Funny I don't agree with #8. From my experience of doing SA since 2012, the referred guests via word of mouth are the worst. One turned up and said he didn't like my place and was gone. You'll make enemies if you ask for deposit and don't return it if they change their mind. The best guests are via social media or SA sites. Besides, you'll be lucky if you have up to 5% guests via word of mouth.

I disagree on the cancellation policy. You shouldn’t compromise on a strict policy. During Covid Airbnb refunded all customers anyways

Thanks for video, we at micnicbeds have just had our first customer in our 3 bed house; they said they loved the property and was very comfertable but never left a reveiw like they said they were going to. the customer used two discount bookings with BDC and one with ABNB. Originaly booked for four days and ended up staying 15.
