This lady is so pretty and her house has been so well maintained. The carpet is still perfect. It would impress me. It is a beautiful home and is now ready to move into with only 2 bedrooms to paint.

I liked it too-I have one similar- but my OCD noticed it wasnt ironed. Hellooo-hand held steamers exist. Lol- Sophie always looks lovely.

I get people not wanting to buy if there are things like paint/carpets etc to change, it makes sense if you don't have the money or time or know how and want something move-in ready. But I don't get the people commenting on the decor, the house isn't sold furnished, who cares what the decor and furniture was/is ? Really baffles me.

I wonder if people want to move into showrooms. When I lived in Florida, subdivisions were popping up everywhere. Little neighborhoods with model homes. Folks want to buy something that looks like a model home. I know I did. Over 35 years ago, we moved into a new house, and I took a lot of my interior design cues from the model. So, I’m thinking that if you want to compete, you have to stage your home for sale. It’s a marketing strategy. Packaging. I think it’s akin to the packaging of high priced department store cosmetics vs. drugstore cosmetics. You and I might look at the bare bones and potential, but in the fast paced society of today, a seller needs to catch the buyer’s eye, make their house stand out. Give it a bit of the wow factor or the fantasy of their own model home. Me? My husband and I left all that behind when we retired to a tiny, rural town in the hills of Idaho. Our house was built in 1917. And it’s just ...old. We’re working on it, but I think Sophie would have a field day in here. 🙃

I agree. I get it about the carpet and paint and such but turning your attention to furniture that will be gone with the owners is silly and superficial. People get easily distracted with irrelevant things these days.

JezaGaia: The majority of people cannot see beyond the furnishings. They do not notice architectural details either. Worse, the same people run from unfurnished spaces. Folks need to imagine their new life in the spaces because they're moving for whatever reason. They need a function for each room, hence, staging. Painting, moving and/or omitting furniture/decor around does wonders.

@@vaderladyl Silly and superficial? Yes, I couldn’t agree more; however, this show isn’t social commentary. It is about appealing to potential buyers by setting your home up to look like an almost turn key property. Who is buying homes in the area? Young professionals? That third bedroom becomes an office. Families? Set that third bedroom up as a nursery and emphasize areas suited for family gatherings. Frankly, if I wanted to sell my home, I wouldn’t care how silly or superficial potential buyers might be as long as they came ready to buy.

Painting doesn't cost that much until you hire a professional. Do it yourself and Never rent anything ! It is always easy to find modern furniture on your local FB marketplace. Looking at current decor photos online will help tremendously. Just google modern homestaging photos for ideas and keep your redo very simple.

I’ve watched so many of these videos and the changes made are always spot on! not selling my house anytime soon, , but I would love to have Sophie come here to recommend design updates. Then we can enjoy this place more before we retire! 😀

I know your comment is one year old, but still, the selling price today since this show is around 12 years old would probably be around $2M, yes 2 million. Not sure why you found 449K high. You must live in the states?

Sophie's updates are usually great, but the kitchen transformation wasn't inspiring. Also I would never bother to take down French doors, I personally love them, also it helps to contain any noise if you want privacy and don't want sound to reach upstair rooms.

I just wonder why there are so many people that can not see potential in a house (before they're staged). Because so far, from all unsellable videos, I can pass through that unstaged house. maybe it's only-me-thing?

I love the light purple! It's always been my favorite color! Wish I could've painted my bedrooms that color but I grew up in the Housing where beige and cream were the colors then we moved to a house and my grandmother started slowly loosing her faculties and became far too paranoid for me to do anything to the house---especially get it tidied up and stuff sent to storage.

I am so sorry for your grandma. It’s distressing to watch a loved one slip into ‘’old age." I was spoiled as a little girl. My parents let me pick out the paint color for my room. I still remember it: English Lavender. It was a little girl’s room. And my mother-not a girly cell in her body-found a used vanity and lovely vanity skirt. ‘nuff of me. I think you could find a grown up purple. Make it work. Maybe start with light purple/ lavender wall-just a hint of color. From there you could take it anywhere from a country cottage to mid century modern minimalist or a sexy boudoir. I’m not sure how it would effect a home’s resale value. But it would be really fun to decorate. I hope you get your purple dream one day. ✨🔮✨

@@AlexS-oj8qf yes. A schoilfriend had frequent migraines as a child and was always off school,as she would projectile vomit and lose her eyesight. SheHad numerous brain scans and meds but nothing worked until her parents repainted her purple and lilac room! Then all her migraines/ vomiting stopped!

I’m not hating this algorithm. I love these clips. I’ve watched a ton, but this is the first one that I’ve commented on. I have dark cherry furniture and my favorite color is green. The updates on this home are fantastic.

He is right the guy I have painted almost everything in my home with Home depot paint Marquee. Everything I have done is beautiful. Secret don't sand furniture counters etc, just use the Rustoleum paint kit for floors, it covers anything, and then paint with the Marquee the color you want over it, then do the clear coat the kit comes with.

love the fresh colours in the Master bedroom and kitchen! One thing I noticed, most of the homes shown have modern/contemporary furniture (probably bought from furniture stores) which is pricier than refurbished vintage solid wood furniture - great example in the master bedroom.

