I got this as an investment property. I have just got possession of my two bedroom standalone shell and will be doing the finishing myself because I didn't like the finishings that they did themselves. It is true its a construction site which is something to be aware of. I also have heard the water issue and know that they now allow you to have your own tank but not a borehole. I want to fully furnish and rent it out as short stay. l I think in the long run this is a good investment opportunity because I am in it for the equity that the property will have once this large scale project is complete. I see myself selling off the house in 5-8 years and I am even thinking of investing in another house. It really depends what you want to get out of it.

This place was a steaming pile of trash when I went there. 1. There is zero service there, MTN was 2 bars out of 4 and airtel had zero bars. It was awful when I went there. Took my CEC liquid router and I got 1 bar out of 4. 2. They say they have water. Absolute Bullshit. There was no water at my house for one whole week. They have these stupid tank systems where the houses furthest from the tank get less water and less water pressure than the places closest to the main tank. So if you have a house at the end of the street, forget it. The complex won’t allow you to build a borehole either. Their solution? Connecting our water pipes to the neighboring tanks to ours. 3. If you’re going to buy a place there, don’t move there until there are people on your street and surrounding streets. There are years away from filling out the complex so you’ll have construction workers walking around and staring into your windows all day. 4. There is no security, I wasn’t m stopped at the gate, once. Anyone can drive in and out at their leisure and convenience. 5. The property manager (Pascal / Mwape) has to be chased around to do his fucking job because he almost never followed up on any thing you tasked him with. 6. The finishings are poor. Our windows couldn’t close, the door frame was too short, some doors couldn’t lock because the lock wasn’t in line with the door frame when the door was closed. Awful. --- This place is miles away from being a place you should settle in or buy and have people lease out to tenants.

Good day, sista Natasha. The problem I have with these developers they promise a lot of things, but it's zero . No tar roads or paving, no water, no network connections , no play parks for children, no shopping mall . When you have a problem, they don't come back to you ,they are unprofessional and the quality of some houses are below standard eg the bathroom are too small for a bathtub and a toilet. I hope they can improve.

It's a misconception believing Chinese goods are inferior. What I have learned from the Chinese is that you get the value you pay for. I learned this in a district in Zambia I won't mention. Two guys contracted a Chinese firm to build them estates, one had his estate completed within 6 months with tenants moving in soon after, the other one decided to haggle the price and really thought he was a master of negotiations when he brought them all the way down to half price. 5 years later his estate still stands unoccupied with several unfinished buildings. The finished ones were unlivable as they had leaky roofs, cracked walls, collapsing kitchen units, what a nightmare.

Nothing luxurious by any means, but respectable and modest, ideal as an investment property. Although it's not the most efficient use of space in my opinion, urban planning Lusaka is terribe the location is so random for such a development

Many Chinese have been buying land in Zambia, especially during the 10 years that previous PF government was in power. Nowadays i think the government leases land to foreign 'investors.'

This outfit have a good business model but what irritates me is when he says that the role of supervisor on their sites is exclusively for Chinese meaning that the position of a Foreman which is given to a foreigner at the expense of unemployed locals. If the foreman is Chinese will there be any vacanies for graduates from CBU at senior level? I dont think so and no Chinese will listen to him/her. What qualifications do these supervisors hold and from where? Yes there can be bad apples in the construction industry lead to poor workmanship but as company there are ways to overcome this, and that's through training development and innovation. As country we should take such matters seriously...in China no foreigner can even get a job as a cleaner on site. Anyway I blame our law makers and construction bodies.
