2017 wala ko maisip na maganda pag dalhan ng income ko😅 nag suggest partner ko kumuha ng hulugan na house and lot... Before pandemic na award na sakin property... kumuha ako ng house and lot kasi gusto ko! thankfully kaya ko pala😊 bonus na lang yun investment etc... Pag dumalaw parents ko may tutulugan na sila di na kami mag sisiksikan sa shop na nirerentahan ko.😅

@@daniquevanhuxleyespino8730 alam mo ba. Ako together with my kids nakikitira ngaun sa kapatid kong single and we shared sa bills tas tulong na rin sa linis linis ng bahay. While my husband is working in the US. Yung mga padala nya, I was able to purchased a 82 sqm land. Hindi para tirhan pero para patayuan ng paupahan. Since my last contract as ofw was Mar 2024, I am eligible to loan up to 2m sa owwa. Kapag nakuha ko na ung clean title ko after 6 months, mag apply na ako ng loan. And yung loan ng owwa, they would allow you to pay after 2 yrs pa altho payable ung loan ng 5 yrs. Basta ang tubo is 7% per annum. Imbes na kung ano ano ung pinanood natin, maganda rin mag search Search ng mga bagay bagay. Gusto ko kasi, later on, money will work for us. And we no longer need to work for money. Kapag may enough ng passive income, then saka na magpapatayo ng bahay.

if you think about buying property for own use is kind invesment in the sense na may mapapamana ako sa mga anak ko, yes it is not income generating but i think it is one step towards generational wealth (in a sense).

My wife and I own two properties here in New Zealand. Best decision we ever made. Both properties almost doubled in value in just a matter of less than five years. If you keep on renting, there is always the "renters anxiety" wherein there is always that fear that the landlord will increase the rent or worse sell the house then you will have to look for another rental. You're under the mercy of the landlord. Living in the house you bought is still a good investment as it gives you peace of mind especially if you have children as long as you can afford the payments.

@@riaitaliaatbp1956 hi. We call the property taxes here "rates" and it's just about $130 per week for both properties. If we sell the rental, we will be mortgage free of our own house that we live in, then we have full equity to invest in another one. So buying your own house is not totally bad as they purport it to be. As long as they know how to "leverage".

Pero sa panahon kc ngayon sa mahal ng bilihin importante ang cashflow, kailangan may daily/monthly na pumapasok..para mas ma enjoy natin ang buhay kesa yung bayad ng bayad monthly na walang pumapasok. Kaya limitado ang pag enjoy sa buhay dahil nakatali sa monthly amortization na di pinagkakitaan.

You are so right about #1. I left the RP for the US in the 70s. My patriarchal house that I grew up in the 50s and 60s was almost inhabitable but somehow I managed to repair it and made it into an all rental place for students and workers in my rural house. So now it has a new purpose and reason for existing. And I don’t have to pay a dime for its taxes every year. It’s now a considered a commercial zone in the town and the property taxes have gone up so this is helping me. I also put up a SariSari store inside the lot next to the house so my lawyer there said no need to pay a separate property tax. Also advised me to keep it as a ground construction with no second floor.

Ang alam ko po, no matter if you live on it or not, investment pa rin siya and at the same time, liability. Kasi ang lupa tumataas ang value. Especially if you bought a property in currently developing cities or in provinces. If you live on your property, iniiwasan mo yung part na kada buwan may binabayaran kang renta. Ang overhead mo ay ilaw at tubig at kung may sira o need palitan sa bahay. Isama na rin sa overhead ang amelyar. Pipili ka ng ng property na malayo sa baha, malayo sa fault lines at malayo sa gulo. Do the necessary research for this. Yung bahay niyo, tayuan mo ng business. Lalo na kapag may foot traffic. Pwede rin bumili ng lupa na pang saka. Ipa renta sa magsasaka at 80 / 20 na hatian sa maaani. 80% sa magsasaka(renter) and 20% sa may ari ng lupa. By law po yan dito sa Pinas. Next investment, REITs. Kung ayaw mong gumastos ng sobrang laki sa pag bili ng property, sumosyo ka na lang at mag antay ng dividends.

Optimistic siguro 2yrs or sooner IF you are a seasoned businessman. Yes, you COULD earn 50% or more per year OR you could lose all that money. Compare that with real estate wherein, if you go with a reputable developer, it is relatively unlikely to lose investment from it. Let's face it, not everyone has entrepreneurial expertise or experience. Why squander away hard-earned money for that? On that note, dapat gawa rin ng video ng 8 lies about starting a business.

2008 na grant ang Pag ibig rowhouse na 300K contract price. 2.2K monthly amort. 2010 nag abroad. 2012 bumili ng isa pa 200K sa Pag-ibig. Ang upa 3k noong 2012, ngayon 2024. 4.5K. Ang halaga kapag ipagbili mo nasa 500-600K w/o improvement. Kumuha lang ng bahay na kaya nyong hulugan kahit mawalan kayo ng trabaho.

