Could you explain a little more about the risk here please. Crowdpear seemed to be one of the better ones (and typically given positive feedback on this channel) and I currently have no complaints. Doing a better job than Estateguru, Reinvest 24.

Crowdpear is lending money to third-party borrowers which are typically developers. The loans are secured by a first-rank mortgage. In the situation where the borrower decides not to repay the loan for various reasons, Crowdpear can't do much apart from starting the recovery procedure which can take some time. As Crowdpear is not connected to the borrower, they have no control over the borrower's business - compared to PeerBerry, where there is a very close connection with the Aventus Group of companies. PeerBerry always knows what's happening with all lenders, whereas on Crowdpear it's not possible to have access to all the information as the borrowers are not connected to the platform. The risk with 3rd party borrowers/lenders tends to be higher as the P2P platforms lack insights into the borrowers daily operations.

Hi, thanks for your professional content on p2p industry, perhaps the best there currently is! I’ve invested in a few platforms that you discuss in this video but I have a question about esketit, why do you move your money to another platform due to cash drag and not buy loans manually on secondary market? That is what I am typically doing when i see uninvested capital and I choose loans with 0.1% markup and group guarantees. Is that a risky thing to do or a wise thing to do? Esketit is my best performing platform so your input would be highly appreciated!!! Thanks!

Good question. I invest primarily in AvaFin loans, and there are barely any available on the secondary market. The risk on the secondary market is the same as on the primary market, I just don't like paying a higher price to investors who got lucky with the auto invest and are now trying to exit with additional returns on the SM.

Thanks for the prompt response. Got it so I will continue doing what I am doing since there is no extra hidden risk. I am giving them an extra 0.1% and getting a 10.9% pa return on EUR when bonds and other safe investments offer 3-4 times less return.

Just keep in mind that the premium on the secondary market is calculated on the outstanding principal. The 10.9% is the interest per year. If the loan matures within the next few days, you will only get a fraction of the internet while paying a premium which may be higher than the interested earned. Something to keep in mind when trading on the secondary market.

Thanks for the update Jakub. I would like to know your thoughts regarding PB's ROI, from 15-JAN all loans will be between 8-9%. Within 2 years PB's LO decreased their ROI around 2-3% performing poorly regarding the demand/supply ratio. PB managed to repay all war loans but significantly decreased future returns for investors.

Unfortunately I don't think that we will see higher interest rates on PeerBerry anytime soon. The demand from investors is huge which is why they are decreasing the interest rates and adding new lenders to balance it out. PeerBerry has done a lot of things right over the years and the protection of investors' funds is a priority. The repayment of €50M of war-affected loans was covered by other lenders within the Aventus & Gofingo group of companies so it makes sense that now they want to lower the cost of capital. Additionally, Aventus has applied even further security measures for their portfolios to protect their business, hence the security for investors increases as well. Investors who will want to increase their return on PeerBerry would need to invest higher amounts, to get the loyalty bonus or simply invest elsewhere. In every market there is a limit of how much a lender can safely fund from one funding source and PeerBerry's partners follow conservative limits, which are more sustainable.

Another great video! I was wondering how much % of your portfolio is p2p? As it still brings some risk along. I find it hard to decide what part of the portfolio I should dedicate to it. So wanted to hear what you do :)

This p2p portfolio is about 21% of my assets. Keep in mind, however, that P2P isn't all the same. Investments on platforms with good long-term performance have a lower risk than on platforms with non-transparent business models, shady management, or poor track records. Hi Jakub. I'm trying to figure out on Fintown the fees if you want to exit your investment early and sell it on the secondary marketplace. Could you explain in big lines? Thanks!!

The fees depend currently on the time when you want to exit. The longer you hold an investment the lower the fees. You can review it here p2pempire.com/en/review/fintown#h2_7 under the "Liquidity" section. Note, however, that Fintown is preparing an "Early Exit Program" for 2025 so things may change in the future.

@@Thund3rSt0rm123 Fintown doesn't offer a traditional secondary marketplace yet. You will need to contact them directly if you want to exit early. Investors who want to have quick liquidity should stick with Fintown's FLEXI project, where you have the option to exit after 30 days. Regarding Esketit, you need to deposit funds and set up the automated strategies. Then wait a week and see how much you got invested. The loan availability is limited so it may take a few days to get the funds deployed. I am not aware of any regular loan listing schedule on Esketit.

@@P2PEmpire This type of Flexi projects are low interest rated, around 7%. Even gov bonds are better than that and much safer. So its no no deal. Esketit is catching my attention but I dont know about their loan availability. Is there a fee to sell on their secondary marketplace? For 2 days the loans on SM are not moving, I guess activity is low or nothing special to bring attention on investors?

@@Thund3rSt0rm123 Flexi on Fintown can be exited in 30 days, bonds can't. Esketit doesn't charge fees for secondary market transactions. With the automated strategies, you don't need to sell on the secondary market. Loan supply is, however, lower than demand at the moment.

Hi. I have been following your channel for years now and I really like your content. I have never commented on a video but seeing that you sometimes answer, it is worth the shot. I wanted to ask what do you think about Mintos after all the changes they implemented after the video you dedicated to them around 1 year ago? You mentioned multiple times that you do not recomend them, and you took your money out of the platform. But in your website I see that you gave it a 3,5 rating. It isn't the best, but also not the worst. Would you say they have improved? Thank you so much already for all the content these years!

@@derek4373 Thanks for your input. Mintos improved over the past year but there's still room for improvement, especially when it comes to loan recoveries. It's not the worst platform out there but certainly not in the top of the list either. Some investors invest in specific lenders and it works out fine, however, having a broadly diversified portfolio on Mintos is historically not a good investment.

@@ikitoki That's possible. We have affiliate partnerships with all platforms, yet don't recommend most of them. P2P space changes quickly. I have raised many concerns about RE24 already in June 2023 kzbin.info/www/bejne/sKe0e5KprbZljNksi=mwkvw1BnB2vRVl3x&t=72 when it was possible to exit. Hopefully you haven't had a high exposure there.

Estateguru was also recommanded in so many youtube Channels...and we can see the result now... In an other hand so many youtube Channels didn't recommand lendermarket...yet I made so much money on it ... Same case for some others platforms... It's entirely your fault: even if that platform was recommended at the time, none recommended you invest in P2P in the first place. You've got to understand the context and the level of risk you're taking!
