In this episode the house is finished and I am ready to turn over the keys to the owner.
The wait for the power company was 5 weeks a lot longer then usual. The small house turned out great with NO drama and no problems. I love my baby now ON to the next one, but before that next week I will REVEAL the total price of this build. Land, fees, materials, labor, everything out the door so stay tuned!

Hello All, In next weeks video I will reveal the total price of this build. Including Land, Materials , Labor and all the Government fees and permits. Also I will be starting a NEW build soon and it will be a small CABIN and I will show the pricing for that build as well as I go along. @@usenan Thx, I did leave them some paint if they wanted to do it. But honestly it was not worth painting for what purpose that room serves.

What makes this house great to me is the narrator keeps saying, “ I love doing this.” A builder who says this is a gem. So if there are little tweaks, and there always are, he will be glad to work with you until you like it as much as he does. What a thrill. Glad I found this channel, when everything I see in my state are still 4-5 bedroom homes. I want this homes like this...what state? Did I miss that?

Thank you for the kind words, the house is in Georgia USA. I once heard if you love what you do you never work a day in your life. And by the way I am almost done with my cabin build (448 square feet) and the house after that should be somewhere between 700-1000 square feet. 2 bed 2 bath.

Migraine Craftsman Yes, I agree. It’s always good to deal with people who are passionate about what they do. I’m interested in knowing everything about those two project (448 sf & the 700-1000 sf) as well as the cost of this build. Question: Where in Georgia and do you build any other states?

I love when contractor put lots windows in a small house specially in the bathroom. With all the heat, steam and smell 💩 that should be a must in every house 🏡 👍🏼👍🏽👍🏾👍🏿👍🏻

More land, less house is a perfect option for a starter home or retirement living (you don't really need the second floor, but you can add if you want). You did a great job. The ceiling is a wonderful touch. This house is just right for so many people because it feels spacious and open. I think homes like these will be sold right away. We no longer need the third bedroom, instead the second bathroom is much smarter. I look forward to seeing more of these in the future.

You can always build on. Our neighborhood is like this with the homes in this range (2-3 bedroom homes) and larger lots up to 1/4 of an acre. Everyone has built on as needs changed.

Omg!!! It's perfect for a single mother and a teenage daughter! Wow. Everything I have seen is either tiny house or big. Thank you for sharing your " craftsman style" with us. I think its absolutely amazing! I could just imagine the possibilities and potential for each space. The kitchen is beautiful. The mater bath I feel is the perfect design; as we age we all need a walk in shower.

Thx Man, I am 95% certain that the next build will be a 16 by 28 Small Cabin. I'm closing on land this Wednesday and here we go again, I can't wait.

This is the size of our house so it gives us great ideas for remodeling the kitchen! Are you still posting videos? My Dad was a carpenter, and your comments on how you loved your work touched my heart. It sounded so much like him. He would pass by a building he worked on downtown and say, "I built that!" Never stop doing that, especially around any children you have. It makes a memory.

always consider 2 baths or least 1-1/2 baths 1 bath homes are harder to sell these days

This would be a GREAT RETIREMENT HOME!!!! Would have to have 3 Bedrooms. One for us, one for my daughter and her husband, and one for the Baby Boys!!!! LOVE the DOORS!!!!

That is exactly who bought it a retired lady. She didnt want much of a yard to take care of so its a easy house to live with.

I like these normal sized houses. Thank you for building new quality homes for working class people. Everything new being build around here is just huge and incredibly expensive. I wish we had more homes like this. Right now Im stuck renting. I just dont want a huge house and I dont want an old run down small home. Not many homes like this.

For the last 35 years we have lived in a 170+ year old plantation house, I love it but now I want a small house like this one on a slab because of my wheelchair...so instead of a starter house, it would be an ender house LOL.

Lol that is one of the reason I put this on a slab, easy access , that is also the reason why the master has a easy walk in shower.

🖤Bless you!!! Builders don't always consider aging population. Walkers & wheelchairs make it tricky to get around standard bed & bath doors too. Nice separation if had a caregiver living-in 2nd Bedroom too.👍

I rely on an electric wheelchair as well. Am currently working on a floor plan for a 1 bed/1 bath house suited to my disability. How I wish that "Migraine Craftsman" was in Arkansas!

I have to agree. I have advocated for years that ALL homes should be built as a multi generational structure. I am widowed 2 x and now am disabled myself. I cared for both my husband's and did my very best. I could certainly give specifics for it all. Example.. Instead of rocks or concrete...use artificial wood decking. Looks great...last forever....works great for wheelchair or walker

Avotts concrete is typically better then composite decking. Longer lasting, and non slip.