I don’t agree tagging the idea of buying your own house and lot property a misconception and a liability (temporary liability will be suitable if you acquired it based on loan). There is an opportunity cost when you buy your own house and lot versus renting it. Personally, the opportunity cost of renting is much higher than having your own property. Having said that, cost of renting I believe in the PH is much higher because it it suceptible to changes specially if the economy is not doing good. Plus, there are implicit costs that are not purely in monetary value if you are just renting a house and/or lot. These should be taken into consideration and not just based on direct monetary value.

Lumaki akong nangungupahan.. pero nung namatay ung papa ko na OFW nakapagpagawa kami ng bahay 4 storey which is tinitirhan na namin ngayon from 13y/o to 35y/o - 22 years no renting.. then nag housing loan po ako at the age of 28y/o subdivision at 870k at after 3 yrs may mall na po sa harapan ng gate ng subdivision kaya sobrang nag appreciate ung price, pero pinauupahan ko po sya now for 4 years na.. although may monthly mortgage ako pero kinukuha ko un sa renta ng tenant ko.

Owning a house or a condo without any mortgage is still a good investment as long as you live in it. I bought an Ayala high end condo property years ago and we are living in it so it’s a good investment for us. No debt, no mortgage and fully paid up.

I don't agree with the 8th point. Of the 4 properties I bought through the years, I bought 3 directly at very low and negotiated prices with the owners. Some of the properties I failed to buy before sealing the deals with the ones I bought are because of agents who not only refused to negotiate but also overpriced the properties significantly. One even keeps on adding a few hundred of thousands after I got approved by a bank. And the only property I bought through an agent later turned out to have an undisclosed history.

when you buy a house and live in it for a very very long time is still an investment no matter what. A single-family house in the 70s in San Francisco back then was priced between $30 to $45K. Now the same home costs approx $1M+. You cannot say buying a house and living in it is not an investment? So you rather rent if you tend to live in it due to owning a house is a liability? Renting is when you're paying someone's mortgage/investment. In California, there is a renter law that protects renters which has more rights than the homeowner. In regards to condos in BGC, the prices are outrageous, and overpriced, not sure how well is made, if it is earthquake sounds, etc?

Unfortunately, the passage of time does not define nor classify what an "investment" is. Its the "act" of we do with or towards the property. People tend to misuse the term "investment" and simply just use it to describe or justifify almost anything that we acquire, when that is not always the case. "An investment is an asset or item acquired with the goal of generating income or appreciation. When an individual purchases a good as an investment, the intent is not to consume the good but rather to use it in the future to create wealth." -Investopedia So yeah, even if the property in San Francisco is already valued at triple of what it is today, as long as it is not rented out or sold to generate financial profits for this matter, it will remain a liability and not an investment. Its just how economics and the finance world have defined and applied these terminologies since they have been coined.

When buying something, whatever it may be, there should always be due diligence; the same applies to investing and creating your own business. If your property investment fails, just like a business, it means you didn't do your due diligence, in my opinion.

It all depends on your guts n opportunity, wag bira ng bira at sobra bilib sa sarili. May kakilala ko during 1970 they want to buy a huge house in makati for 1m+, but the dad says open nalang business in bulacan. Sure the house in mkt will earn bigtime, but fast forward 30yrs, they were able to buy 3 big house in makati qc etc n send kids to US for schooling, and enjoy good life for 30-40yrs.. Lahat katas ng business.

Palagi nyong tatandaan na ang Lupa ay may Value at ang value ng lupa taon taon ay Tumataas na parang Ginto. kaya kung bibili ka ng house and lot tirhan mo man o hindi iyon ay investment dahil un ay may value na tumataas. na kung gusto mo nang ibenta o ipamana mas mataas na ang presyo ng lupa compare sa panahon na nabili mo iyon...

Karamihan dito sa amin khit 200sq.m ung nabili ngayun dinevelop nila now resort na ngayun 25k per day kita nila...nagsimula lng sa bahay kubo at maliit na pool...Wag po tayu bibili kapag walang titulo at right of way hahahs

How about po if you purchase a house para tirhan, with the intention na magka cost saving ka dahil you save amounts from renting instead? Yes, owning a house entails additional costs like maintance, etc., but what if in a period of say 10 years, your cost rental cost would have been higher compared to owning the house. Also, you forgot the intangible benefits of owning or buying a house. @Chinkee Tan, you also considered the amount when in your definition of investment. How about the intangibles? Example: peace of mind or comfort, which if you are going to quantify, will give you a better state of mind and will good bodily health, which in turn will make you more productive which in turn will provide you better monetary returns.

wag isipen na yung lupa/property na titirhan mo ay liability..kailangan sa buhay ng isang may pamilya na bigyan niya ng maayos na bahay at tahimik na mamumuhay ang pamilya.depende sa property na bibilhin kung liability o investment..done buying a condo near edsa but i sold it later coz liability kapag d nakukuha ang monthly amortization sa paupa,i just focus sa property na landed house at nagpagawa apartment at ngayon nag gegenerate ng income, and rather than investing ang pera sa mga nag aalok ng investment daw, ibinile ko ng lupa na lang and after 7 years yun 800k na binile kong lupa ay 3m na ang proposal ng mga gustong bumile,kaya masasabi ko na ang lupa ay magandang investment,kesa ilagay lang sa bank na inde tutubo ng malaki at napag iiwanan na ng inflation ang value👌
