If you put 20% down on a 600k multi-unit building with 4 units paying $2000 rent each, you'll have 100% ROI in 15 months. The only other investments that I know that print money like that are illegal.

Sounds like you are ready. Just start putting in offers. Once you land one, you have a about 2 weeks to do your due diligence and either keep it or move onto the next one until you land the property that makes the most sense for your numbers.

I want to get an investment property so bad n been trying all of 24. My credit is good got denied for my heloc. I should have over 200k in equity but it's not easy n loan/lenders say my dti is high but it's 39 percent. Keep hitting obstacles. Are there banks that will loan good credit minimal income?

I feel like you should have asked him more qualifying questions and also dug into the spouse part of the equation. I feel like he’s in no better spot than he was before the show, other than maybe being a little embarrassed. Why is he drawn to real estate? What are his goals? 1 year, 5 year, 10 years from now what does he want life to look like? What does his savings look like? Debt to income? What market does he live in? What markets is he drawn to? I feel like this could have been an incredibly powerful episode but really all be got is “you need to do something, otherwise you’re forgettable like the thousands of people we talk to who aren’t taking action”.

What if in my market, a house hack doest make sense either? Multifamily went up in value so much in MA that if i purchase to house hack, i will still pay more than what i would pay in rent.

OK, I'm debt free, own my home outright because I built it myself on the nights and weekends after working for my boss with my own hands. I also have a residential lot that I plan on building my new home on. Once I finish my new home, I plan on selling the home I'm in now. I also have 550k in liquid cash and zero credit as I've never used credit before. I also believe that the real estate and stock market bubble is about to crash so I've been on the sidelines of investing because of it. I'd like to purchase a tenplex apartment building or build one from raw land and then do it one more time just to make sure that I have enough positive cash flow to support the rest of my life of living off of the fruits of my labor. What's your thoughts about this? Would love some incite. This is a great video that lays it out simply!
