Don’t look only into prices for example New Brunswick has one of the highest crime rates in America compared to all communities of all sizes - from the smallest towns to the very largest cities. So be aware to check how safe the area is :)

Yes, you can buy afford a house in New Jersey but there’s only one problem…. property taxes are the worst here than in any other state. Why buy a house in New Jersey and pay 6 to 10 times more per year in property taxes than in other states such as Tennessee, Georgia or even Florida? That is why even though I grew up here, when I finally plan to retire I’m escaping this money pit of a state!

Born and raised in NJ, this women's FOS..She never mentioned property taxes, one of the highest in the nation. I left 30 years ago. My mom before she passed was paying 700.00 a month in property taxes on a house that was paid off 30 years ago that originally had a monthly mortgage of 70 dollars a month. That was fifteen years ago. With a mortgage and PROPERTY taxes I couldn't afford to buy that house today.

I live 5 minutes from Hightstown. I have been in this area for 11 years. The one thing about Hightstown is that its real estate taxes seem to be about 15%-20% more than the surrounding East Windsor. I don't think you are going to find a house for $267K these days.

The more west and south you go into NJ, the more space and lower frequency you’ll find. It’s more spaced out and sprawled out but the lack of diversity and lack of options become pretty apparent. NYC has a good amount of options, diversity, and just many more things to do as compared to Toms River, pompton lakes, and Rahway. People who live in those towns are more often than not driving away to do stuff.

I’m from NJ born and raised- it’s very expensive if you’re renting. I can’t find a 3bedroom within my budget- trying to improve my credit to qualify for a mortgage. I’d rather own.

Yea it’s a pretty quiet place too, as in not a lot going on there. It’s absolutely a quiet suburban town but you’d have to get on the highway and venture toward Nutley and Clifton to see more diversity of options.

43 Years ago I moved from NJ to South Fla to be near my family. Worse mistake I ever made. The salaries in NJ are so far below what they were in NJ. I graduated from Seton Hall University with a 4.0 degree in Counseling Psych, and because I do not speak Spanish it has been impossible to get a job for many years, even though I held a Fla license in Mental Health Counseling. I own an adorable tiny home in Western Broward County, and the homeowners insurance doubles every year, which means I may not be able to hold onto the home I worked my whole life to buy. Homeowners insurance cost more than taxes, principle and interest in Fla. Homeowners who never made a claim, have to pay for the fact that the insurance companies that took money for policies were not solvent at the time, so we have to cover the expenses that they could not cover. Unfair, yes, but it is a fact. I put a lien on my house in 2018 for $50,000.00 to get impact windows and doors and a new roof, that goes away after 15 years, just to afford homeowners insurance. If you live in NJ do not move to Fla. Don't make the same mistake I did.

Wow! That is so disappointing to hear. I have heard this issue alot regarding insurance. I'm so sorry this is happening to you. Just when you thought it would be cheaper to live in Florida....not so much.

It’s great if you commute to the city as it’s right next to the GW bridge. Fort Lee has a lot of condos in high rise buildings so if that’s your vibe, it’s a great place.

West Milford is in a more rural area. But it's beautiful. Check out Niche.com for more data regarding schools, diversity. You will get more for your money in a home there.

this survey is based on average home prices as being affordable. W hat is misleading with this survey is it doesn’t mention property taxes for the so called affordable towns. The prices for goods and services ( cost of living) still remains ridiculous high regardless of what town you live in in New Jersey. Finally Toms River had a disproportionate number of cancer cases among its residents traced to ground pollution so it’s understandable that home prices are low. NJ has the highest number of superfund sights in the nation certainly not a place to raise a family.

I grew up in Toms River, Rent is high but there is allot to enjoy along the shore. When i left in 2010, the cost was a bit higher then but I have seen the prices come down, and now I am thinking about heading back to area. Tho Phillipsburg as my eyes too. I miss the Garden State.

In those towns you're looking at mid 400's and higher. The taxes are on the higher end too.

How about Wildwood crest and the north of Wildwood, is that considered expensive? Also Cape May, can that be a great area to retire ?

Cape May is amazing but you want to look at surrounding areas like North Cape May or Villas. The town itself you won't find a reasonable priced home. I'm not 100% about Wildwood. If you need a realtor there let me know. Thanks for watching!

