Hi Violeta! If you want to retire you have to get an elective residence visa which you get at your home consulate where you are. When you arrive you get your permission to stay visa and you become a resident. There are some passive income requirements so make sure you structure your income to fit in with them. This is great info! Building on that question & answer- once an Italian Elective Visa is acquired, does your birth country’s citizenship change at all? You can drive a van. I have seen the giant Pullman buses coming in and somehow they negotiate the turn in the piazza! It is miraculous! We have lots of parking!

Hi Max, it really depends on the leasing contract. It could be an option. It is something to look into. However, don’t be fooled by these listing agencies that make it look like you’re purchasing when you were actually leasing. It is something to research. Each situation might be different. We do have high speed internet access. I have not seen any cell towers but all over Calabria I have never had issues with cell phone coverage unless I was in a train going through a tunnel!

Hi! There are so many properties available now. Scalea has many apartments in that price range and the hill towns are great places to look for properties. I don't know about Tropea. That is generally a more expensive market.

How is the real estate taxed and what kind of loans are available? Do the banks handle mortgages like US banks?

Hi, There is a VAT tax which is from 2-10% depending on the circumstances. Property taxes are based on the value of the house so if you are in a less expensive property market it is not a lot. All of this is in my online course that is coming out in the next couple of days. You can get a mortgage for 50-60% of the home's value.

HI Stephanie, The yearly costs vary but ours are a little over 1,000 Euros per year plus we pay 120 Euros per year to Ivan who pays our bills. I describe all the yearly fees in my online course which is almost ready to launch!

I am not sure but you should contact Nick Metta at Studio Legale Metta and I am sure he can assist you. I think you will have an easier time than someone without that particular skill! There is a lot you can do yourself but anything structural will need a geometra, architect or engineer to sign off. it is up to them what work you might be able to do yourself beyond that and they vary from place to place.

I have not heard that you cannot but for structural repairs you will have to work with an engineer.

A couple of questions came to mind. Do you recommended bringing your car from the US or buying one there? Are there particular brands that are easier to get serviced there or others where service might be a problem? I am guessing you might recommend getting a fairly small car given some of the narrow streets I see in some of your videos. Yes? Do you recommed bringing your furniture or buying it there? Are furnished properties available?

Hi! If you are a resident you can purchase cars there and they have all kinds. Most of the rental car agencies are also mechanics and service their cars so Toyotas, Citroens, Minis and the like are all common. And yes a smaller car is a lot easier to get around in. You can find all kinds of furnished places on our area. There is also a furniture place close by that has good and nice furniture. If you have special pieces that are with the price to ship you acme but you can buy everything in Italy.
