Faced with the impending closure of their popular pub, the punks of the alternative Berlin scene must dive into the dubious world of offshore companies to find out the names of the mysterious real estate billionaires who want to kick them out.
This quest takes them all the way to London, where gentrification has already forced their fellow activists out of regular housing and into living on boats. But can a small group of punks take on powerful billionaires to save their beloved pub? And could they have helped start a new uprising that, if successful, could lead to the most radical housing reform in the Western world?

@@mowler8042 Ahh A lot of people in the UK are very xenophobic when it comes to disabilities, from what I've heard from friends, even to the point that people past 6 foot are considered "wrong." Private places like pubs definitely would kick a blind man out But I could be wrong, as I said this is second hand info

10/9/19....The tenants usually DON'T have the money or the know-how to get together & legally form a group of like-minded ppl & pool their $$$ & try to BUY up the property for their own group use. Look at all the co-ops in NYC & other big cities. John Lenon & Yoko lived in The Dakota when he was shot/killed. Yoko & son still live there after all these yrs. Ppl in/near large cities ALWAYS have high rent/housing problems b/c everybody wants to live close to their work in these large metro places.

Thank you for making this video Vice and Syndikat. I'll write this in English, so everyone can get familiar with how big of a problem this is becoming in Berlin.. Currently in a similar situation where the building which we live in, has been bought for a company registered in the Netherlands. Being Dutch myself I could easily check they are registered on an address where many other real estate investment firms are registered. Last week we received a letter from the Local Office that they have applied to convert the building into a "single property" which would allow them to kick everyone out and convert the apartments into condos. And this got approved by local government, so much for renter rights?! Basically my entire floor consists of elderly people who have lived here for most of their lives. As it stands these people (and ourselves) can and will be kicked out after the 5 year waiting period. We've also have been in a serious legal battle about our contract (which we seem to have won for now) but all in all this stuff needs to be stopped. So many people I talk to have absolutely no idea what their rights are (this also includes native Berliners and Germans) and these videos really help. Awesome awesome job!

@@MaximusXXX77 imagine living in your house for your entire life.. then one day you get an official letter saying "You need to leave because your house will become a luxury apartment. Here are a couple of lawyers you might want to contact. Good luck". That is quite literally what the letter said. Our groundskeepers lives by himself and takes care of the entire building/garden and has no pension due to illness. He will be out on the street and will lose everything he has. It is completely and utterly insane.

Do you own or rent? Because if you rent you literally have no right to stay once your lease expires. Move somewhere else where it's affordable for you to live, like everybody else does literally everywhere.

​@@ArcadiyIvanov You have no idea how German rental laws work. By default (and by German law) your rental contract is unlimited, so my lease does not expire, just like for anyone else in our building. We have an unlimited contract, which even gets passed on through generations, so we have people whose families have been here for 2 or 3 generations. Buying properties is not the default here, and often not even an option for lower class people. It's not about me dude, I can move if I really have too, a lot of others do not have that option.

I think the forgotten part is that there are lots of families owning smaller building and becaus of the inheritance tax 19% over 400.000 euros. Well generally these are the kind of owner that ask for less rent but this is also why they can't afford those taxes and are then forced to sell to companies. Not a cool thing.

Also shows you what happens when countries prioritise migrants needs over their own citizens. And what happens when you invite far too many into the country. There is basically no social housing left in Europe, so people born and bred in Germany, UK etc can't even get housed.

@@logsfall That's not how the world works though, there's zero onus on this mythical person to donate to charity for one. Everybody donating to their favourite charity instead of contributing to an organised common tax system is a ridiculous concept. I don't want to scam the system, I want to pay my fair share towards necessities like teachers and garbage workers. Even if I did, 'normal' employees don't earn enough to con the tax man, it's the very wealthy that treat tax like a high stakes game that they try to wriggle out of. If it doesn't irk you that people with more money than they could ever need are paying less in tax than a person who earns next to nothing, then there's something wrong in the part of your brain that handles concepts like fairness.

