What do you think of this 480 square foot tiny house? Full tour and interview with Maxime, who built and lives in the house with his girlfriend.
We asked Maxime why he chose to build a house this size, how he found a legal place to put it, and what it's like now that he's lived in the house for over a year.
We love that Maxime's house has low energy needs because it's a small home with a passive solar design, extra insulation, triple glazed windows, and in-floor radiant heating.
He has a well for fresh water, a septic system for waste water, and he's hooked up to a municipal power grid. He says that with his design and low energy needs, it wasn't necessary to invest in solar, although that's not always the case with every home.
We love tiny homes on wheels, but we also love that this one is just a bit bigger and by being on a foundation, helps eliminate some of the issues with tiny houses on trailers, notably, the plumbing issue. Drain pipes and water intakes are less likely to freeze in our cold Canadian winters.
This house seems like a very sustainable, long-term housing solution for single people or couples who don't need tons of extra space.

This is exactly what I've been looking for. Traditional tiny houses are just too tiny and yet a traditional family home is too big. I've been looking for the right mix in between and this is it. Incredible home, just perfect.

they watched this nice video...agreed with you.... and as of 2022 this year in those regions they are removing this ability and making people get a full building permit and probably the 150g it cost to build = oh.... canada. means you can't build this anymore for cheaper.

I'm so excited to see more of the just "small homes" rather than "tiny houses" like this. You really get away from the restrictive width of a trailer and people really get creative

Theoretically, the least heat loss happens in cubic homes, say perhaps 20x20 with two floors. Second best would be square homes with a very well insulated ceiling. I was honestly surprised to see this listed as a Tiny Home. Always heard 400 square feet was the cap for Tiny, this is moreso small or perhaps Very Small

I couldn't agree more. In my other comment I mentioned that I personally didn't consider anything on wheels a house. My other solid belief is "no sh*tter, no shower, no home." Many might disagree but that is how I feel.

Perfect size for a retiree. A lot fewer things to worry about and easy cleanup. Very nice floor plan and style. Good job.

yeah, most tiny houses look like they'd be very unpleasant to live in. Something the size of a normal apartment like this seems a lot more doable

That's because this is not classified as a tiny home since it's definitely bigger than 400sq For me I'm going to have a customizable home built for me for less than 400sq on 4 wheels. This house is more like a 6 Wheeler.

Bingo...this house is ideal in all ways! Small footprint with a 'real' bathroom and kitchen, and a bedroom without a ladder. It's truly do-able for long term living! Thanks for finding and sharing it.

To maximise potential profits my grandparents landlords build everything wheal chair friendly on about a third more space. Something I would put value on like an extra bedroom (in case I have children or Friends visiting without a home of their own.

I agree I prefer 1 floor home but not these 1000 + square foot homes. No reason for a huge home if your single or have no visitors or kids.

Very nice home it would be nice to be ADA accessible and have a guest room for visitors. Love the deck out front also.

@@fionafiona1146 I think accessibility is definitely a long-term consideration that the majority of tiny homes just don't account for. A small one-floor home seems ideal. I had surgery recently that left me with reduced mobility for a week or two and you'd be surprised how difficult climbing just one step or having to lift your leg over the side of a bathtub can be!

Me too! I m a single, frail retired lady and so desperate to get out my of apartment which has turned totally ghetto since the new owners bought 2 years ago. I could easily live in a home like this and wish I could take my rent payment and apply directly to my home. I'd rather have trees and birds as my neighbors instead of the thugs and gang bangers that they are letting move in now.

Me too, but I can't really imagine living with somebody else in about 480 square foot. I have no dining room. And my washing machine is in the kitchen... I don't know, if you build a house, why not put a little extra space so you don't have to fold all your furnitures? I'm not into giant houses but especially when you have a huge land and no restrictions for the size of the house, it does not make sense at all to make it the smallest possible.

Of all the tiny house videos I've seen, this one is hands down my favorite. I love how they designed it and how they did so much of it all by themselves. Congratulations, it's gorgeous!

More reasonably small houses like this are definitely a good idea. I've always felt that tiny houses on wheels are too small to be practical long term. Something slightly larger, like this, makes a lot more sense to me.

This does not make sense, if like many, many people you don't want to buy land and make payments on that! It makes sense for those who don't want to travel and live anywhere they want, at any time with home on wheels

@@JQUICK21 If your goal is to travel then you're better off with an RV or trailer. They're built with materials that are light and hold up to the rigors of road travel better than these tiny homes that use more conventional building material. It's like mobile homes, they're not built to hit the road in and explore. They're made to be delivered to a site and left until they rot. These people who're trying to pull these wood structures down bumpy roads will be in for a rude surprise. Secondly if you don't own your own land where do you intend to park your tiny home? Few boondocking spots will be suitable for such a structure (how will you travers sandy soft soil? how will you traverse muddy dirt roads? If you don't plan on boondocking at BLM land or Wal-Mart then you're planning on staying at trailer parks, camp grounds or even specialized tiny home parks...all of which charge steep fees (rents) to do so....so you'll be packed in like sardines, paying so much money that your landlord can EASILY afford all expenses on HIS and HER land. Trust me, the only way tiny homes makes sense is if you own your own land. Never own a home that sits on someone else's land (even temporarily). If you don't believe me just check out what's happening to trailer park residents throughout the country (but in particular California).

