I am glad you shared your struggles and as a Realtor here in the GTA, Ontario, I want to amplify to people that please please have your pre-approvals before you buy a preconstruction and some wiggle room cash incase your property doesn't appraise well at closing. I smiled all through this video. A lot of people don't fully understand it all when it comes to pre-construction properties. Obtaining a mortgage is not a linear process either, a lot can happen in between. Please guys before you sign the purchase and sale agreement with the builder you MUST make sure you have been pre-approved by a mortgage broker. Don't risk losing your down payment. Usually, builders should even insist on seeing a pre approval before letting you commit. I'm glad it ended well. Congratulations once again!

I’m 20217 my lender pulled out a day to closing 😢 actually I got the call when I was doing the final walkthrough😅 I lost 10k deposit Bcos the house sold less than the amount I bided for it, I was even praying not to get sued. I was 5months postpartum 😢 guess what it didn’t even shake me 😅 I don’t know how and why considering the fact that all my savings was gone😢 but today 💃💃💃 Let’s just say God had a plan for me.

It is very different here in Australia, you will need your mortgage approved before signing a contract to either build or buy an established property. We also have mortgage brokers in Australia who help with lending options, they do the leg work for you while you relax and enjoy the process. Wishing you both the best!

Thank you for telling your story. I particularly like how u made emphasis that the bulk of the funds for your deposit was from savings you came with from Nigeria. A lot of people love to assume that if you are from a wealthy family, everything is just handed over to you. While that could be the case for or some people, others like to work hard to earn & make their own living esp someone like you who has always emphasized on the place of hard work even in the midst of blessings from family. So, when someone mentioned casually how there are Nigerians who own 5 houses in Canada in one of the previous videos, as if it's the norm I'm like forget about the money part, the documentation, unexpected expenses, and things to put in place are very stressful. So, going over the same process 5 times must be an investment worth doing in the long run. Speaking of money, you both had some money saved up from Nigeria which was helpful. Saving up from a 9-5 job in a short period of time should be put into consideration because that's a different ball game.

In the UK here, you will need a mortgage in principle before the seller can even take reserves deposit from you, then all the checks and enquiries about the value of the house, the environment pluse the ground they are building on sef would have been done by your intend lender before they approve your mortgage, then you can pay your deposit on your date of completion.
