I never had an issue with that. Then again the condos I bought were already tenant occupied. So if they do raise the HOA fees then that means that I have to raise the rent.

That depends where you live. On the West Coast, particularly California, people are willing to sacrifice more of their budget and pay insane prices for housing. I don’t live on the West Coast and the Condo Fees and HOA’s in my metro area typically under $200 a month.

Pea, you always do your homework. Your videos are well thought out and well organized. In America, many of us prefer to live in the "suburbs" rather than high-rise condos or remote areas in the country (provinces). Maybe you and JR could feature some houses in gated communities in future videos?

Speaking from someone that's from America I find this property on the condo very small and the prices are as high as it is in America although I know there are other condos out there that are cheaper and probably have more room I've seen these myself, not to say that it's not nice it is very nice but the price is outrageous, for one thing I only seen a swimming pool does it have a gym does it have a recreation place. But still very interesting and if you possibly can do more videos on condos because I think there are some that are a lot cheaper and price, I appreciate your video it's a real heads up and understanding please continue to do more videos like this because a lot of Americans love to know the living areas like condos thank you very much you're very lovely as always

It's always good to see JR again. For a couple like us with our primary residence in US this small but affordable condo would be a viable choice considering it's legal to rent out while not in use. We walked by the development when we were staying at Shangri La. It's also easy walking distance to Lapu Lapu park.

At $225 US per Sq Foot plus all the other fees, that is no bargain compared to current US crazy prices. Most houses in the US would have closest with more space than that unit. I would be downsizing moving from my RV to it. On top of that, I don't consider the PH an "investable country". I hope to come to the PH, but I would be a renter of a much larger unit. I'm just wondering who was the target buyer when the developer built those units.

There's cheaper condos. Mactan is the upscale district of Cebu. Like Makati in metro Manila. Think about it like the uptown art district of a major U.S. city. There are definitely far cheaper areas. Yeah, if someone only prices apartments on 5th street in Manhattan then thinks there's no way they can afford to live on the U.S. that's definitely wrong

As Bret says Cebu City is a major city and you're going to pay major city prices. There are loads of high end Condo's there and they sell quickly,in more normal times at least. Plenty are bought as rental properties. They do vary in quality though, I've been in quite new ones already looking a shabby and with poorly-fitted kitchens and bathrooms,the more expensive ones are really,really nice and probably better quality than new-builds in Britain right now.

@@bretroberts950 that comparison is out of place. Apartments in Manhattan are priced based on the income demographics of the local citizens. Mactan condo price seems to target only foreigners. I have a suspicion that was not their intent, but one thing I have learned from watching Philippine businesses and government is that they don't know how to market things to get maximum prophet. They have very short sighted goals. They focus on gaining as much prophet as quick as possible and never give a thought on long term. The local 1% would buy a house to live in, not a condo.

I've seen some other condo review videos of Mactan Newtown, it definitely is "bubble living" compared to much of PH, but for a foreigner visiting long term (or permanent relocation), settling in here wouldn't be as much of a culture shock as say....moving to the provinces! Places like this makes sense for some, but not everyone. Personally, I would probably rent a condo like this instead of buying simply because there are other places in PH I would want to stay for a few months at a time. I can definitely appreciate the modern conveniences it has to offer, it's what I would prefer when retired.

@@dave8204... This is NOT typical of 'Asian, housing,' and the video is not about a condo in Singapore, but it is also not comparable to any condo in the West, especially at this cost. At best, I'd say it's China's way of developing housing for future Filipino / Chinese renters at the expense of today's investment-owners from the West. Come back and see who's living/renting there in 10 years... and then again in another 10 years, see who's flag is flying over the Philippines, if trends don't change.

@@AndyMorrisArt Yes, even if the Filipina give up her (or in those cases, his) filipina citizenship they can still own 1000m2 loot in the Phillipines. I married a woman who was born in the Phillipines but was no longer a citizen of the country. We are building our 2nd house now outside Cebu. If she would still be a citizen of Philippines we could (if money where not an issue) own more than 1000m2 under her name. If you want the details, the guy in the video is the real deal contact him!

