1. More than the percentage rate of returns, it is the absolute amount of returns which matters the most 2. Try to hit a good Net Worth number by maximizing your earnings. A sustainable growth rate of 10% can be achieved easily on that Net Worth. 3. People should invest in Real Estate, especially in the current upwards cycle. Leverage can be utilized to buy Real Estate. Buy it as early as you can. Average loan tenure as per Bank's data is only 8-9 years 4. Never do Equity v Real Estate. Try to utilize both to increase your Net Worth and cash flows

50 lakhs to 54 lakhs made more money... however cumulative approach is also important.... how many times u would be able to do property transactions in life... it will be much less, compared to share market trnasactions of 10 lakh you will be able to do more number of times... than 50 lakh transaction. So i would say if your probablity is higher in making money from smaller amount then that smaller amount trnasaction will fetch u more money with time... provided you are disciplined, well informed well read and always take well educated decision

I think Neha made more money. It’s pretty obvious. 4L>2L. Now why does one have to judge what was the principle amount or the interest rate n all? Then u should also consider the risk level also. Just because I’ve a larger principle amount doesn’t mean that I should put it on maximum risk and get maximum rate of interest se returns. The absolute returns matter in the practical life and hence Neha has made more money.

Yes agreed These warikoo etc make all excel sheet but they don't tell the emergencies of life . Please either make financial videos once in a week or month or another finance channel as you feel good. Your property stocks you discussed in your one video Believe it I am holding kajaria ceramics 90 shares for the last 7-8 years and getting huge returns and I started buying carsyil shares earlier from your video for the last 1 years. In percentage terms Rohit's money grew by 20% and neha by 8%. Neha had a huge principle therefore nominal value of Neha grew more than Rohit. Therefore if we go by nominal terms Neha wins, but in percentage terms Rohit won. The above calculation does not consider inflation.

Guruji, I am very much influenced by your wisdom on investment. I am currently 27 and into central govt job, but facing a issue with investing in real estate. My father bought flat in a small town recently, but as he is retired, I have to give half portion of emi (appx 12k). But now my work place is in Kolkata, and thinking to buy flat there. But then, I have to pay emi for parental flat, and also my kolkata flat, and both are used residentially, not rental yield. I am new in job, and therefore not much savings.

Don't expect high rental rate in small town but value does appreciate. So keep it, always looking at rental yield is short term. But if paying emi is causing issue with month to month expenses then sell it and move on.

According to me neha made more money because people tend to consider roi or rate of return in investments......yes rohit got 20 percent return and neha got only 8 percent return but the base effect on neha's capital will be more than that of rohit.......

Mam, unhone poocha who earned more money. Unhone kahi percentage toh poocha he nahi. 1 more example - Rohit ne 1 crore invest kare or 1 crore kmaye. Neha ne 100 crore invest kare or 100 crore kmaye. Rohit ko 100 crore kamane mein 100 aise investment karni padegi. Hope now it's understood.

Iam a licensed Wealth Manager myself from Middle east, Super concentration in any asset will bring you great returns and has the potential to make you a Millionare. Real estate being tangible, people are comfortable investing in to it. Imagine if you invest 50 lacs or 1 crore in a single stock where you have conviction you will end up making amazing wealth. Both Assets needs separate skill set fundamentally with market knowledge. Study and learn is the only way to get that courage to invest big.

MAG ....mere mutual fund se IRR 16% but i get far more money...and hence focus on large cap....whereas wife has 25% IRR but lower investments...now I am in capital preservation mode and wife maxing out returns