Paterson is still a little too hood. I have family members who live there, and they are trying to move out. You can find something and the area may be to your liking, but again some parts can be a bit rough or not appealing from an aesthetic perspective.

I’m from New Jersey now living in Delaware. The property taxes in Jersey is what sent us to Delaware. I hate it here but can’t afford the property taxes in Jersey😢

How do you recommend Newark? Of course, cheaper rents would have its consequences. I'm Korean and moving into NJ for a job in Carlstadt. I speak fluent English but my wife doesn't. And I would like to make frequent visits to NYC downtown.

I would search Niche.com to get info on towns. You’re better off looking at towns in Bergen County. You can access NYC easily from there and have an easier commute to Carlstadt.

Newark is becoming more gentrified but there is still plenty of diversity. However, there are still parts that are not fully nice to look at. It’s a situation where you really have to put in the work to find a decent 2 bed 1 bath apartment between $1800-$2300 in Newark, and even if you find one, the neighborhood may not be all that great. Places like north Arlington, Kearny, Livingston, Nutley, Harrison, Union, are all near Newark but a little nicer and still have some semblance of diversity. The reason why I bring up diversity is because the more west and more south you go away from Newark, the more you find people who dont favor diversity, minorities etc.

You’ll be boating in Pompton Lakes alright, from your destroyed house after a major storm or sustained rainfall - half of those homes are in a flood zone! Nightmare. That’s why prices are lower. After Sandy, I will NEVER buy a house in a flood zone again.

Are you kidding me? Rahway? New Brunswick?? Lol.. Most place in Union County & Middlesex County are expensive. And what about Mercer, Burlington & Camden Counties? Those areas have very cheap houses w/ very low taxes. Central & South Jersey in general have more affordable houses. Some areas in Essex County have cheap housing as well but taxes are really high & the quality of life isn’t very ideal. The southern tip of Gloucester, Salem, Cumberland Counties have affordable housing as well. But of course, considering they are very far already from NYC & Philadelphia..

Rents run from as low as 1700 for a one bedroom up to 3100 for 2 bed. And those prices are for either apartment or house.

Coming from CA I’m looking for somewhere in NJ with a lot of green and trees right in my backyard and not super expensive. Is there anywhere like that on the North-East side of Jersey, not in the city but not to far? Any areas I should avoid? Coming from LA I would like to avoid areas with a lot of crime, homeless and graffiti.

Sorry to say but NJ is the armpit of the country. Taxes and poor weather make it off the list of where to buy. I live in Florida now and everything is cheaper and better. Since I have lived in Florida all I see is New Jersey license plates everywhere. More Jersey plates than any other state. Hello people , wake up.

No - House insurance is many times the price of NJ and within 4 years if you have The Citizens insurance company you will have to have Flood Insurance too. In addition, car insurance is also much more expensive than NJ as well. Lastly, more than half the homes in Florida also have an HOA and the cost of those have been skyrocketing too. You are NOT close to either Philadelphia or NYC and all the things that they offer. And home prices have skyrocketed in Florida - where they were once reasonable - they are not any longer. Eventually the Taxes will catch up to those new evaluations. There might have been a time when Florida was the place to go - but today there are a LOT of tradeoffs and there are other options in other states that are better than Florida - REMEMBER - 72% of ALL Hurricane claims (OF all 50 states combined) come from Florida. THree and Four thousand dollar Insurance premiums are not unusual and then they do not cover FLOOD so add in another Thousand for that. Makes up the difference in property taxes.

@@Thommadura Sorry but my house insurance is covered by my HOA , I don't need flood insurance because I live in the highest point in Boca Raton . My car insurance is very low because I have USAA insurance. My HOA has only risen $ 10 . Per month in 10 years. I don't want to be near Philly or NY. That's why I left. Cold weather and high taxes.

@@andrekellogg8859 No - it is likely your HOA covers insurance on the Building but not INSIDE your unit. I would check that. You probably should be carrying Liability insurance at least in case someone falls inside your home - but in a fire - for instance - generally HOA insurance does not cover your personal furniture and other contents of your unit However - I do want to be near NYC and Philadelphia - even though I live in rural NJ - because of the many and varied activities and places that exist here that do not in Florida. SO you get what YOU ant and I get what I want