Same here. My city went from cool downtown punk dives, to multi billion condos almost over night.... It fucking sucks so bad in Austin now, ivbe moved 250 miles away from it after 38 years..

It's like that in smaller cities too. I'm from a small town in southern Oregon. The homeless population has drastically increased because ppl are moving in and landlords are jacking up the rent. The apartment I moved out of was 550.00 a month and in a bad part of town. after I moved out it went up to 950.00. for every rental available there are at least 60 ppl applying for the same spot it's crazy it wasn't like that before.

when my parents bought our house the neighborhood was for workers, and our house was in a small patch of old villas there were used or businesses. Now there area by the nearest train station is getting rebuild, and its beautiful but its all condos that sell for millions, and the gentrification is sneaking up towards us. some of the houses around me sold for tens of millions dkk, and my local slaughter and greens shop just closed down to make room for more wine bars and hipster cafes. Im gonna make my parents let me inherit my house once they move out, so i can rent out some of the rooms to people who grew up here, and support the small businesses in the area.

Its sad how Millionairs can just act like they want and think they controll everything. Being German myself and havin multiple connections to punk groups i know how important it is for those people to stay in those communities. This needs more attention and especialy a good solution. I wish there was a way to support those people there and help.

@@ThemTwoGamerGuys Well from an economics point of view there is actually. Economic rent is not efficient at all and investment properties add nothing to the economy while allowing the owner to profit. That's economically inefficient.

@@Patchesmcgee123 either way in most German cities it is not really worth buying for rent. In my town the average profit is under 3 percent a year and most of the houses on the marked are basically to expensive to buy for renting purposes. Here around the corner in an apartment which sells for 5.6 millions and theoretically could generate a rent of max 3750 euros per month. Not talking about who could pay it but it is not even worth investing in it is not just to park some money, because the credit rate would be a multiple of the rent.

The whole point of maximising economic efficiency is that profit is the result of adding something relative in productivity to the economy and simply leasing an apartment just doesn't add much at all. If you want to maximise investments, invest in companies which actually produce goods and services, that's what capital is meant to do, not just buying up stuff to rent out and produce nothing.

My grandpa own a few houses and the tenants have all lived in there for 20 years some 35 years .now that my grandpa passed away, it's time to split the land/property between all of my family members.it's very hard to evict people who lived in there homes for 30years..but what solution is there?.. the people my granpa rented his property to are old and now there kids and there kids kids are living on the property...its a mess

Why should you have rights? It's still someone else's property. Renting something from someone means the owner takes full responsibility for it. But oh no, instead of taking on responsibility, we'd rather sit with an entitlement attitude instead.

This happened in Ireland, only it was a traditional irish music bar, and they were going to close it to turn it into a hotel and people came out and said no way. So it remained opened however other venues have not been so lucky.

Na ja. Ich war in Berlin, fand es überhaupt nicht schön: Müll auf der Straße, Kaputte Bordsteine, kaputte Gehwege, schlechte Straßen, heruntergekommene Gebäude. Überhaupt nicht schön. Es gibt viel schönere Städte: Budapest, Prag, Hamburg oder Amsterdam um nur einige (mir bekannte Städte) zu nennen. Aber ja, viele Immobilienriesen handeln sehr unsozial und manchmal sogar illegitim (auch wenn nicht illegal). Ausserdem sind die Mieten in und um Berlin nicht all so stark gestiegen. Selbst in Kleinstädten wie Schweinfurt in Bayern sind die Mieten prozentual stärker gestiegen. In Berlin sind die Menschen teilweise aber auch selbst schuld. In Berlin gibt es noch so viele unbebaute Flächen wie Tempelhof. Würde man da eine sorgsame Randbebauung zu lassen hätte man tausende neuer Wohnungen.

There is a lack of housing where I live that is bad enough that landlords seem to be raising prices and new units are consumed by businesses needing to house their workers. Meaning normal folk have to squabble for small overpriced places. What’s worse is that a new study shows that it’s more expensive to move from here than it is to move here. Meaning for those that are the working poor or below, they’re trapped.