Just because she's selling the house doesn't mean that she is currently living in it. I'm sure she's living with her husband's house. Also, being a landlord is not for everyone.

I would be willing to bet that if the house is structurally sound and in a good location but just needs some cosmetic freshening up and being overpriced is keeping it from selling it can only be one reason. Not enough bathrooms.

I painted my whole home Spanish Sand Home Depot paint, with white ceilings. And then based on my friend's idea I put up canvas pictures in the colors I like for the room they are in. And asessorize with more colors in the room with drapes, bedding, decorations to match the color I want for the room.

I can’t believe that three months is a long time to sell a house. I know some markets are hot. But in my area of the US it’s not unusual to have a house for sale for a year.

In 2020 we bought one house and sold another. I would like a house, go home to tell my partner he should come look at it, and it would have sold in those few hours. We saw three houses the morning we found our current house, and I looked at them, said, "House #1" and we put an offer in immediately and were finally able to get a house. Our house sold after being on the market for one week. We had two buyers look at it, and got two offers, one of which we took. That's what you call a hot market.

I don’t know where she’s talking about that the housing market has soften but here in Western Washington State the prices of houses has skyrocketed as Everyone has suddenly moved here. Rent has double & even tear down houses are going for outrageous prices now

This house is in the Greater Toronto Area (GTA). The last time house sales in Canada were soft was the early 90s. People don't typically want dated homes. Her house and furnishings have set her house price low. That kitchen...🤢 Corrected to 2021, that house is definitely around the CDN $1 million range now.

Best decision we ever made was to have a professional painter come in and repaint the interior one uniform neutral color throughout the house. It made the house look larger and showed much better.

It looks nice and clean, Just a different color paint, remove carpet where there are wood floors polishing them up, If anything the Kitchen is very dated , Master Bedroom painting furniture white makes a big different !

The landscaping in the front hides the beautiful window and front door area. Different shrubbery could frame and draw the eye to these attractive features, not hide them, for great curb appeal. The driveway could use a power washing too.

My bedroom is light purple, and I find it to be soothing and relaxing. Sophie is just stuck on the same color green for every house, but that color wouldn't work for me.

Three months is not long at all. It usually takes a year or more. Edit: ohhhhhh, that's why. They want WAY too much for that old of a house.

No, it doesn’t take anywhere near a year to sell a decent house. I have sold 2 older than this in less than 3 months, and know many people who have sold in about the same. And it entirely depends on location as to whether that cost is too much. It surely wouldn’t be overpriced in most Canadian cities.

I think it depends where you're living. I didn't think three months to be long at all either, but I guess it varies. Where I live, it's usually a year sometimes even longer until houses sell. Besides, most houses with few exceptions are shown completely empty in my country, same as with flats for rent. Most of the time they don't even have a kitchen. In short, this programme is slightly bewildering for me.

As for the time it takes to sell, where I live houses sell before they're even advertised. In other words within 24hrs of listing. A house still on market after a week is rare. And most are over a million dollars, AND old.

I do find it really odd that all these houses have free-standing fridges and cookers in styles that we haven't had in the UK for decades. Ditto for washing machines. I wonder why fashions have evolved so differently for white goods.

I do not get the concept of spending money to decorate - the new buyers will throw it out . And likely repaint. I would rathe to virtual renderings. To show people the options. the price is high, I would advertise the neighbourhood and the nearby beachfront. I would give people a "discount" - anyone who can afford that house will want to put their personal stamp on it anyway. I would also imagine that people that can afford that home would also have the imagination to to go beyond. What is the use of having new kitchen cabinet doors. The family is going to do a remodel anyway !

Xyz Same: Renderings, fully furnished is very costly just to sell or buy an established home, specifically if the house is under $500,000. Of course, renderings are perfect for a new build or major renovations. Lastly, the current concept of 'move in ready' is rather new, thanks to DYI television shows and HGTV. 30 - 40 years ago, buyers viewed homes without furniture and whatever was mechanical connected to house, stayed...including carpet. Many people do not have imagination. That's what interior designers are for!!! 😀😉

That show is around 10 years old and the same house is now selling for $2M. Nothing is cheap in Canada, not even rent.

I don't understand why homeowners don't move out of the house for sale when they have another house available to them? Just leave the house staged with furniture and move with your new husband! Then, the house can be shown with zero inconvenience to the owner.

Big improvement after. However, the kitchen is still blah. No painted tiles and ugly old countertops in a half-million-dollar house for me, but that's Toronto where you can away with this.

I finally figured out what’s wrong with the bad design in this show. At 9:30 they say the person designing will be a general contractor. General contractors are great at construction or fulfilling a design request but should never do designing themselves. I get that this show also wants to save as much as possible to not ruin selling profits but a designer or even a professional staging company would go a long way.

No, Karen, it's "Buyers friendly", you can already see buyers say things like "ohh we're gonna change some color because the room is very neutral", which means they already see themselves in the house, and that's the point, not to be exciting or unique, but to make potential buyers able to imagine themselves in the space.