Nice video, FP! Although the condo isn't very big the price is very reasonable. The area kind of reminds me of the Greenbelt section of Manila. Also, in America we are not used to just seeing a hot plate with no oven. Good job and thanks!

Such wonderful info, particularly for those from the west who are contemplating a move to the Philippines and who have no clue about how different it can be there compared to their own country. Have seen Gio and Paul's videos who are renting in the same area. Just like purchase prices being depressed, seems rental rates are too...for the moment at least. Gonna be interesting to see whether there will be a pent up influx of foreigners once things completely open up over the next year.

I am used to 8' ceiling height. 10' be nice and I wouldn't feel like I am having to watch my head. American size queen is the bed I need. Otherwise, beds can be a bit short heheheh

We bought 550 meters and built a three bedroom two bathroom western size rooms and kitchen covered patio and carport all done 55000$ Canadian. It certainly looks like lovely surroundings there but I always feel that condos are overpriced for the amount of room in the unit. I wonder how many owners actually live in their condos compared to how many rent them out and live elsewhere. I can certainly see that renting a condo while you look for somewhere more permanent to live would be a great idea.

I’d air Bnb in that place for a month, maybe more more. I would want something bigger-a big porch at least to have people over. That bed looked like it was between a twin and a double honestly. It had a great pool and view and it was clean and nice. I could see a place like that going for $300,000 and more in some cities in the USA, but I recently found a 2800 sq ft 4 bedroom house w 2 kitchens on 10 acres w 3 outbuildings lake front, foreclosed and bank owned for $135,000 for comparison with fiber optic cable access. I know that is comparing apples and oranges but that is how I think about stuff.

A queen-size bed in that space would cover the floor, leaving no room to walk around it, especially if that 'interior patio door' is closed. And, the floor channel / track for that heavy door... it's gotta be a bitch on bare feet and a trap for high heels. lmao "Closet"? That space is suitable for maybe a weekend stay... there's no storage at all (where does one even put their luggage?); and no place to put cleaning or laundry products, mop, broom, vacuum, pail... hamper for clothes, shelving for linens, towels, and bathroom supplies. Guests are expected to roll across a queen-sized bed to get to the toilet? An instant "no-go investment" for me... the place is not a residence. At most, it's a hotel room with kitchen facility; if daily room service, newspaper, and continental breakfast is provided!

From a look at that art....the owner is NOT Leonardo Da Vinci lol. But the condo IS very nice. A door for privacy....but it's GLASS?!?! Security from sound but not from view. A wise philosopher once said "man who lives in glass house should dress in cellar". In this case maybe the CR?? Located close to the ocean I'll bet there is a nice ocean breeze all the time on that balcony. And NO noisy roosters to interrupt your afternoon nap. This particular development is home to several expat vloggers: ALL of them report love for the area AND the tower condos. As usual, you have done what those others couldnt/wouldn't: give us an accurate report of the REAL costs of ownership. Including the tax/paperwork/condo fees. I've said it before but it deserves repeating: this is why your channel is the best. Well - that and all those special Pea touches. I was kindda hoping for a PEA swim in the infinity pool...complete w hair flip. Maybe next time.

Not sure if you know it or not but depending on where you live in America you can get a 1200 square foot house for 60,000.00 US dollars. 30 square meters at 91,000.00 just doesn’t appeal to myself. I happened to speak to a random guy this morning (sadly not my client) who is purchasing a high-end 4-bed condo in New York city for US$ 6,000,000 ... factors of 10 😁.

Tip: When showing an area in a place for sale be sure to have camera trade places with the host to SHOW THE OTHER HALF OF THE ROOM/AREA. I never seen the view from the bed to living area . From kitchen to balcony and over to bedroom area. View leaving the bathroom entering the living area. Thanks PEA for your hard work!

If I were to expat in the Philippines I would want to live in the province and avoid big cities. Province is cleaner, cheaper, people are nicer, less traffic, cleaner food and far more place to walk and hike around.

