I need to to know about IBC: Chapters 6, 5, 7, 9, 10, 11, 4, 14-26.I am studying Construction Management and I found that your videos make it much easier to grasp the topics than the video materials that my instructor has posted for us.

Great info. Complicated until you hear it a few types- so interrelated. I thought Architects just dreamed up crazy designs and finishes.

Thanks for the video! Gotta check the defintion for property line. Is it the first closest part you touch of that adjacent building or is it it's setback?

Would you mind clarifying if the fire separation distance in IBC Table 602 is defined as the distance from the wall to the property line or to adjacent structure? My understanding is that it's measured to the property line, whereas you mentioned it could be to adjacent structure. Thank you!

Have in mind that it is not unusual for large commercial properties to have multiple buildings in the same property. Therefore if there is another building WITHIN your property line, you measure between buildings, but if there is a property line between the buildings, then you measure to the property line. When in a gaming room with waiting area with chairs and open floor area, how does one determine the occupancy total?

This is definitely an overdue response, sorry. Even though there may not be physical walls separating the different spaces or areas, it is common to take the square footages of the separate areas and allocate the corresponding load to each one of them. However the way areas are separated should be reasonable and if needed, you should be able to explain to the plan checker how the loads were taken. In the sample you described above, it may be probable that gaming room, the waiting area and the open floor area could all be provided with their own separate occupant load. Take care!

What does it mean for a non-combustible material to be fire rated? Does it mean it will fail/collapse without catching on fire after certain time of exposure to fire?

There is no “definition” in the sense that “A” or “B” are not an abbreviations for another word. It’s simply a way to differentiate that “A” will have more requirements, often in terms of fire rating requirements to different building components, in comparison to “B” that will have less requirements. The “A” types (more restrictive) often allow for larger building areas and heights, which can benefit certain projects. Type "A" provides increased safety and potentially lower insurance costs. The “A” types require non-combustible materials, which can offer greater durability and longevity.
