Maybe around 7.2 million since the new owners will have to build the interior and have everything shipped by that barge over. In reality it's not worth that money they are asking for.

After framing and windows, 10m to finish 45,000sq ft would be roughly $222.00 per sq ft. That doesn't even come close to what it'll cost:). A typical home like this might cost $1,000 per sq ft to finish after it's framed in w/ windows and a roof...add the transportation problems/delays (it's insane to think they poured all that concrete w/ only 1 barge transport...the time alone would cost $$$ as guys 'hurry up and wait'. will add many many millions. Internet = starlink = easy.

Just wait for the bank sale on this one. Much larger islands with much more amenities have sold for far less (Pepin Island, NZ...1200 acres, 4 houses, cattle and sheep herd (~900 head), additional staff and farm structures...$12M).

IDK why everyone is hating this. I Think its Beautiful. The utilities are thought out and there is room for adjustment. You could also easily just put up walls to make more rooms if you want. Me personally, I'd put a live tree on each side of the balcony. I would turn the interior into a nature exhibit that I can live in. This would be an awesome project. I think the French look fits the island after all it is using Montana travertine. I also see a structure that will last forever. poured concrete is the best way to go but I will say I would put insulation to keep the warmth in. I also see a ton of sloped land ideal for solar panels.

Guessing you’ve never been to the lake. Yeah it’s expensive and overpriced but considering the area it’s not surprising with all the hard work done and infrastructure in place. Just build out the main house. Comes with a barge and you have year round access due to the agitators imbedded in the lake so the barge can cross over in the dead of winter. Pretty slick how it’s all built. Yes very expensive, but I wonder how much it would cost to buy an island of the same size and build the infrastructure up like this place.

I’ve been remodeling a house on Mackinac island.. not only is it an island, it’s a “no horseless carriage” island.. Yep, all the deliveries are made with horse and carriage. We can get a vehicle and trailer permit, which has a cost to apply for and isn’t a sure thing, for one week a year, on the date they give you.. So much fun!!!

Friend of mine had an island on the Colorado River. Problems started when he went to town to establish an address for it. Seems the County didn’t even know he was living there. Here comes the Feds and the Corp of Engineers. Long story short, he still owns and pays taxes on it, had to remove his trailer, outbuildings, dozer and no personal possessions were permitted. Homeless living on it today. I can’t imagine the headaches of this place. Not only the Fed but Rrservation laws to follow, taxes, permits and fees constant intrusion by the Fed and Corp of Engineers who believe fresh water islands are to be owned by Gov, not private individuals to build on. Oh, an update, my friend still owns the island but he can’t live on it AND he never did get an address!

Just what I'm thinking since I've seen this island and it's property in another video before. Thankfully I've learned from watching a family member waste a lot of energy and money trying to build his long ever-changing plans ( a nightmare for contractors) of a big dream home with similar problems you just mentioned. So, I think of the possible troubles a property may entail whenever I see one just like that. Whoever takes on that project would be just as MAD as the previous owner. Not to mention the headache of doing it up.

You wouldn't be building a bridge, very strict construction rules around this lake. There was a short bridge of about a quarter mile built on the north end of the lake to a private island. All permits in order, but then they were ordered to remove it once it was built.

Diesel generators instead of a large solar setup. How long is the storage life of diesel? 2 years max? Wouldn't propane or natural gas be a smarter choice than diesel? If this even is a backup system and not the main power system since it's a remote island. This design seems flawed. 3 8,000 gallon tanks, 24,000 gallons that you go through every two to three months. The current price for off road diesel is $3.31 per gallon in Montana. So $79,440 quarterly. That's not even accounting for the cost of delivery and the ferry to the island. With the cost of $320,000 per year, in fuel, just pay to have power run to the place. Whoever designed this had no idea about efficiency. It seems to be designed by someone that is 80 years old and doesn't realize or doesn't care that there are newer better technologies or is too stuck in the past to change. I can only imagine the cost to finish the home. Then having to update the entire power and heating system.

None of them are worth the money...not the land underneath them, not the view, much less the real estate there. It feels like this is just being advertised for rent or is just being built as a stock of empty housing.