@st prch You're not helping. There's no reason the world should cater to psychopaths who eat breathe and sleep work and are all so rich that the rest of the working people become poorer as a result. It's important to work hard, nobody is disputing that, but you can't honestly believe this system works. If you're well off now, you'd be wealthy if the wealth was better distributed. If poor, you wouldn't be struggling so much. There's no denying a tiny fraction of the population owns most of the wealth. I don't care how hard anyone works, they aren't worth that much, and they aren't better than the masses.

honestly i know its probably inconvenient but those boat houses look like you could turn them into some pretty sick shit. and on top of that, something i don't get is that you could potentially create real estate ON the water. not that it's a great idea but im surprised no ones made some kind of boat apartment yet.

10/9/19....So WHAT IS WRONG with this family/3 brothers saving their $$$ & buying property thru the yrs---in various places---& renting them out so the tenants have leases & pay rent monthly as the property increases in value over the years???? WHO do you think owns apt buildings & huge skyscrapers? Ppl who put their $$$ into real estate & let the real estate values increase thru the yrs as the tenants pay monthly rent. Even poor immigrants---like Chinese & Vietnamese & Mexicans --- have come to the USA & put their LITTLE 💰 MONEY into a laundry or a restaurant or a lawn business as well as a small place/ property where they run these little businesses. Over the yrs they put their "small profits"/money into these businesses & property & slowly expand. It's called HARD WORK + GOOD WORK ETHICS + USING MONEY TO SAVE FOR THE FUTURE! MONEY into

The problem is rent and housing control. If the government deregulated what you can and can’t rent prices would go down. The government should not set standards for a property that can be rented and its prices. If someone wanted to rent and empty plot of land why can’t they. The same applies for where business can go. I am sure that there’s a place that this bar could go but the government says they can’t because it doesn’t look nice. Policies that control rent/business are a far cry from socialism/communism but they are a step in that direction. Which is shocking for Germany a nation that was split in half by a socialist government one side was good the other struggled people starved.

Same problem with Vonovia, 370.000 units, the company funds are coming from UK. This is an legal mafia, for 3 rooms apartment (75 m2) I pay 1200 E per month, in a town of 50.000 people. I hope Germany will stop those company who just raise the rent every 2 years and put at least a hold on them.

@@_robustus_ Easy, people are desperate to find a place, the airport is near by (25km) and any newcomers will accept the rent till they can find a 'better' place, but he/she will be stuck between job/rent/sleep.. Can take years to happend.

Only 2 ways to fight against foreign criminal/ corporate buyers. Write a laws that specifically says "Only citizens of (your county's name) is legally allowed to buy a home/property in your country." & "Rent control" (if landlords don't like it fuck off & sell your property chaply to some who dosen't mind)

Well first off...that's not legal and would never happen if you are in a lease. If you aren't in a lease, then that's on you. And is literally in the fine print you agreed to and most likely signed. If no paperwork was involved, then yes your not in a lease and should have known this can happen anytime. They only have to give u 30 days to be out legally. Sign a lease next time 👌

@@joey19xx73 i signed a contract. Then i was told the contract wouldn't be renewed and id have 3 months to leave. I find it funny u say thats not legal yet have no clue as to where I live much less what the laws are like where I live Edit: btw my contract doesn't have "fine print"

@@jaimedelgado7529 well that's a little different then. Your not being kicked out...your lease just is up, they have every right to do that but I agree that would suck. And fine print is a figure of speech referring to the many details listed in those contracts that alot of people overlook lol. I don't literally mean small writing at the bottom. I live in a complex in Nebraska that just got bought by some company in July...and they are remodeling any empty units from top to bottom. From carpet and paint to brand new countertops, fridges, etc. And then obviously Jacking up the rent. These apartments are very old, and now the company refers to them as "flats" on their website.😑. I signed a 1 year lease 5 years ago. Been month to month ever since. So dw I'm sure I'll be getting my notice sometime aswell. Ik they wanna get the other units updated while they got the guys on this job. But I'm literally seeing it first hand in Nebraska.

