller gets crap offers only.. because the real estate man is working for the buyer....and as long as he gets his percentage he's not bothered about the sellers top price. ..if you're selling something ,you'll probably get ripped off...by the buyer and the estate agent both wanting a cheap and quick sale....if it hasn't sold in 400 days,that's because the owner has only met scam artists and he's waiting for a genuine buyer who isn't looking to get rich quick...wait years if you have to no disgrace...

Are popcorn ceilings a selling hindrance? Should I put up curtains/drapes/blinds/nothing when staging?

I've found (as a buyer and now a FSBO seller) some younger people don't like popcorn. Me, 44 I like them. They keep the noise down and I grew up w them. You could get them taken off, i have a friend who did it herself (she was late 20s and hated them, it was a mess). But i personally think it's not a deciding point unless it doesn't have a lot going for it anyway. It would give a more modern look. We have custom blinds, light new curtians and in the master nothing on the deck door as it's private and I've never felt the need. If you have nice fitted window treatments like blinds and nothing stodgy and heavy or dusty, I'd leave them mounted but keep them open, to be bright and take the screens off. Look at Home Goods part of TJ maxx and KZbin decor ideas. You can make it look awesome for very little money if you have an eye!!

How can Senior Citizens with Disabilities pull out of a sale? Any suggestions. Or just move and sell what you have going forward. Can you refuse a buyer (flipper).

Buyers and sellers rarely should meet face to face prior to closing. That’s the agents job.

We are considering how to sell our home; FSBO vs agent. The issue; we expect a realtor w/serious sales skills. Someone who will SELL our home not just ‘Show” our home. Had 3 meetings 1) super enthusiastic and promising extra help in every area , love them, BUT want a 1 year contract! 🤯 -and honestly seem to be suggesting greatly inflated price. They do include a free pre-inspection. 2) Redfin agent who only takes 1.5%, not overly enthusiastic or impressive compared to the first (but ‘pleasantly surprised’ our home was nicer than expected. 🤔🤷🏻‍♀️ ) lower then first agents estimate, which seems more inline w/current comps. 3) supposedly a top agent who had ZERO charisma, said NOTHING about the home or yard, much less anything positive, and suggested rock bottom pricing..Oh, AND discouraged a pre inspection b/c ‘if you know about it, you have to disclose it. Better to say ‘I don’t know’. 😱 I know loads of new realtors are inundating the profession but maybe more so in Hawaii, weeding out the best choice w/ more reasonable terms seems like a task that will take forever. (how long IS the average contract? We realize it’s negotiable..but..1 year??)