This house would be perfect for me. I would only want an attached garage so I can walk straight from my car into the house. Other than that, this house gets two 👍😃👍

alice coppers, I've lived my whole life in a house with an attached garage. From my parent's home to now my own and a fire in the garage has never happened. I will take my chances, I still would like an attached garage. 😀

@@Miss_Loving I'm with you Msdogooder! I'd have to have an attached garage with garage door opener. Keeps your vehicles pristine, and you don't have to scrap snow or frost! I'm 66 and I've never heard of fires starting in garages. Not to say they can't, I've just never heard of it.

@@constancenewton3961 I need to write a book :) But the best thing I can say is to look at my playlists, so far I have finished 2 builds and working on third for youtube. All of them were from the ground up and I cover all the major expenses. Permits, lot prices, utility connections pricing, foundation etc etc. You are already doing your homework, by asking so if you keep researching and looking for information you will learn how this goes together. As always you can always hop around in my videos and you can see things go step by step with prices included. Hope that helps.

Beautiful home My husband and I raised 4 kids in a 980 square foot home only 2 bedrooms set up for 2 girls and 2 boys. We all survived 😆 30 years later it's time to freshen up the place and do a little remodeling.

I live in a 300 square-foot house. I really like it. One day I ask myself, how much room do you need to cook dinner, how much room do you need to recline and watch TV, ECT. There are so many advantages to a smaller home.

I love the smaller windows! Because all the windows do is take up wall space! I want this house! Perfect for me a single senior lady! But unfortunately I’m in Wisconsin, much to my regret!

Mr. MC. Keep on doing what you are doing with these small affordable homes. I think you are helping a lot of people to understand how a house is really built and how much they actually cost. I am already pretty knowledgeable about home building but for those who are trying to learn you are doing a great job going through the process of everything involved in home building. I love the attention to detail you put into this home. Especially the bit with the bathroom sink, making it bigger and easier to clean was really nice! The lay out is really nice too 😊 you put alot of thought and consideration into this home. Almost as if you planned to live here yourself 😉

I used to live in a 720 sq. ft. home with my hubby and two dogs. Only had one bedroom...but was fine for us. On acreage for our horses and large organic garden and pasture for the horses.

So true! For some reason you never see starter homes any more unless you find old ones, usually in cities. I wonder why? Maybe developers only want to build huge houses to make more money?

Nice! I'm a K.I.S.S. type of gal. Keep it simple stupid-and minimalist. That's all one really needs, except I'm not a dishwasher fan-like to do them by hand. Lived near giant McMansions a good share of my life. What a waste of space, money to heat and time to clean. Rather have the extra space for gardens or animals. + less debt paying off those HUGE monstrosities.You just won a new subscriber.

/cheers Cooking on a fire is better in my opinion, but we don't have gas lines here where I live/build , so it would have to be run on a tank.

@@MigraineCraftsman We use exterior propane tank for our home. Feels far safer to me than cities that have natural gas lines that occasionally explode with major damage.

This is my dream to build a minimal house very basic and live in for 5-10 years mortgage free while I save all my money and then buy my dream home cash. Love how this turned out.

What a great house! Bigger than a "tiny house," yet small enough for one (or even two) people to live comfortably. Since I live alone, I'd use the second bedroom as a craft room, adding a pull-out couch for overnight guests. I love the builder's enthusiasm...that's so wonderful to hear!

Thank you for the kind words, putting in an island would be a piece of cake. All you have to do is buy 2 lower cabinets (2feet by 2 feet) join them together to make a 2 by 4 cabinet space put a 4 by 3 foot slab of granite for overhang for a sit down bar type area and you are done :-)

I love this house! You have every right to be proud of it! I like the mechanical room off on its own as it looks like it has space for some tools like a rake and snow shovel, a few things like that. Obviously you wouldn't want to overload it in case any work needed done to the water heater/furnace. Good job!

Nice house! If you plan to market to disabled, especially a wheelchair user, make your doorways in the master bedroom wider. A standard wheelchair can go straight through a 30 inch door but would need about 36 inches to make that turn into your bathroom unless they had a small bed. Any extra width helps. Closet door wider too. Full width door to second bedroom closet makes it easier to see and access clothing. Very expensive to widen doorways especially in load bearing walls. Sadly, I have seen many people wind up in nursing homes because they cannot get into their bathroom. I love what you are doing to create new affordable housing.

The house came out very nice; beautiful job! I like the gravel around the outside; it should keep mud and dirt from coming inside the house. The vinyl floors are very nice. I'm looking to do something similar but I'm probably 2 years away from putting down a finish floor. I like how all the door handles match along with the fixtures. The kitchen cabinets are beautiful. I forgot there were 2 bathrooms. I love the main living area and kitchen with the wood on the ceiling! - Dave
