I love coming along for his walks through the town, peeks into the shop windows, and idea of how much or little life is in the town (at different times of day). I adore Chiusi. I've been there twice, as we were considering buying in the old town. It's certainly charming and very well located, but even in summer, it's not very active. Locals told us there are only about 400 full-time residents living in the old town area. There were quite a few closed and for sale/rent storefronts when we were there. That said, it's an adorable town with an interesting archeology museum and a couple of nice bars and restaurants. If the right place for us becomes available, it's still an option!

Very hot. All of central and southern Italy is hot in summer. Like 90 to 100 degrees Farenheit every day.

Yeah like 90's from Mid July to end of August. The saving grace is that you usually get pretty cool evenings, like mid 60's- Low 70's. This past year was a little hotter at night so it was a little problematic. Chiusi is lower than where we live by about 800 feet or about 280M. So it might be warmer at night or less breeze. But even up here in Montepulciano you need to have AC in the 2nd half of summer. Our farmhouse doesn't have it in most of the house and it was 90 degrees F inside one day. Impossible to live like that.

That looks like a great apartment. I picked up a rental car in Chiusi years ago for my first visit to Tuscany. I didn't get to see anything of the town though. Thanks for sharing it with us. I think Chiusi would be a wonderful place to live.

This video is So nostalgic for me! My son and I took the train from Rome to Chuisi and took a cab from Chuisi to Montepulciano and stayed in one of Brad and Oly’s rentals. Absolutely beautiful apartment above a coffee shop on a quaint street. Oly was so kind and we went to i Cipressi, a vineyard/tour/tasting and Pienza to eat lunch and buy Parmesan cheese. Chuisi is an adorable town. Such a great memory.❤ LOVE IT, Brad!!! Hugs to Oly😊Amy from MN

Just tell those people to travel over themselves and go see the areas for themselves. I am dreaming of moving to Italy but it's convincing my husband. He's a through and through Utah boy. Nice place, lovely looking town. Curious what the sales to list price ratio is in this region? As I understand, most rural areas in Italy are buyer’s markets? Would love to hear from recent buyers to get a feel for how much these places actually sell for. Visited Orvieto years ago and loved it, not far away from here. The direct train to Rome is a big bonus. Cheers.

I think you can usually squeeze them for 10% disount off list. After that it really depends on the quality, location and listing price. I bought stuff here at full asking but I saw the quality and location and I choose very wisely. Glad I did it that way. But yeah a little discount is usually possible.

Beautiful apartment. An absolute bargain at $127,000 AUD. You could easily multiply that figure by 10 and still not find a comparable apartment in Sydney. Another year or so and I will be looking for long term rental in central Italy as a base from which to look at real estate and ultimately buy a home or two. I will definitely keep your website and details handy. Outstanding presentation of town and residence 😎👍

I must confess, I preferred the town over the apartment, although the bedroom and living room were nicely set. The kitchen looked decidedly odd both in location and format. If the tourist traffic was sufficient, it would make for a decent rental property.

BRAD drives a turbo diesel SUV. It’s lovely and gets great gas mileage and over 1000 km per tank which is important here. BRAD also doesn’t spend a whole lot of time worrying about every single detail. I’ve been driving here for three years. I think if you’re gonna be moving to Italy, you need to get rid of your propensity to worry too much about every little detail. It’s not a detail kind of place in my opinion.

The seller must've lost his nuggings and bolts and screws😂😂😂... That's like saying no one would pay a million dollars for a 1 bedroom apartment in Manhattan or London or Paris. Of course they will if the market will bear it. Can you find a 1 bedroom in Italy for $25,000? Of course. But you can also find one for $250,000 or 1 million. Just depends on where.

You are correct the location, nor the view, nor the apartment itself sustifies the price compared to other similar properties. Its a bit dated, needs renovation to relocate the kitchen and bedroom to their proper locations, and needs a 2nd bedroom and bathroom added considering 1000sqft is more than enough space to do so. I was shocked by the price after seeing the apartment.

You're always going to have people complaining about something. Just rewatched another one were you made a comment about your Italian-- it's fine, as long as you can get by it'll work. Again, people will nit pick. Was watching another recent one that had your intro about "think about what you're doing" basically. Great advice. Buying in Italy, especially in a small town is not something to be taken lightly. And yeah, Italy is known for its bureaucracy and lack of urgency in many things (except for maybe on the roads).
