This abandoned real estate development was ENTIRELY cleared for over a hundred houses back in the mid/late 2000's. Now, 15 years later, it has been abandoned back to nature except for the three homes that were built before the developer closed up shop and the front area that the city maintains.
We help them out by clearing a section of tall grass that desperately needs mowing they have ignored for five years, according to one of the neighbors we talked to. This was mowing tall, thick, dry grass with the Ventrac 4520 and HQ682 Tough Cut deck.

I appreciate you going back and showing that the grass was actually being cut. My dumb anxiety makes me worry over the dumbest of things lol.

As always, great job, Brad! The city should really consider contracting you to do this work. Sometimes developments do fall through and leave issues like this behind, and they really DO need to be regularly serviced. Keep up the fantastic work! Cheers from Texas.

Double cutting is what I call it had to do that sometimes at my parents place. I’m glad you did that because I certainly would have.

I am always amazed at the capability of the ventrac system. And the reason I call it the system it's not a mower it's a mechanical system that does many things.

Is the Central an all wheel drive unit? I am impressed by the fact that this unit rarely needs to stop, back up and run at dense material. It doesn't seem to get " bogged down" when it meets with dense growth. Impressive machine. I enjoy getting to see it work.

Question: isn’t the total mass/volume of combustible material the same as it was? I can see it might be incrementally safer cut than standing. I think pulling it away from the developed properties would be advisable. Hauling it away would obviously be too pricey. A burn pile safely away from the houses could work.

Less oxygen available to sustain the burn and when laying down it is able to prevent new growth and begin decomposing. I agree though, it needs to be hauled away to prevent the rats/mice/creatures thing he mentioned at the beginning

You did the right thing. The new HOA board needs to pull out their plat map and see where their plat ends and where city or county right of way begins. There may be a TCE (temporary construction easement) easement to abt 10 ft at front for future road widening, depending on classification of that road, arterial, connector road etc. That TCE would be an easement against HOA or all those private lot owners (more likely). That area is responsibility of someone, HOA common ground, or all the private owners whose lots back up to, or city/county.

You mentioned combustible material. Isn't it still a hazard just lying there even though it's been cut down? I wouldn't hold my breath about the city doing anything. Especially since you did it for them.

Only 3 families live out there in the entire town? That's freakin' paradise if you moved there from a big city. Total peace and quiet. I hope I find something like that when I retire.

I am going to make a video asking but since I just found this vid of you mowing tall grass . . . Yesterday I was in my top pasture, taller than this, and I kept having to back up just a tad at the end of each pass. Reason being is the Ventrac was acting like a dozer and colllecting BIG clumps of grass under it. Large enough that if you back up too far the Tough Cut would stall if it hit the clump after you bounced over it. Upon looking closer it appeared the grass was collecting around the axels, just a guess as I was trying to get mowing done so was a quick look.

Really am amazed of the power of that one machine. Have seen it advertised but to see it in action puts a new light on the mower itself. Do you also have the other attachments and if so how do you like them. John

With this sophisticated cutting machine, it is possible in the future to be able to use grass powder and shrubs from the results of machine cutting to become fertilizer and briquettes.

It was said that thick layer of past clippings was a hazard. Both for fire and rodents. It looks like the clippings were left after you mowed. I see where you did mow in the opposite direction to try to "chop" the clipping up finer, but how did that make it any safer? Are the clippings now just going to magically be blown away or float away in a good rain storm? Love the watching you cut the big overgrown fields and such. Just trying to understand how it was made better by the method you used.

The clippings will biodegrade over time, but the main reason it is safer is because the height of the combustible material is drastically lowered. If a fire did occur, the flames would likely only be a few inches high, odds are certainly less than a foot. Before the work was done the flames would likely have been four or five feet high and the grass itself was 2 or 3 feet high. Remember I said "safer" not "100% safe with 0% chance of hazard" 😃

@@CopperCreekCuts One of my strata clients has a few large hills that need to be weed whacked a few times a year. I can handle one of the hills with my Walker, but the rest of them are too steep to mow, even with the Ventrac (that cutting deck makes me jealous, btw). With the heat waves the past few summers, they've recently taken to getting me to remove the clippings during the summer, which involves blowing the clippings down the hill with backpack blowers, and raking it up at the bottom. Not a fun job, but it keeps the fire marshal happy.

I think that is one thing I don't like is that it leaves too much trash behind. I would be more impressed if everything was ground up afterwards. All of that laying their is still a big fire hazard. The other thing I don't like is it should be as wide as the outer duals because the outer tires run over what wasn't cut and mat it down. Plus it makes it harder to mow right up against stuff like fences and other things. I would've put the finish mower on afterwards to cut up all of the trash better. Other than that, it is a really good machine.

Thanks for the video. You refer to your Ventrac as a 4520, but I am wondering which trim? I placed a deposit for a 4520P, but no telling how long it will take to come in. I ordered mine with a 3 point hitch, front and rear hydraulic setup, roof canopy w/ fan, and of course, dual wheels. I am in MO and finding these tractors here is dang near close to impossible. I also requested a tough cut deck, a power rake, and a power bucket, but no clue on how long those will take to arrive. I decided that this equipment was the necessary tools to help me take care of 6 acres. Have you had any mechanical issues of any kind? I notice you frequently check the radiator screen to make sure it doesn't overheat- what temp does yours frequently operate at? I know every engine is different, just trying to get an idea ahead of time. This will be my first big equipment- up 'til now my properties have always been small enough to run electric (battery) mowers on.

Brad my man why didn't you use a respiratory mask for all that dust? It would have been cool if the front of that mower could have lift up a little off the ground so that you can go over the thicker brush at an angle

If unused real estate is returned to its natural state the local environment is improved through ground-level cooling, water retention, wildlife habitat plus there's no machinery wear & tear and no fuel is burned to create an unnatural biosphere.

Not to nit pick but at the start of the video you pointed out that the ones before just cut it and let it sit there, You did the same thing. Its been knocked down but its the same fire hazard you pointed out.

I should have been more clear. My point was because they discharged their clippings up against the tall grass rather than out in the field, they just piled up rather than got spread out.

I work for a county road dept and one of our jobs is to mow the shoulders and ditches in our right of way and easements. Let me tell you, it is difficult to keep up with everything and a lot gets ignored unfortunately. I don't know about where you work but we are a small shop with only 10 guys and we are are responsible for just under 200 miles of roads. We have 4 boom mowers and 1 shoulder mower and somehow we manage to mow all the roads while still doing other projects, though it can take us all year to mow the roads just once.

That might be a good thing because apparently you can't tell a mower from a brush hog :D I am running the Ventrac HQ682 deck in this video which is their brush hog/bush hog/tough cut mower deck.
