Why this guy hasn't got a million subscribers is beyond me. Maybe because he's not a bs merchant like the vast majority of these so called KZbin gurus promising untold riches without much effort yada yada. The bit on the residential and HMO's I found really interesting when everyone else tells you to buy these yet James tells you the harsh realities of doing this. Thanks once again for a fantastic video. I need to get my backside to one of these seminars. 👍🏻

Marsh farm closed Monday to Friday is there no room for antique barns giving you another age group of customers bringing with them the grandchildren that they are increasing looking after ?

Sorry James, your thoughts on selling rooms at £50 is to a point wrong. If your selling room at low occupancy rate, you need to make sure that you get that 2nd and 3rd F&B sales in. Especially if you have staff to pay, ie. Chefs etc. If you go on a higher occupancy rate, the chances of getting the 2nd and 3rd sale is a lot harder
