OMG--the house was on the market for a year and yet they turn down an offer that was was "just under the asking price"! They do not seem to understand that the house is only worth what someone is willing to pay for it and people don't want to live on a 4 lane busy road.

What people are ignoring is that this is a two family home, both apartments have two bedrooms, and off street parking. Whoever buys it will have their mortgage paid by the tenant. Having a large back yard, being in a good neighborhood, and even though it's a busy street, they should be able to get asking price.

Grear reno but surely removing some ugly concrete in front and planting a fairly high hedge would make a good barrier from the busy road? It just looks so bare in front.

They should learn from previous experience. If you hold on for more, the house becomes stale and you are back to where you started. The buyers will also start thinking that the sellers are not serious about selling.

The price was too high for the busy street. They are too inflexible on price. It's only worth what someone is willing to pay. Also, they should have replaced that fridge & stove.

The house is not really cluttered. It's not selling because of that noisy busy road and the price of the house. The potential buyer will not get the decor with the house anyway.

I would say the biggest problem is them wanting more money - all the other houses needed something doing to it, painting, repairing, etc...

They're never going to sell if they want the higher price, just too much for the house/street. Not ideal for a family, pets. I'd be terrified kids, pet's would run out and get hit. My uncle lived in a similar situation and they had a double sided key dead bolt to prevent the kids from getting out (which they once did, thankfully a off duty police officer saw them come out and took them home.

When I heard that they're still holding out for a higher offer after all this effort and being a year on the market, I realized they're not really serious about their timetable. They're in absolutely no hurry to sell, so this was a waste of time.

Actually I liked the house and the neighbourhood. Proximity to public transit and amenities are deal breakers for me. I could never live in car dependent place. I don't mind a busy street. I used to spend holidays with my grandparents. They had 4th floor apartment near busier street and nothing ever happened. Noise levels were high but bearable. However they and their agents need to be realistic about price as many people will not like a busy street and prefer suburbia.

The front is so sterile.. desertic.. lifeless.. too many steps too Maybe a border of plants creating a filtered privacy, a transition.. a small tree to draw attention.. a covered small porch..
