Great video! Oh and the actual reason people are opening up plans, instead of having individual rooms, is because of central hvac and heating. We no longer need to worry about keep great rooms warm or wasting cold air on barely used spaces. Dining etc.

Most of the people I build houses for want extended ranchers so they don’t have to go up steps. Who would be the potential buyers?

Great comment! Extended ranchers are certainly the preference for many, and generally speaking more valuable. Certain situations, and markets do have a need for this sort of business plan though. The best example is in urban environments where there's a limitation on footprint. Taking a 1200SF house and adding a level to make it a 2400SF house is sometimes a great path forward. Hi, I just came across your video, my husband and I are in the midst of a home remodel. That was supposed to add a new floor to our rasied ranch. Which is basically a 3rd floor I guess, the remodeling company we hired is now telling us to go out instead of up. I'm now really confused and a little disappointed. I thought it was easier to go up a level turns out not so much. Any ideas on the best way to add a masterbedroom/ bathroom and walk-in closet to a basic 1960's raised ranch.

Sure. We just locked this one up to sell. Buy was $235,000. Rehab was $300,000. Carrying cost is what killed us, at another $50,000. Sold for $649,000.

I wanna do this on my personal and make the upstairs a penthouse with a kitchen and bathroom so I can rent it out and house hack it for 100-200 a night. If I add a pool and sauna I can attract people because it’s awesome

We didn't get into that in a video form yet, but it's a good question. The short answer is that the architect you hire looks into this first, not just to make sure the first floor framing can hold the weight but the foundation also.

So you won't know if it's possible until after you buy? You buy knowing you'll do *something* with the property but no idea what until after the fact? If you buy hoping you'll be able to add a second story and find out you can't, do you have a SOP fallback option? Or are you pretty mellow on your options?

Inspiring video. What do you do if the old first floor is not quite level but tilt on one side with about five inch? Would you level that on top after tearing down the roof, and then add the second floor? Or?

First, you should consult with a structural engineer or architect if your floors are not level on the first floor. Likely they will tell you to put in new supports to level that off first, then add the second level.

What about on a rowhome? I want to build up to increase basement height for 6'5 into 7'5 finished height. Then build out to increase bed and bath space 3/1 to 4/2 . House is 13feet wide and 55 feet long .

You could actually dig down to increase basement height. I've seen it done in philly for around 6k, digging to the top of the foundation

Actually it didn't. We consulted with an architect and they cleared the current foundation to hold the second floor no problem!

Building up is the biggest waste of money and modern construction. It’s about half the cost to build out as it is to build up.
