In this video, I note what I see as an error: The north wall of Building A follows different rules: On that side, the building fronts a street (Anywhere Blvd). Where a building fronts a street, alley or public way, the fire separation distance (FSD) is measured to the centerline of the public way, not the nearest property line. The FSD is the basis of the tables limiting projections, setting fire ratings for exterior walls, and covering openings in walls. Along streets, typically no fire-rated walls are required, nor opening protection. Example: Most buildings in downtown environments, featuring open facades near or at the PL along the street. See Chapter 2, Definitions: FIRE SEPARATION DISTANCE. The distance measured from the building face to one of the following: 1. The closest interior lot line. 2. To the centerline of a street, an alley or public way. 3. To an imaginary line between two buildings on the lot. The distance shall be measured at right angles from the face of the wall. As always, I appreciate your simple explanations. I have one question. There seems to be a difference between the IBC and the IRC (CBC/CRC) on this subject of more than one structure on a property. The IRC/CRC does not appear to use the assumed property line for detached structures on the same lot. Could you address that on an additional video in the future?