Excellent well thought out layout. My husband and I live in a 512 sqft home we built ourselves. We run on solar, south facing windows, wood stove, collect rain water. Building as we could afford to pay with cash- has allowed us to live a debt free life. Which gives us more freedom to travel, not be slaves to the work force. ... great job!!

New to all this and so I need to learn why the south facing windows that seem to be the way everyone goes? Sun moves east to west and maybe it is more south along that trip eh?

@@JQUICK21 it moves east to west and is directly overhear mid-summer, but its angle in relation to the ground changes and is very low and south facing in the winter. If you put all your windows on the north, for example, you will get zero direct sunlight. With proper overhangs, you can get direct sunlight during cold winter months, and almost no direct sunlight in summer months, reducing your cooling and heating needs.

@@JQUICK21 disclaimer: that is only accurate if you're in the Northern Hemisphere. Reverse it if you're in a chilly region of the southern hemisphere. Also, if you're in a region that doesn't get cold, concentrating your windows on the East and North (in Northern Hemisphere, South if in the Southern) will minimize solar heat gain

I've been checking the tiny house trend for several years in preparation for building my own soon. This is the best I have seen for my purposes. It incorporates many of the ideas I've had for comfort, convenience, and efficiency. Bravo for an excellent design and beautiful outcome.

I like when people say "Friends and family came together to help them build their house" ... its like living in old ages, when a male child is matured to have a wife, he mold blocks alone or with friends, then friends and family comes together to build the house and roof it for him

Always been a bigger fan of a small home that is actually affixed to the ground, rather than a tiny home on wheels. My favorite version of this I've ever seen. Radiant concrete floor + passive solar design + well + rainwater collection + modern aesthetic = LOVE

This is just set up perfectly and the absolute perfect size. I've retired from the US Navy and Im seriously considering this lifestyle. 💗 I'd love to see this beautiful home. Maxim is so happy with it. I can tell!! I'm so very proud of him. 🤩 What an amazing job he did! Blessings!! 🦋🙏😃

Great house, and I love that they took their time to get it right. It's very wise to super insulate rather then spend a lot of money on solar right at the beginning. Also fantastic to use floor heating. One of the best thought out tiny homes I've seen.

I'm absolutely blown away at how well this home was planned and designed. It's also very beautiful and relaxing to be in because all the interior spaces we're so we'll planned and the color choices kept nutural

Lovely economical size. Beautiful setting, with a great long term plan. The change I would make is flipping laundry and mechanicals into the BR space. You could pan the entire bathroom, put in your drain if leaking occurred and only have the kitchen sink to then be a water concern. I would enjoy a follow up on this particular build, how the outbuildings is incorporated and the property is developing.

This is the best tiny house I've seen in intelligently well thought out it was economically, saving space, electricity, and not too small. It is something I would be happy with for the rest of my life. It even saves on taxes. My wife and I also live to travel, and her family is an 11 hour flight. I would love to build one just like that.

I LOVE their home! Very beautiful and well planed build. I think it is wonderful that they can afford to spend on outdoor activities rather than on a huge mortgage. I really think the design is very clever too. Thank you for sharing

This tiny house is adorable! It's so comfortable, and there's space to move around the house. There's hallway in it ! The bedroom is not at the loft! I love it.

"Just have what you need" makes perfect sense...subdivisions have different plans which almost never works for the family...tiny homes are cramped and does not fulfill a cozy feel/need...a small home with just what we use,perfect...keep things and cost at check...wow! I think I have found the perfect small home! Your design is wonderful, incorporating storage and light reflecting mirrors. I live alone and want somewhere small but without feeling cramped, this size and design I think is perfect! Just a studio and greenhouse and I would be one very happy old gal! Great floorplan, love the pitched roof with huge windows. Love the radiant heated floors, super insulation and triple pane windows facing south. You can always build a storage shed, root cellar and carport down the road as needed, if needed.

While I've got your attention (sorry for taking use of your time ;) ): I regularly wonder what houses / projects such as this might cost in different countries. Being from Austria myself, I would guess that I couldn't build anything like that for under 80 k€. Do you have a rough estimate how much this gem cost?

Love this for so many reasons. Love the design inside and out. Love that he built it himself with friends and family, so many good memories. We are considering building a small home now that we are close to retirement so I appreciated seeing another build on a solid foundation. Thank you for sharing.

Don't go smaller than 14 by 18 living room and 14 by 18 bedroom. 6 by 10 bathroom. The big bedroom is the 'get away from you' space.

After making many tiny/small house designs, my favorite ones are around 18'x18' or 325 SqFt (5.5m x 5.5m or 30 SqM)... so basically designs like this. With that size you can get a lot more functionality and privacy, without having a big footprint.

