The benefits of a small house
• Useful Space. A small space is indeed much easier to maintain, as in tiny homes, but small homes can also be segmented better. For instance, in a tiny house, there is generally either a couch that pulls out as a bed in the main space or a sleeping loft. Small homes have enough square footage to incorporate a full bedroom or two (or even three small ones). You’ll also have a full-size kitchen, living space, and possibly enough space for two bathrooms (one often being a half bath).
• Outdoor Living. If you purchase a small home, you own the land. It’s up to you how you utilize it. Add a deck, patio, and even a pool down the line to (often) more than double the home's recreational space with outdoor living space. You might be “stuck” in one place, but that one place is yours to do what you like with.
• Investment. Also, consider that you'll make a better profit when you sell the home (for your next home) than if you sold a tiny house. It’s a more permanent solution than a tiny home and often more comfortable as well.
• Energy Smart. Small homes can be quite energy-efficient - perhaps not as much as a tiny home, but you can still do your part. There’s much less space to heat and cool, which helps keep both energy usage and costs down. Check out our energy-efficient homes here.
• Space Compromise. If you love the idea of a tiny home but just don’t think you can commit to that small of space, a small house is a great alternative. You can build many different styles - such as Cape Cod, Southern style, and Craftsman - so you’ll be sure to find something that suits your taste.

Trade sink and stove location in kitchen.remove desk in bedroom for access o all of closet. Small table and lamp will do.dresser instead of desk for storage in master bathroom. But these are just suggestions! Style and design are good job!

This home has plenty of curb appeal with a porch with additional living space. There's a natural flow to the rooms which is open and airy. Kitchen has more than enough storage space. That there's the window by the kitchen sink and additional seating. Love the fact that the master bedroom has door to the bathroom. The only thing I change would be the living room. I put in gas fireplace instead of the wood stove put more storage space on that wall. Especially a place to put your outdoor clothing and gear. 👍👍👏🥰

I’d add: integrated seats in both showers, drawers & shelves built into master bedroom desk, an upholstered swivel chair instead of 1 pouf in the living room, & finally, if possible, inside access to a back porch (& if not possible, outside access with at least window access from inside ). Perfection for two!

Very VERY nice small home plan. Like the suggested attic storage idea. Would add a tub in one bathroom and make one bedroom smaller to enlarge the living room. Don’t spend much time in the bedroom. Could easily add more upper kitchen cabinets/shelves for storage. This is a winner!

Desks in the bedrooms are wasted space that could be used for bedside tables or dressers for clothes. In the kitchen, the sink should be below the window, not the cook top.

I prefer 1 big bathroom in the back of the house between the 2 bedrooms. I think the kitchen and dining should be up front and the bedroom's in back.

Lovely design! Having a double sink in the kitchen is very nice. I'd just want one of the bathrooms to have a tub for some nice relaxing soaking. I wonder if you'd include an attic with storage space since that's a pretty steep roof? Maybe with a pull-down ladder that would lower near where the bar stools are? This also seems like a design that would be well suited for rooftop solar panels. I like how you decorated this one too. :)

CEILINGS ARE WAY TOO LOW. AND YOU SHOULD HAVE BROUGHT THE KIT. CABS. ALL THE WAY UP TO THE CEILING. TRY USING A MURPHY BED IN THE 2 ND BR SO YOU CAN HAVE A FLEX SPACE....... A BANK OF DRAWERS IN THAT LONG TABLE IN THE MAIN BR COULD BE SOME PLACE FOR CLOTHING OR STORAGE.

I'd take out one of the bathrooms or make it a laundry room. Make the closet space and drawers built-in to save space . Have the desk be able to lift up and out of the way. Widen the doors put built-in benches in the showers grip bars in the bathroom. Widen the rooms. It would make the place for a single person but it's worth it.
