Unfortunately, the T-Shape Clearance you drew has incorrect minimum dimensions.

Hi, I believe in single accommodation toilet rooms you also need a clearance in front of the water closet of 48" min. from the wall. Might be just a CBC thing. The door being opposite of the water closet has gotten us in trouble before with building officials when dealing with accessible path of travel drawings. Thanks for the videos, they are awesome.

IBC Sectin 11B-604.3.1 and ADA section 604.3 are different. You are correct, ADA does not have the additional requirement of 48" in front of the water closet. That is an IBC thing. Doors and accessories are very tricky. You are not allowed to obstruct door clearances, but there are times when a door may be able to obstruct fixture clearances. One thing I always run into in toilet rooms is can the toilet room entry door maneuvering clearance overlap the swing of a water closet compartment door? This would be for a multi user toilet room. We usually let it go, but I would love to find the answer to this.

Could you elaborate on toe clearance a little bit more? i run into this problem a lot and if we do a new accessible stall we have to provide 66" for the width. Do we also need the toe clearance in the front? 59" + 6" for floor mounted. You seem to suggest that there are some situations where this can change

Do you need one ambulatory stall for every 6 toilet/urinals or just one if you have 12? Enjoyed your video.

ADA is not specific to the number of ambulatory stalls required other than stating "At least one" (ADA Section 213.3.1). Other state codes (e.g. California) is specific that at least 5% of the toilet compartments or 5% of the combination of toilet compartments and urinals should comply with this requirement (CBC 11B-213.3.1).

My A117.1-2009 requires a vertical grab bar. Are you working from a different version?

Thank you for watching. Yes, this video is based specifically on the 2010 ADA and not documents based on ADA. Other State Building Codes or standard codes such as ANSI A117 take the ADA as a base standard and add to it, therefore each state may have slightly different requirements than the ADA.

Thank you so much for the great video. The max toe clearance for a sink is 6". What does it mean? Does it mean that we can not have any space beyond 6" toe clearance? Please clarify FIGURE 11B-306.2-a - TOE CLEARANCE- in the LADBS Bulletin No P/BC 2020-087.

This is a great question. You can have as much space underneath the sink as you wish. However, you are able to use some of the space underneath the sink as part of your floor space (the 30" x 48" space). This toe kick limits how far underneath the sink you can count as clear floor space.

Mary; Thank you for the comment. It is difficult to say without much more information. Sadly, since each state has their own requirements, I am unable to provide a clear answer. The number of occupants is not related to how many people are employed, instead the building code associates number of occupants with square footage. Moreover, the number of toilets is determined by the occupant load AND occupancy group. Some exceptions allow for 1 single use toilet to be provided, only for specific occupancy groups with limited occupant loads. Sorry I cannot provide you with a better answer. I would recommend you get in contact with a local architect who knows the codes in your area better.

Residential buildings have a different approach as it relates to accessibility. It's a bit difficult to explain, but the short answer is no, not all the units need to be accessible. You are however required to have accessible units. How many, and what type? that is for another discussion altogether.

Sorry for the late reply. This depend on your state building code. In most cases, the International Plumbing Code (IPC) will determine how many fixtures you need (water closets, urinals, lavatories, etc.). That information is found in chapter 4 of the IPC. In addition, most occupancies will require 2 separate toilets 1 for male and 1 for female. If there are any exceptions to that rule, you will find it there. In the 2018 IBC for example under section 403.2 you can find exceptions to having separate facilities.

What is the deal with angled mirrors, I was told by an inspector that if the mirror is angled it increases the allowance it can be located AFF, I have not found this in writing anywhere yet

If someone has found this in writing, please let us know. As you mentioned Larry, there are times that inspectors allow mirrors that are mounted too high to be left alone if they are angled, reasoning that the angle allows the person to view items below the installation line and thereby meeting the purpose of a mirror that is installed at a lower height. However, that is NOT something that may be accepted by everyone.

hopefully we understand your questions correctly. We think you are asking if an accessible restroom has to be provided if you have a small business. The short answer is yes. When you have a business, that means that it is open to the public. And even if "public toilets" are not available to customers, you are still employing people. Often times when ADA comes to mind you only think of a wheel chair, but there are many more other disabilities out there. You must always have an accessible toilet no matter the size. The plumbing code may allow for the use of a single toilet room depending on the type of business and if your business is small enough. Although most businesses are required to have separate toilet rooms for men and women.

What is the context of such request? Why do they want to move the bathroom? Do you really mean the room or a fixture within the room (i.e. water closet, urinal, etc.).
