On one of my last rentals, one of the people that looked at the apartment was this really cute girl. She carried herself well too. She tried to be cute with me and say because she graduated college a year ago and got this new good paying full time job and she can't pay the security deposit all at once, and she wants to pay it over the course of the 1st year lease. She tried every which way to get me to agree, and I stood firm and said no. She said no problem, she would get the money from her parents. Never heard from her again. I treat every tenant the same, and they must meet the requirements I set forth. Doesn't matter what their sob story is, or what arrangement they want to offer me, or how cute they are, or whatever else they want to try and bend the rules to so it benefits them at the expense of me. No thanks. My house, my rules, and there is a reason for maintaining high rental application and tenant standards. The story about the Iowa handyman tenant is one good example

Something that was not really discussed but referred to as “the grind”: how is she getting the money for 7 down payments in 10 years? I’m guessing combo of scaling career, options trading, and not having capex issues. She mentions now having 1st world problem of having to figure out how to deploy cash. Would be good for a follow up, or perhaps for a separate episode. How are these “normal” investors scaling their career? Asking for raises, switching companies, etc. That is a huge topic for the average Joe as also mentioned in Set for Life.

Nothing wrong with feeling bad about not giving your kids everything. That did more wonders for them in the long run. Americans on a whole have poor financial literacy. We also have a consumer culture vs a savings culture which takes advantage of our poor financial literacy.

I've watched a lot of these and you're right. This was hard on the ears. Mindy and Scott are great interviewers. I think the lady was either lying about a lot of the details or just incredibly nervous to be on camera. My gut says her story is inaccurate though

@@danieltik What seems inaccurate? This story and process sound most realistic and down to earth than most of the other stories on here about buying 100 units in 2 years.
