I'd probably swap the living room and move the laundry room back nearer the kitchen. That way, the living room would have some windows. Love that master bedroom and the walk thru closet!

This is my favorite so far of your designs I’ve seen so far. I do agree with swapping the laundry to give the living room windows, but otherwise ❤️. Chefs kiss for the amount of kitchen/ dining room storage🥰. Well done!

Nicely done! Very roomy with good traffic lines. Nothing feels cramped. This almost feels like the clubhouse for something else, especially with that enormous kitchen! While you could swap out the laundry room for LR windows, I rather like the way you have it here. The lack of windows makes you focus on people and things in that area, rather than looking out some small windows.

Lorsque nous achetons une maison, c’est pour y vivre confortablement à l’intérieur.J’ai toujours regretté cet espace béante perdue à l’avant et trop accordé à l’extérieur!…Tandis qu’il y manque d’importantes commodités à l’intérieur de celle-ci pour y rendre la vie plus commode et agréable possible. J’ai toujours considéré que l’entrée avant d’abord (garde-robe, emplacement pour souliers et par-dessus) primordiale, la cuisine ainsi que le salon étaient les deux pièces les plus importantes et imposantes de la maison, et les plus fréquentés. I always look to see a carport or where one could go. I live in a rainy climate so I have to have a covered parking and unloading area.

Best one yet! How much? Only thing is we make both bathrooms little bit bigger with a tub in the shower that way when grandkids take bath wont be all over the floor just it be going down drain in the shower floor. Master bath a little bigger shower with stand alone tub.

Jasper, I know you’ve taken a bit of a beating regarding the location of the laundry room and I am not going to change that trend. I am, however, going to offer my suggestions for a solution. If I read the floor plan correctly, I see two pantry type spaces in the kitchen. From what I could tell, the one by the fridge is the largest, so keep that one as a pantry. The other one - near the dining table - could easily be a laundry cupboard with some room left I think for a shelving unit to store all your laundry accoutrements. It is also close to the back door, making it easy to hang out clothes. But then, what to do with the space where the laundry currently is? I completely disagree with taking down that wall to give the living room its own windows. There are loads of windows in this plan and having people walk straight into the living room has always been a no-go for me. One thought was to make it into a closet near the back of the space with a bench in front of the window. The second thought was to make it a powder room, but I think that more bathrooms than bedrooms is a bit eccentric unless you live in a one bedroom home. If I was designing it for my own purposes, that would be my craft room, but it could also be an office or homework space, depending on your needs. Hubby would absolutely go for the closet and bench which I would be very happy with as well. Ok, now let’s get to the stuff I loved, which was absolutely everything else. Could I live with this the way it is? Sure, but my tweaks would be pretty simple if done at the design phase, so why not, right? Oh Jasper, that kitchen……. it makes me want to jump in and start cooking! I love how mindful you were of kitchen storage - I’m guessing you remembered how much us old gals like to cook for our families! One of my daughter in laws told me that my two love languages were baking and cooking! I looked at that kitchen and with a few tiny tweaks I would spend many happy hours there. The living room is generously spaced and looks so inviting in that configuration. I have zero things I would change in the primary suite; that is perfection personified! The second bedroom and hall bath are also beautifully done. I couldn’t figure any place that would work to have an attached garage, but I am sure that you could execute a detached garage with enclosed breezeway to match the charm of the exterior. This one is really beautiful, Jasper❣️❣️❣️

This house floor plan is superb, however, for me, the external wall coverings are not to my taste and I would change them as to me the stone and wood colours don't match in tone and I'd change from stone to wood inside. I love the big fireplace...Wow. I'd get rid of that TV (square God) and hang my guitars on the wall, place my record player on the unit and stereo inside the unit instead 🙂 But of course it's all personal taste, many will love this house exactly as is, aren't we wonderfully different

It's a good layout with all the necessities, but the living room needs a window. I'd trade the fireplace for more natural light!

Here is my problem, Jasper. I absolutely love this home, but my daughter and her family are six people and I would not be able to sleep them so they would never come to see me with the cost of travel and hotels. Could this home be modified to add a loft with a small bathroom 5 x 9‘ to sleep the four kids? As I have dogs and do entertain on the back patio area I would much prefer the roof would also overhang to cover part of that back patio. Do you have something very similar to what I’m asking for considering that I do like the interior of this home and floor plan with the two bedrooms downstairs and two baths and loft for 4 plus bath?

Like most of it. I would put clerestory windows in principal bedroom and bathroom. And where is the mechanical room for furnace, water heater, water softener etc… Never show this in any of your designs!

Wider doors to accomodate handicapped, needs more windows/natural light. Feels claustrophobic to me