The condo i rented for a month in Davao was eerily quiet. Apparently most units were owned by Chinese investors and sat vacant. Same with a beachfront condo on Samal.: a really dead atmosphere. Id prefer to live surrounded by Filipinos.

manicured gardens and massive pool areas have high maintenance and on going costs for all condo owners not just the main users. these sorts of complexes have high community on going bills. worth considering

That’s very interesting Pea do u think the Philippines 🇵🇭 will be part of the new coming QFS - Quantam Financial System I know the SWIFT system is going away ? Is there Real Estate commission there ? Who pays that ? Do u have an escrow period of time between the sell & actual day of confirmed ownership of the property ?

One suggestion for JR: There are little things that make a place look cheap to us. A microwave with rotary dials instead of being digital was considered cheap and nasty even 25 years ago. They have maybe saved $5 and made the kitchen immediately unappealing.

Just like Bitcoin, Gold, stock market index, Copper, USD vs Php Peso or what not no one knows which direction prices will go in the near future. FED is already discussing about removing stimulus and inflation spikes at record numbers. A bit of taper tantrum and many foreigners will be forced to sell their properties abroad in order to pay the interest on their properties at home. I've seen this before when prices in Spain fell 50% and constructions just stopped. You can still see concrete skeletons where dreams where supposed to be built. The persons selling this property are probably just as intelligent as you and I and they are selling for a reason and they know the current market situation. Thanks and keep up the good work with your channel!

I like it when you have JR on your channel giving his up to date, and extremely important information on how to save money and headaches when getting your VISA straightened around and dealing with Real Estate. If I could afford to move to the Philippines I would 1000% enlist the services of JR.

Not a good investment. It would be difficult to justify that price if the country were actually open for tourism. But that won't happen until 2023 at this rate. When you need to get 60% to 70% occupancy to make an investment break even, you need a country that is actively incentivizing tourist and not pushing out foreigners. That place is way too small for a couple. Even minimalist would struggle with that closet. Besides the world wide housing market crash is just around the corner.

Looks like an end user display of the middle income trap. There's no particular advantage in relocating to the Philippines at 146.6k USD. I could live in Puerto Rico and pay the same amount for similar property.

It must be expensive because it’s in the city and close to many things. For the same price we are building a 6,500 square feet house in the province. Maybe bigger as we are considering adding an over garage apartment which would bring it to 7,800 square feet. But that’s a future addition.

I stayed in Mactan in November 2022 it's definitely a quiet neighborhood and clean. Stores pharmacy decent restaurants. My only negative was the beach nearby. It wasn't developed enough. I did several condo tours while I was there. I thought the condos were all nice but I didn't like the cost. I think you can find more affordable options throughout the Philippines

It a shoebox for $85k. The scheme of the developer is a HUGE money maker. Big profit on sales, property managment, comissions for resale. Small living spaces will cause you to go out more and of course spend more. A person may be more comfortable renting a house w a yard, garden & driveway. A place where you will be happy to spend your days w your Filipina ... and friends who come to visit.

No video of the amenities besides the pool? No pics of the restaurants and stores? No pics of the gym? No discussion of the parking? Nothing about the monthly condo fees? No links to sales brochures? I'd say this video is lacking in details.

The amenities were described but not filmed, as the video was already 20+ minutes, and pictures of the gym, etc can easily be googled on their website. As for the monthly condo dues, they were not only clearly discussed but printed in large letters on the screen - you just missed it. This video was about one specific unit, so the time was spent describing the unit and it’s related costs, not so much about the development it’s a part of.

You have remarkable timing Pea. I have been exploring four options: Cagayan de Oro, Davao, Dumaguette and the Mactan Newtown area. I have been watching videos from Gio and Paul to learn more about Mactan. I would want to know more about 2-3 bedroom options. Please try to get J.R. to show you those. I would also like to know more about the school for that area. How long does it take to get to the airport from there? I have been to the Lapo Lapo memorial which I believe is nearby. I have always liked Cebu but found it ironic that the landing of Magellan was celebrated in the city (Magellan's Cross) as was his death where he was killed. 😂 I found that funny that both are celebrated. As always, thanks for posting. I pray your time at home was enjoyable for you and your family.