While going public obviously brought attention to a larger problem of corporations owning large portions of the living space, I wonder why there was no mention of the legal route to deal with these kind of situations. Renters have extensive protected rights in Germany especially in cases like this pub with a history of 33 years. If I was in their shoes, I'd collect money and hire a lawyer.

Its used as empty real estate for its values sake. It will stand empty. Best case is luxury development, which would at least protect the houses from falling apart, but that usually kills off the neighbourhood, and the seedy coolness of the Kiez is basically the selling point of Berlin. Meaning those stand empty or are frequented by tourists. Companies like these buy up ANYTHING in major cities just for pushing the value of that real estate by desaturating the housing market away from people who actually live and work in the city to a market that generates no value to the city itself, not even paying taxes for development or policing. Evicting the people just pushes the prices even higher by generating even more need for space by asking to "go elsewhere"- in their interview the company in essence rather shamelessly asked them to rent higher from them AGAIN thereby raising prices over the amount which is considered lawfull. Its basically a scam to avoid customer protection laws in the housing sector. Its forbidden to exponentially heighten the rent during a contract- but you can set a higher one with a new one if that doesnt go over a certain percentage of rent prices in the city, and if you own every space in the city you can set prices yourself by constantly kicking people out and extorting higher and higher prices . By secretly buying up property and evicting people en masse some foreign financiers can basically kill the entire city and its culture. What are people supposed to do, leave jobs, family, local culture, vacate the cities by the thousands and move to the country, just so that some foreigners can cash in tax-free without actually developing anything? The inner city crumbles- the tourists enjoying the few actual luxury condos will stay away without the culture, no one can afford rent, the city cant maintain its services due to lack in tax revenue, the local economy suffers- and voila, over long and short, you get driven out of your home even if you could afford rent.

@@felixleidinger1670 it really does matter ( I couldn't help it) I can only suggest some similar scenarios in a market that goes through many cycles like yours. Los Angeles. You used the word "seedy" which many DTLA areas are similar and still remain that way. This promotes the expansion of gentrification as real estate values are lower and ripe for redevelopment. Which the cities are anxious to keep things up. . Most near LA workers live outside the city in the many suburbs and commute in. They dont necessarily want to live in the city, especially the older workers. I imagine Berlin has a much better/useful public transportation system then LA does... This is an important factor. I have never heard of developers buying and just sitting on empty property waiting for the value to rise... that can happen too slowly. They will let leases expire and go month to month with existing tenants until their ultimate building plans get going. The cool vibrancy of any inner city is a fickle thing. If you can create the coolness of the nightlife in other areas its easier to move sometimes. I image Berlin has many cool areas that new artists/bars can be persuaded to move with low rent. LA has had these gentrification cycles all throughout the city and surrounding cities for years. They become a fact of life everywhere. Nothing stays stagnant for long. Change is inevitable. These Opportunities that "big" companies see can be spotted by you because you.live and work there. You're at ground zero, they are not. I know there must be many differences in government, laws, politics, and city codes that effect the area. It does take education and perseverance to stay on top...

It’s not quite as simple as just buying the property since they can’t buy if the developers won’t sell. The way most of these situations go down is that people have one landlord that they pay rent to to operate a business out of. Property prices go up, multimillion dollar property companies come in and buy out the old landlord either because they’ve gotten an offer too good to refuse or they can’t afford to own the building(higher property taxes, bills, etc). New landlord wants to make money off of the investment they just made so they’re going to either raise rent(which old tenants usually can’t afford), repurpose the building, or tear it down and turn it into condos or luxury apartments. The development company only gives a fuck about making money, so they’re really not inclined to sell unless they are offered an amount of money that is too good for them to refuse(hint a small pub can’t afford it). Even if they could afford to buy their specific unit, chances are it’s not even available to be bought since these development companies are mostly concerned with owning property under the assumption that 10 years down the line it’s going to be worth double or triple it’s value. It also looks like it’s part of a larger complex, so them being there really makes things difficult for the company, if they plan on tearing it down they can’t do that if one tiny section of the building is owned by someone else, so the pub would essentially need to buy the entire complex, which once again they can’t afford even if it were for sale.
