I have a mid-term rental but a lot of this applies. I put sheets, a blanket and a comforter on the bed-all high end. I also leave an extra blanket in each bedroom closet. It gets really cold here in WI so a cozy comforter is a must.

I'm going to just say: that supplier that you guys keep talking about sounds terrific, and I'm going to check it out. That being said, and for those who don't want to do it, I host two pretty high-end airbnb's in an expensive tourist town in montana, (typically charge $500 plus per night in the summer and during the ski season.) I've been doing it since 2013, and we have never used anything except the cheapo Walmart pillows. $3, $4, $5 a pillow, they're so cheap we just toss them when they start to get lumpy or if they get stains on them. We've never once gotten a complaint, and in fact, our guests regularly compliment us on having really comfortable beds. Just an alternative for anybody watching wants a quick solution or alternative. Love the videos you guys, I'm just getting into co-hosting, and I'm really excited to get into it. Your videos seem to be full of all kinds of good sense and great advice. Keep up the good work, and keep putting them out! And thanks!

I guess I should add, we definitely do not skimp on our mattresses, sheets, blankets, comforters or bed frames. I don't want to give the impression that our pillows are somehow earning us those reviews. I'm just saying we get good reviews in spite of them, LOL

I use a white coverlet. It is like a quilt, and I can easily wash it every time I wash the sheets. I use a throw blanket at the foot at the bed and an extra blanket in the cabinet.

I 100% agree with the duvet method and cleaning the throw blankets, etc...I wash anything the guests touches! The germaphobe in me couldn't host any other way! Haha!

I am so thankful for your videos! I have been a host for 3 years and have 8 properties but I’m definitely learning from you guys and seeing so many ways I can do better! One question about this video in particular is do you recommend only white duvet covers or are you OK with a neutral beige or sage green, just to add some soft color? Also, what’s your opinion about throw pillows (on couches, chairs and beds)? Do they need to be laundered all the time?

White is great because it can be cleaned and the guests will know how clean it in! However, you can absolutely use other colors and to add some warmth! You can never have too many extra blankets and throw pillows. Anything to make the guests comfortable! I recommend having an interval that these are cleaned. We might scheduled something like this in our Breezeway tasks at a monthly or bi-weekly interval depending on use.

I never knew what triple sheeting was till I had a guest from out of the country write me in a private review comment about my bedding, I use a duvet, fitted and flat sheet and she said it wasnt sanitary? I asked her to explain? I told her the duvet is what gets washed, and I guess they dont really use top sheets in England or wherever she was from. She basiscally said I needed sheets over each one which I had never heard before. Ive only seen 2 airbnbs in my travels do this and I travel often all over the US and have stayed in a lot of airbnbs. I agree I dont like the idea that it can slide out or be exposed, etc. I like my insert covered and will stick to my duvets. :)

They do this sheeting technic in Italy and I am from another country and it drives me crazy because I move while sleeping. So i also think that the duvet feeted sheets are the best and most sanitary version

How often on average do you have to buy new sheets and protectors for a single bed?

Great question, with high quality sheeting and good laundering, we're really only replacing when there is specific damage. With that in mind, it depends! Sheets could be damaged 2x in a month or they could need replaced once in 3 months! We always have 3 sets per bed in rotation. You could set aside a specific percentage of your revenue monthly for linen replacement and then gauge it from there!
