Great idea! We love to stage in a manner that reflects how the space will be used: table set for dinner, coffee table set with popcorn and wine, etc!

Highly recommend looking for some referrals in your area. Join local hosting groups and look for referrals. You can also post online what you're looking for and review candidates from there. You need someone who is hospitality oriented, LOVES supporting guests, and is communicative and available!

Would it make sense to do the test guest through the airbnb system after going live so that you can fully test the automated systems, payments, notifications etc, esp for a complete 1st timer? Maybe refund them the money after, lol.

As long as this guest is a paying guest -Airbnb has been known to snuff out when hosts have friends or family stay for a guaranteed 5-star review. I definitely wouldn't then refund them money as that would alert Airbnb to what you're trying to do -if that makes sense! For first timers, when you get your first guest right after they book you can make sure your message triggered -if it didn't, you'll have time to send it manually and figure out why it didn't send, etc. Airbnb handles all the payments, but definitely make sure the funds end up in your bank account. The biggest unknown and tough thing to fix / do manually is once the guest is at your property which is why we suggest this test stay!

You can send an "offer" to your first guest as low as $10, so you can practice without risk to the guest. Even better if your first guest is a friend or relative.
