As a buyer, you need to identify yourself somehow to the people who were living in the house; or at least have some connection. You also are investing a lot of money so you want to buy luxury and not a crappy smelly place. Those are just basics.

It feels to me that even after all those efforts, the house is still in a bad condition and quite dark. I would NOT buy that house ever. Bad vibes.

But this shows you why you need an agent. If your neighbor does come maybe they have a friend that they want to buy. The more people who view as qualified buyer the more chance to sell if house shows properly. It is a numbers game. De clutter and depersonalize is a must.