Chaz Evansdale, after experience living in small to large homes, I wouldn't go smaller than 600 sq. ft. plus a garage. Two bedrooms minimum! Especially for two people. People need privacy from time to time. If your spouse/roommate snores, you'll be grateful for the 2nd bedroom! Small seems good, until you consider you need room to store holiday decorations, ski equipment (or gear for other hobbies), tools, seasonal clothing, etc. I've had a friend live with me on two occasions when he was between jobs and homes. Extra space in homes can value society as a whole.

The TV show Doctor Who mainly features a single TARDIS used by the central character the Doctor. However, in the series other TARDISes are sometimes seen or used. 😁

In Mexico there ara a looot of houses that size or smaller, they are called INFONAVIT (because of the company) but the difference and the reason they are so hated in here is because they´re incredibly poorly planned.Really thin walls and the goverment makes them for families, biig families. That´s why i love watching this videos this is good arquitecture, nice planning. I wish the goverment would plan the houses accordingly to the needs of people..

samantha Soleno unfortunately, you can’t depend or trust the government to do any of that. Only way possible would be to make materials affordable for even poorer families. This guy’s tiny house is a testament that it is possible with 1-3 people

Thank you, thank you, thank you! What a wonderful and inspiring presentation. I'm 51 with a wife and two teen kids but i could see us retiring in something like this. I'm a mad gardener so dream of growing most of my produce. Australia has a very temperate climate so i could get away without the heated floors, but like your plan for a wood burning heater that would be perfect. Thanks again. I'll save this as you have really inspired me.

I love it! It’s just about perfect. I would only add on more thing - an overhang for the front of the house, about 2 to 3 meters out, for protection during storms.

This is perhaps a perfect size for one or two people whom are not so interested in towing your house behind you. If more cities, counties and zoning commissions would permit sub 400 Square Foot Homes, much could be possible, thank you for sharing this one.

The idea of more cities and counties allowing for tiny houses is great, the actual practice is where things get shifty. Allowing a well designed tiny house also opens the door to cage living; the likes of which can be seen in places like Hong Kong, where 20 to 30 people are living in 500 sq ft. That's an extreme example of course, but an arbitrary line has to be drawn somewhere. I'm not sure square footage should be the measurement we go by, to be honest. How do we regulate housing to ensure that people who want to live in tiny spaces are allowed to, while also preventing the poor from being forced into tiny spaces? I doubt there is an answer that perfectly does both of these things.

@@danieljude3155 You could still have a required minimum sq ft/person. Just allow it to be smaller. Say 150 sq feet for a permanent building. And if someone wants to live in a tiny house on wheels, that's basically the same as living in an RV. If you own the land, the law ought to allow you to do that. (I know there are many places it doesn't, but it should.)

But you can't legally live in an RV; legally, tiny houses are RVs. Granted this type of law is regulated by complaint, so if no one complains you can do as you wish. However, one nosy or unruly neighbor can leave you stranded. The problem with long term RV living is that their are no regulations on things like building codes. For example, if my house catches fire, I can flee out of my front or back door, as well as out of most of my house windows. I have seen many, many tiny houses where there is only one exit. Imagine a house fire, while someone is sleeping in a loft only accessible by a wall mounted rung ladder. Even worse, imagine if that fire was caused by a person trying to do some DIY electrician work and it spread to other buildings. If a person wants to live full-time in an RV, I think they should be allowed, but only if the RVs are regulated like normal living structures. So professionals for things like electricity and plumbing, and high standards of safety.

Have you considered an apartment? There are of course pro's and con's to any housing arrangement, but an apartment would get you the sizing that you are interested in.

@@aljowen, I'm a bit confused how my comment generated a response about consideration for an apartment. Currently I do live in an apartment by choice and am quite happy. However, I rent out the large home I own and used to live in. I only commented to the affirmation of this choice for the content creator who presented this sub 400 square foot beauty.

My first house in 1984 was 710 square ft. I loved it. You would be surprised how happy you can be in a smaller home, with more money to spend doing meaningful things. I feel like times are changing, and people are tending to build or buy smaller more affordable homes. Nice video!

I guess the term "tiny house" depends where you are from. Where I live it's officialy from 300 to 600 sqft and a small house from 600 to 1000 sqft. In some countries that's huge in others it's small... Personally, I really don't care what my house is considered and the message I'm trying to say in the video is you need to build a perfect sized and comfortable house that fits your lifestyle and your needs.

We also have a 480 sq ft home.... it’s a two bedroom 1 bathroom... bought it for $9,000. Extremely blessed to have found such a great deal.

Great video thank you! I enjoy house tours this size and not on wheels, which isn't always easy to find. My dream is to build a small home, but I want to stay in one place, so no need for it to be transportable. Also you wouldn't be allowed to live in a home on wheels permanently where I live. I can relate to him talking about rules, in a lot of new sections you aren't allowed to build a small house here either. It makes no sense! This was a lovely home and just the perfect size

in most parts of our country you can't build something that small. In NC, where a friend lives, you can't build anything under 1200 SF, which is about the minimum one really needs long term.
